The building at Am Arndtplatz 8 is a villa in Bad Godesberg , a district of Bonn , which was built in 1927/28. It is located in the district of Godesberg-Villenviertel .

history

The villa was built together with the then neighboring house at Arndtstrasse 10 for the client Hilde Seulen according to plans by the architecture office Walter Mainer in Barmen in collaboration with the atelier for architecture and arts and crafts Dipl-Ing. Ullmann & Eisenhauer in Cologne . It is one and the older of two houses - next to the house at Plittersdorfer Straße 116 - in the Bad Godesberg villa district, which correspond to the type of the terrace house first realized by Adolf Loos with the Scheu house (1912) in Vienna .

In the 1970s, the embassy of the People's Republic of Bulgaria in the Federal Republic of Germany settled in Bad Godesberg at the seat of government in Bonn. Immediately to the north and east of the house at Am Arndtplatz 8 on the corner of Herderstrasse, a block of flats (“Bulgarian block”) was built in 1978/79 for the embassy staff. The residence of the Bulgarian ambassador was established in the house itself in 1980 . In the course of relocating the seat of government to Berlin (1999), the Bulgarian embassy moved there in mid-August 1999. A branch office of the embassy was left in Bonn , the head of which, acting as counselor , resided in the ambassador's former residence. In the summer of 2012, the branch office was also closed and the villa was therefore advertised for sale. After this took place in July 2012, the property was used by the Bulgarian embassy until the end of the month.

The new owner of the property was a real estate company from Bonn, which intended to completely refurbish the building for upscale residential use and then to sell it on as condominiums . The renovation began after a revision of the plans in coordination with the Lower Monument Authority in the summer of 2013. During the construction work, the inadequate load-bearing capacity of the existing walls of the house was determined and this was therefore demolished, so that in early 2014 only the entrance of the previous building was retained. After the monument authority had determined the extensive demolition of the house in February 2014, they ordered a construction freeze . After the necessary demolition and new building permit had been granted in May, construction work resumed in July 2014; completion was scheduled for March 2015 as of August 2014, but did not take place until spring 2017. The original structure of the facade was restored.

The villa was kept in its original state (before the renovation from 2013) in expressionist forms with brick ornamentation . As a terrace house, it was made up of flat-roofed building blocks of various heights with projections and recesses, the floors of which are stepped on one side and open into roof terraces . In contrast to Haus Scheu , the terraces are not evenly stepped, but from the ground floor to the first floor with a significantly larger jump than from the first to the second floor. The house had a living area of ​​350 m², the property is about 1,100 m².

In the course of the renovation of the villa from 2013, it received a new glass staircase on the west side.
