Old Schwerin Brewery

The old Schwerin brewery is a city ​​quarter in a central location within the state capital Schwerin in Mecklenburg-Western Pomerania .

The site is located in the Werdervorstadt district not far from Schwerin's city center. It extends on the east bank of the Ziegelinnensee and covers approx. 3.8 hectares . To the east of the area is the former Schelffriedhof , which was converted into a park in 1925 .

history

Breweries had been located on the site since the middle of the 19th century . Between 1872 and 1977 the “Schall & Schwencke” brewery was located on the site. It is considered to be the oldest industrially operated company in Schwerin. The company was converted into the VEB Schweriner Brewery in the 1970s and was assigned to the VEB Beverage Combine Schwerin until 1990 .

After reunification , the business was transferred to the newly founded Schweriner Schlossbrauerei GmbH. This moved its location in 1995 to the Schwerin district of Wüstmark . In 2011, the space was acquired by Alte Brauerei GmbH & Co. KG, founded for this purpose, and has since been developed in cooperation with the Schelfbauhütte architects' office. Various historical buildings from the time the brewery was used are located on the site.

Urban development

The areas of the former brewery are part of the urban redevelopment area "Hafenkante Ziegelsee" decided in 2010 according to § 171 BauGB . The urban development concept of the same name defines the sub-area as a key project with the aim of urbanizing the area as an entrance to the planned port edge and intertwining it with the urban space. A possible integration of the historical building fabric should be examined in the subsequent planning. In addition, the creation of cross-neighborhood paths and riverside paths is aimed at. The necessary building rights are created using a building plan for the interior development in accordance with Section 13a of the Building Code , which is currently being drawn up.

The development of the site is part of the “Steps to the Water” initiative, with which the state capital Schwerin applied in 2007 for the “Future Sites” funding program of the state of Mecklenburg-Western Pomerania.

New city quarter

The planning for a new city quarter began in 2013. A total of around 60 to 90 residential units are to be built. Both rental and condominiums are planned. In addition, special age-appropriate offers are to be created. In addition to residential use, various additional uses are planned on the site. These include commercial and practice rooms, gastronomic facilities as well as areas for sport and leisure. By creating a network of footpaths with a central square, the new neighborhood is to be connected to the surrounding urban space. A riverside path leads residents and visitors along the directly adjacent Ziegelinnensee . There is also a children's playground there . Completion of the quarter is planned for 2021.

Ecological urban development

The overall concept provides for the historic buildings to be partially preserved and new buildings to be added. The sections of the settlement that have already been completed have largely been created from an ecological perspective. Found building materials were picked up and reused . The buildings were constructed using wood . In the interests of maximum eco-effectiveness , the simplest possible materials and uncomplicated connections were used. Instead of conventional insulation materials , building straw from regional agriculture was used. These measures and techniques will also be used in the remaining construction phases. In this way, one of the most extensive ecologically built quarters in Mecklenburg-Western Pomerania is being created on the site of the old brewery in Schwerin.

Since the buildings are mainly oriented to the southwest, the solar energy can be used to a large extent. The Schelfbauhütte architecture office located on the site has photovoltaic systems that provide electricity for infrared heating systems and electric cars . Energy-saving LED lamps are used to illuminate the streets and paths within the quarter .
