The building at Berchtesgadener Straße 5 in Bayerisch Gmain in the Upper Bavarian district of Berchtesgadener Land is a villa that was completed in 1905.

The villa was registered in the Bavarian Monument List at the end of 2019 under the number D-1-72-115-17 .

The villa in Berchtesgadener Straße is a richly structured, two-storey ornamental half - timbered building with a high, protruding gable roof with dormers and transverse gables . The building is built over a high basement and has a western risalit , an eastern, polygonal corner bay window and balconies, an entrance risalit with a glazed loggia .

In the eastern part of the building there is a structurally attached former stable with a threshing floor . The total size of the property is 10,200 square meters.

The villa was built in the reform style and influenced by English country houses according to plans by Philipp Avril and was completed in 1905.

According to the Bavarian State Office for Monument Preservation , the villa is unique and “the last legible testimony to a formative epoch of Bayerisch Gmain, which otherwise went under”. Birgit Neuhäuser, who is responsible for press and public relations at the State Monuments Office, explained that in the rural Bayerisch Gmain from the middle of the 19th century, as a result of the rise of the neighboring Reichenhall to a spa, sophisticated villa and country house buildings were built by wealthy families. These villas were built by well-known architects of the time and were grouped on both sides of the connecting road from Bad Reichenhall to Berchtesgaden . The house is a "characteristic motif on historical postcards of the municipality", which is of great historical importance. The villa is considered the first known building by the Munich architect Philipp Avril outside of today's state capital. In addition to regional elements, the building is based on English country house architecture . As it was built around 1900, the villa is located at the interface between historicizing design language and early modernism . For the region, the villa, which would be more likely to be found in the metropolises of that time, is “rarity”.

Year on the gable

The building, which the privateer Adam Scherer had built according to plans by the Munich architect Philipp Avril , came back into the public eye after a long vacancy in 2017. During construction work on a bike path, some trees were felled, revealing the elevated building from the B 20 shortly before the western entrance to Bayerisch Gmain . In 2019, the Bayerisch Gmain municipal council voted to demolish the villa and instead erect two buildings with 23 apartments. The building authority of the municipality stated that they did not know "that the house is worth a monument". Supporters of the project were among others the FDP councilor Christoph Langgartner, who advocated the "creation of urgently needed living space". Green councilor Andreas Burkhart rejected the project and also argued that the planned houses did not fit into the townscape anyway.

Despite the status of a monument, the Bayerisch Gmain municipal council approved the demolition of the villa at the meeting on August 12, 2020. According to the municipal administration, “a renovation of the building is out of the question” because “the property has been falling into disrepair for some time”. Although the new construction project with two apartment buildings has been discontinued, the municipality continues to pursue the demolition of the villa. Apartments are to be built on the property - as planned in the development plan from 1970. Without the consent of the Bavarian State Office for Monument Preservation as the competent authority, the decision of the municipal council to demolish the villa cannot be implemented.

The villa is located north of the B 20 just before the entrance to Bayerisch Gmain on a hill. Today access is only possible from the north via Bichlstrasse.
