The Birketweg quarter is a quarter in the west of Munich .

The Birketweg district is located at the southern end of the Neuhausen-Nymphenburg district on an area of ​​60 hectares west of the Donnersbergerbrücke and extends from there further west parallel to the railroad tracks to the south-eastern end of the Hirschgarten .

history

The Birketweg district was made possible by the conversion of the railway areas along the line between Munich- Pasing and Munich Central Station . The areas affected were previously used commercially as well as by post and rail . A total of apartments for 6000 people and office space for 6000 workplaces were planned for the conversion . The zoning plan for this area has been legally effective since mid-March 2006 and the development plan with green space has been legally binding since March 2007 .

Urban development and use

The urban planning task was to plan a quarter that would, on the one hand, blend into the surroundings and, on the other hand, enhance this commercial urban area. Wilhelm-Hale-Strasse was set as the center of the quarter. Flanking residential quarters were planned to the east and south of the Hirschgarten and on Schäringerstrasse and Arnulfstrasse . Various forms of living were planned and 30% of the complex was built as subsidized housing.

In order to create a balanced relationship between living and working in the quarter, various uses were made possible within the planning area. The existing goods distribution center on the so-called Deutschmann site along Gleisstrasse (east of the Friedenheimer Brücke) has been developed into a modern “city logistics center”. At the same time, the space required for this was reduced.

Last but not least, noise protection measures were also planned to reduce the noise pollution from the railway line.

Infrastructure and traffic

For the quarter Birketweg were nurseries , kindergartens and primary and secondary school in the area of Nymphenburg-South as well as cultural and youth play areas planned to also mean an upgrading of the adjacent districts.

For Wilhelm-Hale-Straße in the center of the quarter, a development with a core area was planned, shopping opportunities were created and a short connection to the city logistics center and the letter distribution center was made possible. At the same time, it was possible to reduce truck journeys to the city logistics center by increasing the share of rail deliveries and bundling city-specific delivery trips.

The “Hirschgarten” S-Bahn station at Friedenheimer Brücke opened on December 13, 2009 , and the district was connected to local transport . The district is also connected to the main road network ( Landsberger Straße , Arnulfstraße) via the Friedenheimer Bridge . Cycle and footpaths open up the entire quarter and are linked to the existing cycle and footpath connection between Munich Central Station and Munich-Pasing.

Green and open spaces

A contiguous, usable open space along the railway line was planned for this quarter . This was built on former track areas with integrated footpaths and bike paths. The design should keep traces of the railway's history traceable. Overall, the entire building area was divided up by green corridors in order to create open and green spaces close to the apartment, which are also connected to higher-level open spaces - such as the “Hirschgarten” park. Newly created and preserved railway biotope structures are being integrated in a so-called pioneer park .
