Modular building

Modular construction is a construction method in which parts of the structure such as the facade are assembled from prefabricated components, the modules , according to the modular principle, predominantly in structural engineering , but also in civil engineering . The outer walls and interior fittings are no longer produced on site, but only assembled there. Advantages of the method are a shortened construction time, the more cost-effective series production of the building components and, at least potentially, if still rarely implemented, the facilitation of dismantling at the end of the period of use with subsequentRecycling of materials.

The first attempts at implementation were made in the 1920s, for example in the Weißenhofsiedlung in Stuttgart .

One distinguishes

In the space cell construction, fully assembled and often fully equipped units are transported to the site on special low-loaders or heavy-duty transporters, where they are positioned with the help of a construction crane and assembled into a temporary or permanent building.
If the room cells are containers ( residential containers , office containers, etc.), one speaks of container construction and the buildings or systems of container castles or container villages .
An additional advantage of the modular and especially the container construction is the mobility of the units, which can easily be transported to new locations if necessary.
In the modular large panel construction (also called panel construction), the structure is assembled in a modular manner from usually pre-produced wall and floor panels. The stiffening element is often an elevator core made of in-situ concrete or in a construction based on the cellular structure.
With the skeleton construction, prefabricated ceiling panels, wall and facade elements are installed in a possibly also modular frame made of wood, steel or reinforced concrete , the room furnishings are individually made according to the modular principle .

An existing foundation is required in all cases .
