The Zoofenster is a high-rise building in the Berlin district of Charlottenburg . It owes its name to the zoological garden opposite and, at 118 meters, is the fifth of all Berlin skyscrapers . Together with Upper West , it forms an ensemble of gates to Kantstrasse and frames the memorial church on Breitscheidplatz in terms of urban planning .

The Zoofenster houses mainly a five-star - Hotel chain Waldorf Astoria .

history

The prominent location has an eventful history: An earlier variant was the planning of the Merchant Court hotel concept in 1999 with 310 rooms and an area of ​​around 24,280 m². Merchant Court is a label of Raffles Holdings (1995) Pte Ltd. from Singapore , a representative of the luxury segment. With this concept, retail space was to be created from the ground floor to the second floor, and offices and apartments on the floors above the hotel. The hotel has already been advertised as Merchant Court Berlin in relevant publications.

Preparatory work began in 2002. When the main tenant at the time, the Hilton hotel chain, withdrew from the contract, work stopped and the site was initially leveled. After that, the orphaned property was covered by large, giant posters for a long time .

In August 2007, the property owner at the time, the Cologne real estate group Ebertz & Partner , found a new investor who wanted to build the house according to the plans already in place. According to a report by RBB, it was an investment fund of the financially strong Harvest United Enterprises , based in Abu Dhabi .

In May 2008, the preparatory construction work continued after the poster wall had been dismantled. The foundation, which is 27 meters deep, was completed in early 2009. The official laying of the foundation stone took place on March 27, 2009. To expand the building site, the northern building complex and the associated bridge-like overbuilding on Kantstrasse of the listed Schimmelpfeng-Haus were demolished from April 2009 ; so the view from Kantstrasse to Breitscheidplatz was clear again.

The building shell was completed after the completion of concreting work on the 32nd floor of the high rise mid-October 2010, the topping-out ceremony was celebrated on October 22 of 2010. Due to problems with the acceptance of the fire protection technology , the opening planned for autumn 2012 was canceled. At the beginning of 2012, the hotel area of ​​the second tallest building in Berlin's West City was set up and the core of the workforce was briefed.

According to a press release from November 2017, the owner plans to sell the property in 2018; the applicant is not yet known.

The area of ​​the Zoofenster is framed by Kantstrasse in the south, Joachimsthaler Strasse in the west and Hardenbergstrasse in the north. The property in the form of a triangle lies slightly diagonally opposite Hardenbergplatz with the Zoologischer Garten train station in the north and with its somewhat blunted top opposite Breitscheidplatz with the Kaiser Wilhelm Memorial Church in the east.

The zoo window was designed by the Frankfurt architect Christoph Mäckler . Richard Rogers and the beverage company Brau & Brunnen originally wanted to build a completely glass skyscraper on the same site. Mäckler's design, on the other hand, was supposed to adapt more to the surrounding stone-built buildings and to blend in better with color. Furthermore, the base - the lower six floors - is based on the height of the neighboring buildings.
