The Ku'damm-Karree high-rise ( Ku'damm Berlin for Kurfürstendamm ) is located in the center of the Ku'damm- Karrees building complex in the Berlin district of Charlottenburg . The multi-purpose facility Kudamm-Karree (bunker facility) is located in the second basement of the underground car park . The building ensemble has been fundamentally renovated since 2018 and will in future be called "Fürst".

history

The core building with 33 floors was built in the years 1969–1974 and stands in the center of the building block, which is delimited by the streets Kurfürstendamm , Uhlandstraße , Lietzenburger Straße and Knesebeckstraße . The 102 meter high building was planned by the architect Sigrid Kressmann-Zschach . The total area of ​​the building is 23,000 m².

In the years 1994–1995 the high-rise was renovated and received a new facade. The real estate entrepreneur Rafael Roth acquired the building from the State of Berlin in 1990 and renovated the high-rise. He had a penthouse apartment in the skyscraper until his death in 2013.

In 2002 Roth had sold the high-rise to the company db-Real-Estate .

Situation from the 2000s

Multiple changes of ownership between 2006 and 2019

Db-Real-Estate sold the Ku'damm-Karree to Fortress, a private equity fund, in 2006 .

After further sales, the building came into the possession of the company Ballymore Properties in 2008. Ballymore planned the redesign of the Ku'damm square; the high-rise should be equipped with residential units and receive a new facade. The architect David Chipperfield made the drafts for the renovation .

At the beginning of 2015, "Cells Bauwelt GmbH" from Munich became the new owner, who, with the help of private investors, has further renovation plans for the complex, including the theater and the comedy, implemented on Kurfürstendamm. With Ionview Holdings (Sàrl), Luxembourg, a subsidiary of the Dayan Family Office of the Israeli investor Amir Dayan, the "Fürst" has had a new owner since October 2019. Russian businessman Mikhail Opengeym has sold all of his shares. Cells Bauwelt remains a developer.

New construction and renovation work

The project is financed by a consortium of banks under the leadership of the Bayerische Landesbank. For a few years, nothing happened on the buildings because public protests prevented the implementation of the rigorous new and redesign plans. In particular, it was about the preservation of the two theater facilities, which should be demolished according to initial plans in favor of retail facilities.

Finally, in May 2018, the first building demolition work was carried out on the square for a new building, but the high-rise will be preserved. After legal wrangling and the Senate's promise to provide a grant of 800,000  euros for the renovation of the theaters, the project developer Cells Bauwelt changed its plans: after the reopening of the Ku'damm-Karree, the theaters can now move into new theater rooms in the basement, where a modern theater hall with 640 seats is being built and the lease is guaranteed for 20 years. In the summer of 2018 they were given an alternative venue in the Schiller Theater .

The completion of the first construction phase on Uhlandstrasse is planned for the end of 2019. All office and commercial space has already been rented out. a. to Rent 24 co-working , RTL Radio Center and Rewe stated (February 2019).

The second construction phase provides for the redesign of the high-rise. The interior is being renovated and modernized, the facade of the lower components is to be "torn open" in order to make the tower structure more recognizable. At street level, a small town square will be created in the gap in the building, on which the separate entrance building for the theater stages will be erected in the form of a glass pavilion .

A notable concession to the Senate's plans to make Berlin more bicycle-friendly is the conversion of the first basement floor into a storage space for up to 1000 bicycles. The former nuclear shelter in the second basement can be visited with the history exhibition The Story of Berlin .

The second construction phase also includes new buildings for the square. There will be offices, a hotel, gastronomy, retail, cultural, sports and fitness facilities. The total area for commercial space is estimated at 97,000 m². The project developer specifies the end of 2022 as the completion date.

The separate car parking garage that is also available is being modernized and given a new, adapted facade.
