Former workers' settlement on the "island"
( location )
Ensemble of the former workers' settlement of the spinning mill The development of the completely preserved former spinning workers' settlement, largely on the narrow strip of the "island" surrounded by the factory canal and Mangfall, follows the main construction phases of the "Kolbermoor cotton spinning mill" founded in 1860 and gradually expanded. Although when the factory was finally closed (1993), the residents of the settlement were no longer employers and the former industrial complex that shaped the city's history is only partially present, the original relationship between the factory and the settlement can still be traced. This also illustrates the changes in house types and urban planning concepts that can generally be observed in company housing from the mid-19th century. As the first construction phase, six workers' houses with 36 family apartments were built in the immediate vicinity of the plant using the open construction method; These are simple, uniformly designed, two-and-a-half-storey pitched roof houses with small outbuildings and gardens. The area adjoining this "colony" to the east was extended between 1907 and 1912/13 by mostly ground-floor, relatively spacious residential buildings, whose differentiated construction with high roofs, transverse gables and bay windows in the "cottage style" propagated at that time as an alternative to the tenement barracks gave the residents a pleasing, should convey a cozy living environment. Mostly grouped into groups of two or three, these settlement houses with their associated gardens form a varied sequence of open spaces and buildings. With the beginning of this second section of the settlement, the kindergarten (Von-Bippen-Straße 9) was built in 1907, which documents another social welfare claim of the spinning mill in addition to the procurement of living space. In a third construction phase, 1920–22, Carl-Jordan-Straße was laid out as an axis leading over the lower bridge and built on in the area of the bridgehead by symmetrically arranged ground and two-storey houses based on the model of baroque castle architecture; Elongated row buildings connect on both sides of the street to the south, whereby the monotony of the multi-storey apartment building is counteracted by the rhythmic structure of the building by means of bay windows and ornamental gables in Baroque forms. Marketplace
( location )
Ensemble market place After the industrial town had become independent in 1863, the market square with the most important public and church buildings, with the town hall, boys 'and girls' school, church and parsonage was built. - Around 1900 almost all buildings had to be expanded due to the rapid increase in population; In 1902 the square itself was redesigned. Two and three-story freestanding plastered buildings surround the almost square square. The two schoolhouses - on either side of the avenue-lined Rainerstraße - are counterparts of monumental dimensions which, together with the neo-Romanesque parish church, characterize the center of the up-and-coming working class town. Remarks

  1. This list may not correspond to the current status of the official list of monuments. The latter can be viewed on the Internet as a PDF using the link given under web links and is also mapped in the Bavarian Monument Atlas . Even these representations, although they are updated daily by the Bavarian State Office for Monument Preservation , do not always and everywhere reflect the current status. Therefore, the presence or absence of an object in this list or in the Bavarian Monument Atlas does not guarantee that it is currently a registered monument or not. The Bavarian List of Monuments is also an information directory. The monument property - and thus the legal protection - is defined in Art. 1 of the Bavarian Monument Protection Act (BayDSchG) and does not depend on the mapping in the monument atlas or the entry in the Bavarian monument list. Objects that are not listed in the Bavarian Monument List can also be monuments if they meet the criteria according to Art. 1 BayDSchG. Early involvement of the Bavarian State Office for Monument Preservation according to Art. 6 BayDSchG is therefore necessary in all projects.
