The Schlosshöfe is a shopping center in the city center of Oldenburg , which opened on March 16, 2011 and is located in the immediate vicinity of the Oldenburg Castle . There is a 42 meter wide undeveloped strip between the castle courtyards and the castle. The name Schlosshöfe is controversial as the monumental building has no courtyard structure.

history

The site of the former indoor swimming pool of the city of Oldenburg was sold to ECE Projektmanagement in 2004. An architects' competition was then carried out and concrete planning for a shopping center began. Accompanied by some protests in the city, the project was pushed forward by the council majority until the local elections in 2006. In the run-up to the election, the construction of what was then known as the "ECE Center" became one of the key issues. The previously very popular mayor Dietmar Schütz , SPD, spoke out in favor of the CDU candidate Schwandner against the ECE Center. When Schwandner became mayor with an extremely narrow majority, the city council confirmed the building project three months later and implementation began. Among other reasons, this U-turn almost led to the break of the Black-Green coalition in Oldenburg. Construction began in February 2009.

criticism

Even before they were opened, the palace courtyards were politically controversial. It is unclear whether the Schlosshöfe purchasing power to the regional center bind Oldenburg, consisting of the central and basic centers is drawn off the area. Furthermore, skeptics have calculated a total area of ​​the center of over 30,000 m², including catering and office areas. You indirectly assume that the indication of a lower number of square meters should counteract fears that the castle courtyards could become even greater competition for the retail trade in the inner city. The proponents of the shopping center assume a synergy effect , through which the retail sales in the Oldenburg city center should increase overall. The center manager of the Schlosshöfe, Kathrin Landsmann, emphasizes that “70 percent of the shops in Oldenburg do not even exist”. In individual sectors, however, there is an accumulation of offers. For example, there are a large number of hairdressers in the castle courtyards that not only compete with each other, but also threaten the existence of the hairdressers outside the shopping center. ECE rejected the thesis from industry circles that there had been difficulties in letting, which is why so-called B-location tenants such as "1982" (from Takko ), Kauflust or the mail order company Walbusch came to cheap space in the shopping center.
