As densification (rare: structural recompression) or internal compression is defined as the benefits freestanding surfaces and increasing the cubic volume within existing buildings . This increases the density of buildings , i.e. the living space per built-up area, which counteracts urban sprawl .

Procedures

Densification is gradually transforming rural into suburban and suburban into urban settlement areas, or special high-rise areas in the core city emerge .

From the point of view of the construction industry and construction planning , a distinction is made between opening and limiting factors when identifying areas that can be redensified. As "opening" the good applies transport connection, existing infrastructure , especially near recreation areas. Existing restrictions due to monument , tree and nature conservation are limiting .

One advantage is the use of the existing infrastructure - the new rooms do not have to be structurally developed first. As a result, the existing infrastructure is better used; their fixed costs can be passed on to a larger number of residents.

  • From the perspective of the city, redensification serves the purpose of internal development, the urban upgrading of districts and better utilization of infrastructures.
  • From the perspective of the owners, additional usable space in existing properties is created economically through the additional use of existing developments and structures .
  • Users often perceive the quality of living in developed quarters and the location to be better than that of a new development area .
  • Redensification can lead to a city ​​of short distances if the infrastructure grows at the same rate as the industrial or living space

disadvantage

Even if the urban sprawl is put to a certain extent through redensification, it nevertheless promotes the use of the landscape through surface sealing . Particularly in cities, vegetation and open spaces are lost, last hiking trails are blocked for small animals, air circulation (air corridors) is restricted and overall urban ecology and the urban climate may be negatively affected (formation of heat islands , increased concentration of fine dust ).

From the point of view of the long-established residents, new buildings and the associated influx lead, depending on the type of construction project, to the devaluation of the quality of life through gentrification or - in the case of social buildings - to ghettoization , growing population density or growing traffic density .

Therefore, local citizens' initiatives against planned densification , which v. a. also defend against green space losses. Examples are Hamburg, Darmstadt, Freiburg and Heidelberg.
