The Skyline Plaza is a building complex in Frankfurt am Main , in which there is a MeridianSpa with fitness and wellness area next to the eponymous shopping center with 170 shops and parking garage . The congress center Kap Europa of Messe Frankfurt and the Adina Apartment Hotel Frankfurt are spatially separated, but on the same building plot . The shopping center opened on August 29, 2013, the fitness and wellness area opened on February 1, 2014. The congress center opened at the end of May 2014 and the hotel opened in October 2016. The complex's previous working titles were Westend Plaza and Urban Entertainment Center Frankfurt .
Two more buildings are currently being built on the adjacent properties:
- Grand Tower residential high-rise (172 meters; under construction since the beginning of 2016; the first apartments are expected to be ready for occupancy from August 2020.)
- Hotel and office high-rise ONE (185 meters; start of construction June 2017)

The oval building plot is a 47,000 m² eastern section of the former Frankfurt main freight station in the Gallus district and the dominant entrance part of the new Europaviertel building area . In the north the property borders on the exhibition grounds, in the south on Güterplatz on Mainzer Landstrasse .
history
The first plans for an urban entertainment center (UEC) based on the American model date back to the late 1990s, after Deutsche Bahn decided in 1996 to close the main freight station due to insufficient capacity utilization and to market the site. In the center of the UEC should be a musical theater from Stella AG as a cultural attraction.
The UEC was originally planned by a consortium that included the owner of the property, then EIM and now Vivico, as well as the Canadian real estate company TrizecHahn. The UEC, which was then valued at 750 million euros in investment, was to consist of a six to eleven storey high perimeter block development, which is surmounted by a total of two high-rise buildings, an office and a hotel tower. After Stella AG, which specializes in musicals, went bankrupt in 2002 and TrizecHahn withdrew from Germany, the original concept, which was also controversial in terms of urban planning, could no longer be implemented.
The ECE Group , which specializes in shopping centers, and Vivico redesigned the UEC. The UEC should now house a planetarium , a multiplex cinema and other leisure facilities such as an ice rink or an event plaza. In order to be able to finance the new attractions, the investors wanted the retail space to be expanded by 30 percent. This was rejected by a majority by the Frankfurt city council and referred to compliance with the existing urban development contract from 2001.
In March 2008, investors Vivico and ECE, as well as Frankfurt's mayor Petra Roth and building department head Edwin Schwarz (both CDU) presented the project, renamed “Skyline Plaza”, at the MIPIM real estate fair in Cannes. Instead of the previously planned multiplex cinema, there should now be a second congress center for the adjacent trade fair and other facilities for wellness and leisure alongside the dominant shopping center; a leisure attraction with supraregional attraction was no longer planned. For an investment volume of 330 million euros, the hotel tower, the shopping center and the congress center were to be built at the same time; construction of the office tower was initially postponed.
In September 2008, the Frankfurt city council decided on a supplementary contract to the urban development contract of 2001. With the approval, the present building request could be approved by the city council.
In October 2010 Vivico and ECE submitted a building application for the shopping center, which followed in December for the congress center. At the same time it was announced that the MeridianSpa company will operate the 9,000 m² fitness and wellness area in the Skyline Plaza. In March 2011, the city of Frankfurt issued the first partial building permit for the project. On June 1, 2011, the groundbreaking ceremony for the structurally connected shopping center and congress center complex took place, and at the same time, planning department head Edwin Schwarz handed over the final building permit to the investors.
The shopping center opened in August 2013. Within a few months, the retailers located there complained about a lack of customer frequency, which was well below their expectations. According to statements by the center management, however, there were no forecasts in advance and the number of visitors was satisfactory.
The buildings
Skyline Plaza shopping mall
With a sales area of around 38,000 m² and 170 shops, the Skyline Plaza is a medium-sized shopping center by Frankfurt standards. Wellness and fitness take up a further 9,000 m², the gastronomy 4,500 m². Another feature of the Skyline Plaza is the Skyline Garden , a 7,300 m² publicly accessible area on the roof of the building, from whose view the object name is derived. There is a green area, free leisure activities and a viewing platform above the terrace at a height of about 30 meters , from which there is a very good all-round view of the Westend and the Taunus .
The supplementary contract to the urban development contract of 2001, which was passed in September 2008, renounced the fact that a residential part of 30 percent should be realized in the shopping center. The required residential share can now also be created elsewhere in the Europaviertel. The project developers Vivico and ECE estimate a construction cost of 360 million euros for both projects, of which 40 million will go to the congress center.
Kap Europa Congress House
The Kap Europa congress center, located northeast of the shopping center, has 14 meeting rooms with a large hall for 1,000 people and a small hall for over 600 people. A total of 7700 m² event space with space for up to 2400 people is available. The Messe Frankfurt will acquire their second congress house plus land share for an undisclosed price by the investors ECE and Vivico and operate at their own risk. The investors had previously committed to the city of Frankfurt to erect and operate the two buildings at the same time. Kap Europa is scheduled to go into operation in June 2014. It is the only Messe Frankfurt building located outside the demarcated exhibition grounds.
Hotel Adina Frankfurt Messe
In February 2014, the Australian Toga Group acquired part of the property east of the shopping center. The construction of a hotel building with 180 studios and apartments on around 11,500 m² is planned here; the opening took place in autumn 2016.
Grand Tower residential high-rise
The gsp Gesellschaft für Städtebau und Projektentwicklung is building the Grand Tower (working title: Tower 2 ) on a plot of land in the south-east of the site , which at 172 meters will be the tallest residential building in Germany. This corresponds to the maximum utilization that the city of Frankfurt's high-rise master plan from 1998 allows. A total of 401 apartments are to be built on 47 floors. The project developer acquired the 3,200 square meter property in 2013. The result of an architecture competition for the residential tower was published at the end of April 2014. Construction began in February 2016 and is expected to be completed in 2019.
Originally, a 113 meter high hotel tower for the Global Hyatt Corporation was to be built on the property according to a design by the architecture firm UNStudio . In May 2013, however, Hyatt withdrew from an operator contract for a Grand Hyatt Frankfurt , which had already been concluded in 2008 .
Hotel and office tower ONE
The hotel and office high-rise ONE (working title: Tower 1 ) is currently being built on the northern corner of the property, opposite the Platz der Einheit with the Kastor and Pollux skyscrapers and will mark the entrance to the Europaviertel. The original planning of a 212 m high office tower by the French architect Jean Nouvel was abandoned. In October 2014, Frankfurt-based Meurer Architekten emerged as the winner of an architectural competition. The design envisaged a 185 meter high hotel and office tower as well as an auxiliary building. Construction of the planned 190-meter-high building began in the summer of 2017 and is due to open in 2021. The lower 14 floors are used as a hotel with a restaurant and conference area, the upper floors are designed as office space. There will be a communal lobby, one in the 15./16. There is a coworking area and a sky bar at a height of 190 meters.
Transport links
The Skyline Plaza is connected by public transport . In about 600 meters which operate underground line U4 , the tram lines 16 and 17, the bus line 50 and the night bus n83 ( station Festhalle / fair ), and tram lines 11 and 21 (Station Güterplatz ). The extended bus route 46 into the Europaviertel (Mühlberg or Kaiserlei - Römerhof) stops at Güterplatz and on Den Haager Straße in the immediate vicinity of Skyline Plaza. The U5 subway line is currently being extended into the Europaviertel and will later serve the Güterplatz station on the Skyline Plaza (due to be completed in 2022).
