List of high-rise buildings in Berlin
This list of high-rise buildings in Berlin shows the existing high-rise buildings in Berlin with a structural height of 50 meters or more. It does not include towers of town halls or churches or technical structures that are included in the list of the tallest structures in Berlin .
overview
Unlike most of the high-rise buildings in Frankfurt , for example, the Berlin skyline is scattered across the city and therefore has several individual building ensembles of high-rise buildings ("clusters"), such as City West , Potsdamer Platz , Alexanderplatz and parts of the banks of the Spree in Alt -Treptow and on the Mediaspree . In Germany, just before Cologne and far behind Frankfurt am Main , Berlin is the second largest high-rise city. However , the city has not yet drawn up a holistic high-rise master plan like Frankfurt, this would bring advantages such as faster approval procedures and more planning security and thus better cope with the demand pressure. Due to increasingly scarce building space, high-rise construction is becoming increasingly important in order to meet the demand for apartments, businesses and other uses in Berlin, especially in central areas on the Ringbahn and other urban areas with good infrastructure.
In Berlin there is no building with a structural height of at least 150 meters that is commonly referred to as a skyscraper (status: end of 2016). In Germany there are only 15 skyscrapers, 14 of them in Frankfurt am Main and the Post Tower in Bonn . In Berlin, the Estrel high-rise building with a height of 175 m was to be built from 2017 , but its development plan was only approved in 2018. According to rbb research, it should be ready in 2021. In addition, some buildings with a height of 150 m are permitted on Alexanderplatz ( the first of its kind will be built next to the Alexa ) and the Hardenberg high-rise in City West with over 200 meters, but construction has not yet started.
The height information in the list relates to the structural height of the building, i.e. the height without superstructures (antennas, masts, etc.), according to the database of the State Monuments Office (if available). Separate tables follow for planned and under construction high-rise buildings and potential high-rise locations.

Estrel Tower | Sonnenallee | Neukölln | 175 | 46 | 2020 | 2024 | Barkow Leibinger Architects | When completed, the new Berlin skyscraper will be the tallest residential building in the city. This increases the capacity of the Estrel to almost 2000 guest rooms. The Neukölln district administration approved the development plan in December 2017 and will publish it in the law and regulation gazette at short notice.
Construction work is expected to begin in autumn 2020. |
Alexander Tower | Alexanderplatz | center | 150 | 39 | 2019 | End of 2023 | Ortner & Ortner , Monarch Group | The tower is being built at the Alexa department store . The building application was submitted on July 1, 2016. BEWOCON will be the sole marketer. The groundbreaking ceremony for the skyscraper took place on November 27, 2019 in the presence of the Governing Mayor Michael Müller (SPD). 377 apartments are to be built on 35 floors. |
Hines high-rise | Alexanderplatz | center | 150 | 39 | The start of construction planned for 2017 could not be kept because the BVG demanded a guarantee from the investor that the subway tunnels running close to the foundation will not be damaged during the work. Negotiations were still ongoing on November 20, 2018. | unknown | Frank Gehry | The building should contain a hotel and apartments and should consist of three clearly separated parts that are twisted against each other in the facade. Most construction experts come to the conclusion that this tower will probably never be built; the risks of water ingress into the subway are too high. Despite a neighborhood agreement in principle that has now been negotiated , the Senate has not yet issued any building permits (as of December 2018). |
Edge East Side Tower | Warschauer Strasse at the corner of Helen-Ernst-Strasse | Friedrichshain | 140 | 36 | 2019 | 2023 | BIG Bjarke Ingels Group | The location of the tower is next to the Eastside Mall directly on the Warsaw Bridge . The client, the Dutch OVG Real Estate, is planning an investment of 400 million euros . |
Urban Campus | Alexanderplatz | Berlin center | 130 | End of 2020 | 2024/2025 | Sauerbruch Hutton team of architects | Next to the Hotel Park Inn , a 130 meter high residential and commercial tower is being built on a square area of 4900 m². A slim twin tower will rise on a 36 m high compact base. The client is the French real estate company Vivico. The floor area of 60,000 square meters is divided into 27,000 square meters for offices, 22,000 for retail and 11,400 square meters for apartments (around 220 residential units). | |

There were 12 applicants for the design work. Overall, a three-part building ensemble is to be created which, together with the existing townhouse and the Holzmarktstrasse 10 monument, represents the Jaho project. The city tower, which protrudes over the basic structures, will have an area of 20,000 m², offer a public skybar and a good view of the Spree and the city center. The architects' basic idea is: "The existing topography forms the starting point for a concept that reinforces the flowing transition from inside to outside and thereby emphasizes the public character of the ground floor." |
