The LOOP5 is a large shopping center in Weiterstadt in southern Hesse . The name Loop is an abbreviation of " Looping " and should be understood in connection with the neighboring Frankfurt Airport and the European Space Flight Control Center in Darmstadt . The "5" corresponds to the directly adjacent federal motorway 5 .

The shopping center is located west of the Darmstadt city limits in the Weiterstadt district of Riedbahn at the Weiterstadt junction, where federal highway 42 crosses federal highway 5. The junction was rebuilt between 2006 and 2009 for around 13 million euros because the traffic through the commercial area there with its heavily frequented shopping centers had increased significantly. Around a million people live in the South Hessian catchment area within a 30-minute drive.

There have been plans for a shopping center since 1996, when the Starkenburger Grundstücksgesellschaft from Gernsheim acquired the 62,000 square meter site in the Weiterstadt industrial park, for which there is no development plan . However, the city of Darmstadt sued the positive building permit because the project increased the sales area in the Weiterstadt industrial area to 100,000 square meters and feared negative effects on its own city center with 120,000 square meters of retail space. The lawsuit was finally dismissed by the administrative court in Darmstadt at the beginning of March 2005, as Section 34 of the building code of the time only required that the planned buildings fit into the surrounding area, i.e. fit into the existing development. Since the change in the law in 2004, the participation of the neighboring community has been necessary for such a construction project. In December 2005, the building permit followed .

Due to a death among the owners of the Starkenburger property company, the area including the building permit was sold. The Portuguese investor Sonae Sierra (see also: Belmiro de Azevedo ), a specialist in shopping centers, and the French investor Foncière Euris acquired the site. You have 2004 to 2007 in Berlin the approximately the same size shopping center Alexa built. The Düsseldorf architects HPP-International received the order to design the shopping center. The groundbreaking ceremony for the new building was in November 2006. Completion was delayed by half a year, among other things due to problems with the groundwater. The shopping center was opened on October 9, 2009. The investment volume was around EUR 265 million.

In February 2016, through the law firms Hogan Lovells and Berwin Leighton Paisner from the joint venture of Sonae Sierra , Foncière Euris and Rallye, 91% of the shares in LOOP5 were acquired by Deutsche Asset Management , a former subsidiary of Deutsche Bank , by way of a share- Deals for a special fund of a pension fund, as well as an open real estate fund, sold. The German Asset Management , advised by Freshfields , belongs with assets under management of 715 billion euros of the leading asset managers worldwide. Sonae Sierra continued to hold a nine percent stake in the owner company and continued to be the center manager of LOOP5 until 2019. In January 2019 Sonae Sierra sold a further 3.4% of its shares to Deutsche Asset Management , the center management was handed over to Jones Lang LaSalle .

The property stands on a plot of land with an area of ​​65,000 square meters. It consists of two large buildings. On the one hand, there is the 293-meter-long and 34-meter-wide multi-storey car park with around 3000 parking spaces on nine parking levels, which is located on the motorway and acts as a soundproofing for the main building. The car park has a gross volume of 259,000 cubic meters with a gross floor area of 86,940 square meters. On the other hand, there is the 330 meter long, 100 meter wide and 18 meter high shopping center with a gross volume of 714,300 cubic meters, a gross floor area of ​​96,000 square meters and a sales area of ​​59,510 square meters. The shops are spread over four floors: the basement, the ground floor, the upper floor and a stacked floor eight meters back.

The shopping center, a reinforced concrete structure, has a white tank in the basement due to the high groundwater level with a prestressed floor slab 330 meters long, 100 meters wide and 0.6 meters thick as a special structural feature.

Contrary to the usual practice in such projects, large-area prefabricated wall elements made of reinforced concrete were not used, but almost all interior walls were made with sand-lime brick in order to increase the design options and to use structural properties such as fire and noise protection. With 35,000 m² exposed masonry, Loop5 was Germany's largest sand-lime brick construction site.

The central theme of the decoration of the center is the aerospace industry, which should be reflected in the design and architecture. With large, light-flooded inner courtyards, a customer experience world around the topic of aviation is to be offered. Among other things, a Soviet interceptor, a MiG-21 , and other historic small aircraft are hung in the building. The motto is also taken up within the retail space; so z. B. in the travel agency in LOOP 5.

On January 21, 2009, the operator announced that 90% of the 56,500 m² total rental space could be let. A total of 177 large and medium-sized stores including 18 catering units are planned. Few stores were unoccupied when it opened. The rent costs around 32 euros per square meter. In addition to large branches of companies as anchor tenants such as C&A , Peek & Cloppenburg with 4,500 square meters or Saturn , local and regional retailers are located in the shopping center. It should be noted that tenants move to much smaller areas within the shopping center.

Effects in the region

Due to the close proximity to Darmstadt and at the same time good road connections with free parking spaces, there were fears that buyers who previously shopped in Darmstadt would migrate to the LOOP5. With regard to the originally planned northeast bypass in Darmstadt, there was also the fear that shopping traffic from the east would be channeled past Darmstadt directly to LOOP5. As a reaction to the opening of the shopping center, Darmstadt's city council discussed the city council's “Marketing Offensive for the City of Darmstadt”, which included an advertising campaign worth 50,000 euros to strengthen the city center.
