Upper West (originally: Atlas Tower ) is a high-rise building on Breitscheidplatz in the Berlin district of Charlottenburg . With a height of 119 meters and 33 floors, it forms a building ensemble with the neighboring zoo window , which is almost as high . The architect for the urban design and facade planning is Christoph Langhof , Berlin. KSP Jürgen Engel Architekten (Berlin) were commissioned for the design and object planning.

History of origin

In 1994, Professor Christoph Langhof developed the first plans for the high-rise. The planning right was obtained in 2003, the building permit was granted in 2005 and 2013. After the first building permit had been granted, the investor was able to clarify the financing by spring 2012, and after the Schimmelpfeng house that was built in the 1950s had been completely demolished by the end of February 2013 , the building pit was dug in spring 2013 and opened on 25. June 2014 the foundation stone was laid. The completion took place in 2017.

The facade design was completed at the end of August 2016. In March 2017, the media reported that the facade of the high-rise is "finally finished" and that the first tenants can move in.

Upper West next to the zoo window

With a height of 119 m , the building is the fourth tallest skyscraper in Berlin after the Park-Inn-Hotel on Alexanderplatz , the Treptowers' high-rise and the Steglitzer Kreisel , together with the Zoofenster . Up to about a third of the height, the tower is surrounded by a block building, in which a further 9,000 m² of floor space was created. The tower consists of two parallel structures, each of which is the same height but not symmetrical ( twin tower ).

The facade is completely white and is slightly curved. This enables varied floor plans, curved window fronts and individual views. On the tenth floor there is a terrace and the hotel's breakfast room. The block building facing Breitscheidplatz is 34 meters high and was fitted with black and brass-colored window frames.

use

The Upper West has a total usable area of 53,000 m². Retail stores moved into the lower floors with 3,900 m² of usable space . Some retailers were already under contract in 2016, including the shoe retail chain Görtz .

The office space above was fully let until mid-March 2017, before the final completion. The Motel One hotel chain occupies the first 19 floors of the tower buildings, opening its ninth accommodation facility in Berlin with 582 rooms.

The business law firm Görg, including an insolvency administration, has rented floors 20-23 as well as parts of the 19th and 25th floors. An office service provider moved in above the 25th floor. A sky bar opened on the 33rd floor.

In view of the growing demand for high-quality living space, the investor Strabag considered planning condominiums in the high-rise, but this did not materialize. The client, the US company RFR Holding, sold the high-rise in November 2017 to the real estate and trading company Signa Holding , founded by René Benko , whose Berlin office is located on the 31st and 32nd floors.

The Skybar with 850 m² of usable space on the tenth floor has been called One Lounge since it opened at the end of May 2017 .

Giant lantern

The project developer Strabag installed a 16-meter-high, classically designed Schinkel street lamp as a light sculpture next to the Upper West skyscraper . The work of art called "Lesser" was lit for the first time on May 22, 2017 at 9:30 pm.
