The HoHo Vienna is under construction high-rise building in the seaside town of Aspern in the 22nd Viennese district Donaustadt . With 24 storeys and 84 meters high, it is after Mjøstårnet in Norwegian Brumunddal the world's second tallest wooden skyscraper. The building was originally 81 meters high and only reached a height of 85.5 meters with an extended construction. The HoHo Vienna is located on a 4,000 square meter plot directly on the U2 - station seaside town and at an adjacent high garage. After 1.5 years of construction, the first part of the building was completed in March 2018. At the beginning of 2019, the first tenants will be able to move into the “first office made of spruce wood”. In addition to offices, the building includes a hotel, fitness studio, restaurants and apartments. The external wood content will be 75 percent from the ground floor, while the ceilings and walls in the interior will be made of natural spruce wood. Wooden houses like HoHo Wien have been seen as an answer to climate change since scientists like Hans Joachim Schellnhuber suggested that wooden houses are a way of storing carbon dioxide and thus of the negative greenhouse gas emissions required to meet the two-degree target .
history
The construction site of the HoHo Vienna, like a large part of the Seestadt Aspern , is on the former Aspern airfield . Around 240 hectares are to be built on Vienna's airfield from the interwar period by 2028. From June 1956 to March 1977 the three slopes were used for car and motorcycle races.
For the detailed history of the construction site see: Seestadt Aspern # history
2015: Presentation of the idea and building permit
In February 2015 the idea was presented by cetus Baudevelopment and investor Günter Kerbler in Vienna. In the same year the project received planning permission from the City of Vienna.
2016: groundbreaking
After two and a half years of development, construction began on the 84 meter high building in October 2016. The handler group was awarded the contract and took the lead in implementing the project.
2017: HoHo applies for seat of the European Medicines Agency (EMA)
The HoHo Wien applied for the seat of the European Medicines Agency (EMA), but received a rejection in November 2017.
2018: The first component is ready, the first sample office made of spruce wood
In March 2018 the first component "HoHo Next" was completed and the model office set up.
2019: The first tenants move in
February 2019: Owner and builder Günter Kerbler as well as project manager Caroline Palfy move with the team of Kerbler Holding and the subsidiary cetus Baudevelopment to one of the business floors. With Gate 9, the Holistic Health Club is to open on an area of around 1,500 m² in HoHo Health. The Ströck Brot bakery for the HoHo Bakery and a craft market as a pop-up store on the ground floor of HoHo Next could also move in soon. The partial opening will take place in June 2019.
October 2019: The negotiations were successfully concluded on October 4, 2019: In summer 2020 the international hotel chain Dormero Hotels is to open a hotel in HoHo Vienna. Neuroth is to open its 140th specialist institute on the ground floor of HoHo Next in November 2019 in HoHo Vienna, while Kardex Remstar, a specialist in logistics solutions, is to move into an office of around 600 m² on the ninth floor and a shop in the HoHo Tower.
architecture
The architects planned a height-graded silhouette and a facade that are reminiscent of the structure of a tree bark. In the interior, too, attention should be paid to the visibility of the wooden surfaces. Thanks to a flexible floor plan, the use of space can be easily changed and readjusted. The official start of construction for the wooden high-rise took place in October 2016. The 84 meter high wooden tower with a gross floor area of 25,000 square meters should be completed in 2018 [out of date] .
The usage concept
The 24-storey commercial property includes office space, a hotel, serviced apartments, a restaurant, health, beauty and wellness area as well as business floors. The branch mix at HoHo Wien is based on the Chinese five-element theory and elements from Buddhist theory (reflects wood, fire, earth, metal, water, earth and emptiness). The aim is to create a symbiosis of work & life balance based on the principle of “everything under one roof”.
The companies involved in HoHo Wien, MM-Holz and Hasslacher Norica Timber, have PEFC certification. This certification for sustainable forest management and wood processing is checked by independent certification bodies and guarantees that wood and paper products come from sustainably managed forests. The wood for the ceiling elements from MMK, a joint venture between Mayr-Melnhof Holz Holding AG and the Kirchdorfer Group, comes from Mayr-Melnhof's own forest, but the cross-laminated timber walls and glulam supports from Hasslacher Norica Timber also come from sustainably managed forests.
The hybrid construction
75 percent of the high-rise will be made of wood, the core will be made of concrete. The solid wood ceilings are also complemented by a thin layer of concrete. The construction time is also minimized by the precast elements. In addition, the rooms in the HoHo Wien are flexible and neutral in the long term. During construction, 2800 tonnes of CO 2 can be saved because wood is used as a renewable raw material, which means that significantly less cement and steel are required. The concept includes elevators with energy recovery, photovoltaic systems and foundation absorbers as well as a decentralized ventilation system with conditioning.
