The Richti-Areal , Richti-Quartier or simply Richti is a large development in the municipality of Wallisellen , Canton Zurich , which was built between 2010 and 2014 on a 72,000 m 2 plot of land in the south of the municipality.

Location and surroundings

The 72,000 m 2 property was an industrial wasteland with no permanent use for 20 years. The area is located between Wallisellen train station and the Glatt shopping center . The large development, now on the buildable area of ​​65,000 m 2 , has a strong urban character due to the block perimeter development and thus differs significantly from the rural-village character of the rest of Wallisellen to the north of the tracks.

The residential and commercial development with 488 owner-occupied and rental apartments for an estimated 1200 people and office buildings and retail space with over 3000 workplaces was completed towards the end of 2014. The new quarter consists of seven buildings, six of which are perimeter blocks with green inner courtyards. The development is divided lengthways by a main street, the "Richtiarkade". The "Richtiplatz" is the center of the quarter. Pedestrians from Wallisellen station can reach the Glatt shopping center through the “Richtiarkade” and “Richtiplatz”. Of the building area, 30% consists of green areas and 27% of streets or squares.

The development consists of a total of seven buildings. The six perimeter blocks are each five-storey (plus attic storey) and are 20 m high. The office tower consists of 18 floors and is 68 m high. It is opposed to the 1975 opened NCR -Hochhaus the Glatt center ( Glatt Tower ).

The urban development on the Richti site is based on block perimeter developments in Berlin and Milan from the early 20th century. The various construction sites were designed by five international architecture firms, but they follow the master plan by Vittorio Magnago Lampugnani . All buildings are equipped with different surfaces or structures, the residential buildings are kept in light colors. The "Konradhof" building has a pedestrian arcade and is based on a classicist Italian architectural style with conspicuously narrow and green shutters. The two Allianz Suisse buildings connected by four walkways are completely clad with glass printed on the edges; the UPC Cablecom building has large, square window panes with wide, anthracite-colored ribbon windows.

criticism

In the run-up to the vote on the project in the Wallisellen community, a small group warned of “ugly concrete blocks” and “bunkers” that the buildings in the area would remind of. The architectural execution of the window fronts of the two Allianz buildings also led to criticism: passers-by were bothered by the glass panels printed with a pattern made of abstract marble. The gray-white pattern made the glass fronts look like a “moldy building”. The curtains in the window elements, which are unusual for a commercial building, also led to criticism. The overall development is viewed as future- oriented because of its compacted construction and because of its architectural ensemble .

Company on the Richti site

  • Allianz Suisse has given up its previous offices in Bern (with the exception of a few jobs) and in the city of Zurich and is now concentrating its business on the Richti site. Since November 2013, 1,900 employees have been working in 42,000 m 2 of office space in the insurance company's new headquarters .
  • The telecommunications provider UPC Cablecom also brought together various previous branches on the Richti site: In November 2014, the Richtiring building was occupied with 1,400 jobs on 20,000 m 2 of office space.
  • Various businesses moved into the ground floor of the building. The shopping opportunities are grouped under the “Richti-Shopping” brand. The range of suppliers ranges from bakery accessory stores, restoration companies, clothing companies, retailers to service companies.

History of origin

In 1987, the then building owners ' association Richtiareal (consisting of the companies Zürcher Ziegeleien , Kreditanstalt and Bank Vontobel ) planned a multi-part administrative complex on the site, whereupon an environmental impact report was drawn up (the company Favre & Co. produced concrete pipes on the property until 1989). In 1990 an architecture competition for the banking center was carried out, which was won by the architectural teams Bétrix & Consolascio in Erlenbach and Meili, Peter in Zurich. Due to legal disputes with the VCS and the real estate crisis of the 1990s, the project came to nothing. In 2001 Allreal took over the eastern part of the property from Bank Vontobel and developed the project further. In 2002, the credit institution got out as owner. In 2004 Allreal broke away from the competition project and then took over the missing two thirds of the property in 2007, making it the sole owner of the entire area. In July 2007, a test plan was carried out: it was to be examined whether the building should be built with or without an event hall. The test planning then won the Studio di Archittetura from Milan, whose head is Vittorio Magnago Lampugnani , with the project without an event hall. However, the design opts for the perimeter block development as the basic principle for the project. In 2008, five architects and architects' offices were commissioned with the project studies for the individual building sites. The plans were then drawn up by six architects or architects' offices. On June 25, 2009, the Wallisell community assembly approved the design plan with 267 to 31 votes.

The groundbreaking ceremony for the 700 million Swiss franc project took place on February 1, 2010. Towards the end of 2014, the last buildings with the rental apartments and the building with the UPC-Cablecom headquarters were ready for occupancy, thus completing the large-scale development.

Use of geothermal energy

The buildings of the superstructure are heated or cooled by a 7,000 square meter geothermal probe field with 220 probes each 225 m long. This means that only 20% of the energy requirement should be supplied with other energy sources. With this energy supply and other measures, Richti Wallisellen is the first site development in Switzerland that meets the requirements of the vision of the 2,000 watt society .

Connection of the area to traffic

In the north, the area is directly connected to Wallisellen station, which is served by the S8, S14 and S19 S-Bahn lines and some local bus lines. The existing Glattalbahn also serves the station and then travels (in the direction of Stettbach station ) straight to the “Glatt” station, which is also connected to the area. The A1 motorway is to the south of the Glatt shopping center .

The Richti-Areal itself is accessible for motor vehicles, but closed to through traffic.
