On 25,500 square meters, there are 52 specialty shops spread over three shopping floors. A multi-storey car park with approx. 750 parking spaces was set up on three floors above. Currently around 30% of the space is not rented (over 50% on the upper floor). As a district center, a concept apart from a classic shopping center is being implemented.
location
The shopping center at Schleißheimer Str. 506 can be reached via the A9 , A99 and a direct connection to the Dülferstraße underground station .
architecture
The project developer of the 120 million euro project was FONDARA - Gesellschaft für Immobilienentwicklung und Projektmanagement mbH. The mall was designed by Chapman Taylor . The responsible project architect there was Ruprecht Melder. Léon - Wohlhage - Wernik -Architekten was responsible for the facade design. Construction started in 2005.
The west, north and north halves of the east façade, with a coherent surface area of 5,800 m², is made up of colored, lacquered metal panels that are placed in front of the wall in the form of prisms. Since the sides of the prisms are colored differently, the facade appears in different colors when viewed from the southwest and from the northwest. In between there is a gradual transition so that the image of the building changes dynamically as you pass or drive by. In addition to the color panels, the facade also contains fields of mirror panels made of polished aluminum sheet, in which the sky and the buildings opposite are reflected. The installation of the facade began in 2007.
The mira received the "DGNB Gold Award for sustainable buildings" 2009 from the German Sustainable Building Council . Of all the shopping centers in Europe, the MIRA has the largest system with thermal groundwater use for room cooling. Furthermore, 80 percent of the energy bound in the indoor air is returned to the building through heat exchangers when fresh air is exchanged. In this way, 50 percent of the required heat output can be saved during the heating season. In the overall balance, MIRA saves 40 percent final energy compared to conventionally built, modern shopping centers. In this way, the emission of around 1000 tons of carbon dioxide can be prevented. As part of a nationwide research project, the environmental technology is to be continuously optimized even after the opening.
