The Gewerbesiedlungs-Gesellschaft (GSG Berlin) is a real estate company based in Berlin . With around 1 million m² in 49 locations, GSG Berlin is one of the larger providers of office and commercial space in Berlin. The real estate portfolio consists of commercial courtyards in classic industrial architecture and commercial parks built in the mid-1990s. Other company focuses are asset management , project development and the expansion of renewable energies.

The company was founded in 1965 by the State of Berlin, the Berlin Chamber of Crafts and the IHK . Since 2014 the commercial settlement company has been majority owned by the CPI Property Group .

history

In 1965 the Berlin Senate , the Berlin Chamber of Commerce and Industry and the Berlin Chamber of Crafts founded the Gewerbesiedlungs-Gesellschaft (GSG Berlin). Their task should be to promote small and medium-sized companies in particular and to provide them with affordable commercial space. The reason was that many companies left West Berlin after the Wall was built. On the other hand, it was difficult for smaller companies to find commercial space. The GSG should therefore renovate vacant commercial space and make it available to prospective tenants.

GSG Berlin acquired the first commercial yard in Blücherstraße in Berlin-Kreuzberg in 1966. In the following years, other commercial yards were added, many of which were from the early days. In the 1980s, many of the commercial yards were refurbished and were partially saved from demolition. The properties refurbished by GSG include a. the Gebauer Höfe and the buildings of the Königliche Porzellan-Manufaktur Berlin . The GSG received substantial public grants for these measures. The GSG received 580 million marks in federal and state funds as part of regional economic development, and another 86 million marks came from Brussels. GSG had to pass these funds on to commercial tenants through low rents.

On October 10, 1994, the foundation stone was laid for the first econopark in Berlin-Pankow . The business park in Pankow was co-financed with funds from the joint task improvement of the regional economic structure (GA). Further econoparks followed in the Berlin districts of Tempelhof-Schöneberg , Marzahn-Hellersdorf and Lichtenberg .

In 2001, the state of Berlin sold approx. 95% of the shares in GSG to a subsidiary of that time for Landesbank Berlin belongs Investment Bank Berlin (IBB). The IBB was separated from the Landesbank in 2004 and became an independent institution under public law . In 2007 the Berlin Senate, under the leadership of the then Senator for Economic Affairs, Harald Wolf (Die Linke), decided to sell the GSG shares in IBB. The Orco Property Group took over the shares through its listed subsidiary CPI Property Group (formerly: Orco Germany) and in cooperation with Morgan Stanley Real Estate. In addition to the financial needs of the State of Berlin, the reason for the sale was that the market for commercial space had now eased. At this point in time, GSG had a vacancy rate of 30%. So that the GSG did not have to repay federal funds received in previous years, a new support structure was introduced which separates the administration and control of the funds on the one hand from the operation of the objects on the other. This construction ensured that federal funds of around € 340 million did not have to be repaid. However, the funding conditions still had to be complied with.

At the beginning of 2018, ARMO Verwaltungsgesellschaft mbH and its commercial real estate portfolio were taken over.

GSG Berlin is also involved in the startup sector. It sponsors the business plan competition Berlin-Brandenburg and the Center for Entrepreneurship of the TU Berlin. She supports start-up companies in renting and operates the Cleantech Innovation Center in econopark Wolfener Straße in a PPP project with the Marzahn-Hellersdorf district office.

Locations

The GSG Berlin has almost 50 locations and rents office and commercial space to around 1,900 companies in the service, information and communication technology, creative industries, craft, production and small industry sectors. These companies employ around 15,000 people. The portfolio consists of around 1 million m² of rentable space.

Energy concept

One of the focal points of the work of the Gewerbesiedlungs-Gesellschaft is the expansion of regenerative technologies in its own portfolio. The energy management strategy is based on three pillars: photovoltaic systems, combined heat and power units and charging stations for electric vehicles.

In 2014/2015 the Gewerbesiedlungs-Gesellschaft installed solar modules on 140 roofs of 28 Berlin commercial courtyards. With a total area of ​​43,000 square meters for the photovoltaic system, it is the largest photovoltaic system in Berlin. The plant generates around 5,800,000 kWh of electricity annually and thus contributes to the realization of Berlin's goal of being climate-neutral by 2050. Overall, the photovoltaic system saves around 5,000 tons of CO 2 per year .

Startup engagement

On September 24, 2014 the CleanTech Innovation Center opened in the econopark Wolfener Straße, which is supposed to offer startups that focus on clean and sustainable technologies inexpensive work and workshop spaces in an inspiring environment.
