The Marco Polo Tower (proper spelling: Marco Polo Tower) is a residential building in the HafenCity district in Hamburg's Mitte district . Together with the neighboring Unilever House, it forms a striking ensemble of buildings on the North Elbe .

The Marco Polo Tower is located in the western part of the HafenCity district Strandkai . It was built on the triangular quay tongue tapering to the west , which is bordered in the south by the Norderelbe and in the north by the Grasbrookhafen. The Unilever House borders the Marco Polo Tower to the east, while the public open space Marco Polo Terraces is located in the northeast. On the western part of the quay tongue, partly state-subsidized residential developments are to be built; construction is scheduled to start in 2017.

style

The Marco Polo Tower is a reinforced concrete skeleton structure. Each floor is rotated a few degrees around the axis of the building compared to the surrounding floors. As a result, the recessed facades are protected from direct sunlight by the overhanging terraces of the apartments above; In addition, the external appearance of the building varies depending on the viewing direction, which made Die Welt describe the building as a “habitable sculpture”. Up to the twelfth floor, the floors become more protruding with increasing height; the smallest floor in diameter is therefore the ground floor, the largest floor the twelfth. The upper four floors are slightly smaller in diameter and are reserved for apartments that each comprise at least one floor. The terraces surrounding all the apartments are curved in shape and protrude to different lengths, which, in addition to the rotation of the floors around the central axis, characterizes the external appearance of the house, which Der Spiegel described as an "idiosyncratic curved luxury building"; the FAZ saw a "effectively crushed funnel balancing on the tip". In the Hamburg vernacular, the building is also known as the "kebab skewer" due to its unusual shape. The pillars of the house are not one above the other; the loads from individual strands of columns are diverted via wall panels, and the building is largely braced by the stairwell and elevator core. The tower is partly cooled by vacuum collectors on the roof, which convert solar radiation into cold using a heat exchanger and distribute it over the house. There are also solar collectors on the roof, which within their capacities supply the building with energy for heating water. The reception hall extends over two floors, with recessed commercial areas on the first floor forming a ring around the hall.

history

The urban design for the surrounding Strandkai district was made by the Hamburg office of Böge Lindner Architects . The Marco Polo Tower is being built by the Marco Polo Tower project company, a joint venture between Hochtief (70% stake) and Dahler & Company Immobilien (30% stake). Construction began in mid-2007; The Marco Polo Tower and Unilever House were built in parallel. The topping-out ceremony for the residential building took place on April 3, 2009.

Unusually, the apartments were sold as a shell, so that the buyer was responsible for the interior design, but had the necessary freedom of design in terms of the dimensions and purpose of individual rooms: the position of interior walls and pipes and thus the positioning of individual rooms, including functional rooms, within the apartment could be determined by the buyer. Seven international design offices were engaged by the client to support the buyer, including the office of the Hamburg architect and home designer Ulrike Krages.

A fire protection report prepared in 2013 declared the stairwell from the eighth floor to be an unsuitable escape route in the event of a fire. Subsequent work on fire and smoke protection doors should eliminate the problems.

As early as July 2010, 80% of the apartments were sold. The living area of ​​the house begins on the second floor; the ground floor and the first floor, which surrounds the two-story entrance hall, are reserved for commercial space.

The living area of ​​the building is not open to the public. The tenants and owners include or have included Gerald Asamoah , Wladimir Klitschko , Patrick Owomoyela, and a chicken named Lotte. On the ground floor there are small catering establishments accessible to visitors from outside the building.
