Andreasquartier is the name of a real estate project by Frankonia Eurobau AG in Düsseldorf's old town . The project envisaged, among other things, the conversion of the Justice Palace of the Düsseldorf Regional and District Court into a hotel, apartments and various restaurants. The total of 267 apartments were partly built in new buildings above an underground car park. The facade of the Palais Spinrath was integrated into the new building complex. The facility opened in 2017.

location

The building complex is centrally located in Düsseldorf's old town, between Ratinger Strasse in the north, Neubrückstrasse in the east, Mühlenstrasse in the south and Liefergasse in the west. The art collection of North Rhine-Westphalia , the Kunsthalle Düsseldorf and the Andreaskirche are located near the property at Grabbeplatz .

The first building permit was granted in 2008. The project was already being discussed controversially at this point. After the city council approved the development plan in December 2009, construction work began at the end of 2010.

On October 11, 2017, the ceremonial opening of the entire building ensemble took place, with the first residents also being able to move into their new apartments. The opening had been postponed by about half a year.

In the course of the redesign of the former regional and district court, archaeological excavations took place in the courtyards of the former court. One of the oldest parts of the old town was found here, including a walled duct . In the old soil layers there were traces of the old city moat, the first fortification of Düsseldorf, of houses, ovens and fountains from different times, as well as a ceramic that clearly dates from the Germanic period (period from the 1st to the 5th century AD).

The largest block of houses in the old town was located between Ratinger Straße, Liefergasse, Mühlenstraße and Neubrückstraße. The Düssel flowed through the quarter as low water with bleaching meadows , in at the porter's house in Neubrückstrasse and out again at Liefergasse. Under Jan Wellem , the area for his horses was here, with a riding arena and the so-called "Tummelhaus" (riding school). Along the Düssel from Liefergasse to about the main entrance of the Andreas Quarter was the old Marstall , which Wilhelm the Rich had built there in 1559. This was followed by the Kommödienhaus (1559), which became a court opera under Jan Wellem (1695 to 1758). Around 1766, under Karl Theodor , the Governor 's Palace , the residence of the governors of the Duke of Jülich and Berg, was built on Mühlenstrasse - vis-à-vis the Jesuit monastery and later seat of government . On the side of Ratinger Straße with the listed facade of the Palais Spinrath there was a convent of the Cölestinerinnen from 1696 to 1712 .

The Andreasquartier was built on a 17,000 square meter site and today comprises 267 apartments, offices, restaurants, a bar, cafes, a brasserie and several gallery rooms. The square meter prices for the apartments are between € 4,400 and € 16,000.

criticism

The project was criticized from many sides, especially because of the very high prices. Above all, the Greens expressed criticism of the project in the city council, since no normal earner could afford this living space. In view of the lack of living space in Düsseldorf, the city council decided in 2016 that 40% of the apartments should always be price subdued in new construction projects.
