The Grand Tower (formerly Tower 2 ) is a high-rise in the Europaviertel in Frankfurt am Main, which was completed in 2020 . With a height of 180 meters, it is Germany's highest high-rise residential building, replacing the 147-meter-high Cologne Colonia House built in 1973 . The tower is located next to the Skyline-Plaza shopping center . The developer states the total investment at around 250 million euros.

The Grand Tower is considered to be the first residential high-rise in Germany to be marketed globally; with the Asian, Arab and North American markets being the main focus.

Planning and construction

Construction began in February 2016. The property developer gsp Städtebau GmbH is responsible for the project development. After winning the competition in 2014, the architecture came from the Frankfurt architecture firm Magnus Kaminiarz & Cie . The exclusive distribution is carried out by Jones Lang LaSalle . The structural work was carried out by the family company Karl Gemünden GmbH & Co. KG from Ingelheim. 25% of the apartments were sold before construction began; at the beginning of 2018, 97% of the apartments had already been sold. The topping-out ceremony was celebrated in September 2018. Completion was initially planned for 2019. On June 10, 2020, gsp Städtebau announced the completion of the building. The first residents should move in during the same month.

Characteristic of the building are the diamond-shaped floor plan, the floor-to-ceiling glazing and the rounded loggia elements.

The architects circumvent the problem of darkened core rooms in the high-rise building by arranging bathrooms and utility rooms along the wall facing the ring corridor. This enables more daylight in the living rooms and bedrooms along the facade.

Upon completion, the 47 floors of the Grand Tower contained space for 413 condominiums with a total of 32,600 square meters of living space and individual sizes between 48 and 300 square meters. Initially, 401 apartments were planned. The average prices for the apartments are 8,700 euros per square meter. The prices quoted by JLL for the completion of the remaining apartments, however, result in a top price of up to 30,000 euros per square meter. Depending on the floor, size, equipment and time of acquisition, the purchase price ranges between 634,000 and 9.1 million euros. Social or medium-sized apartments are not provided in the building. At the time of completion, five apartments had not been sold, including a penthouse.

At a height of 141 meters, there is a 150 square meter “sunset deck” for the residents. In addition, there is the so-called "Grand Terrace" designed as a garden with around 1,000 square meters on the seventh floor. A concierge service is also available. An adjacent multi-storey car park offers a total of 427 parking spaces on three floors below ground and eight floors above ground.

Controversy

Critics describe the building as a “tower for the rich” and see the problem of housing shortages in Frankfurt not being solved by projects such as the Grand Tower. Frankfurt states that it will need 50,000 apartments for 2017. Project developers are to provide 30 percent subsidized living space per project in the city.
