Planning

At that time, the Mobilcom founder and main shareholder Gerhard Schmid wanted to convert the Germaniahafen within 18 months and move apartments, offices, restaurants and shops. This is where the high-rise center at Germaniahafen or what is known as the Schmidbau among the Kiel population was built. Schmid invested around 200 million DM in the Kai-City Kiel location . It was planned that over 70% of the buildings would be used for commercial purposes and another 30% would be used as apartments. A diverse gastronomic offer was also planned with two restaurants, a bistro, a café and a fast food bar. A total of 140 rental apartments and 13 penthouses were to be built to be sold as condominiums . In addition to 13,000 square meters of office space in units of 100 square meters or more, a grocery store, a bakery, a pharmacy and a drugstore were also planned. Furthermore, 70 residential units for assisted living and a medical center with a nursing ward were to be built in the immediate vicinity. At the time, it was expected that around 1,000 permanent jobs would be created here. The built-up property of the Schmidbau is located on the site of the former Germania shipyard , which has been redesigned from an industrial wasteland into an attractive building area with a high level of public funding . The then mayor of Kiel , Norbert Gansel , assumed, due to Schmid's economic commitment, that the remaining two thirds of the Kai-City Kiel would be marketed much faster than all experts had forecast. The high-rise center at Germaniahafen is based on a design by the architects Weiss and Didt, as well as on the design by the architect Paul Sindram. The client of the high-rise center was Waterkant Immobilienfond GmbH & Co. KG.

SachsenLB loan termination and continuation

Schmid wanted to rebuild the Germaniahafen on the Kiel Fjord (more precisely: on the Hörn ) . When the Landesbank Sachsen ( Sachsen LB ), the financing bank, canceled the loan agreement due to a fall in the price of the Mobilcom share, Schmid stopped the construction work. In January 2009, the Kiel Regional Court found that the loan termination was unjustified and ineffective. When the Higher Regional Court of Schleswig under number 5 U 172/02 proceedings on a case that the illegality of executions carried out by the Sachsen LB subsequent to termination would notice. This could result in claims for damages in the hundreds of millions against Sachsen LB. In April 2005, became public FDP - politicians Wolfgang Kubicki wants to finish with the wife Schmid's construction started. The project was to be completed with the help of Kubicki owned “Waterkant Immobilien GmbH & Co KG”. Sibylle Schmid-Sindram became the managing director of this company. At the beginning of 2005 the company won the auction of the building for 13 million euros.

description

The first construction phase north of the Germania harbor is divided into two sections. These areas are separated above ground by an incision with a generous flight of stairs and access to the Norwegenkai , but will have a shared basement. The high-rise center comprises a 14-storey high-rise with a north-facing office tower and 58 south and west facing apartments with a view of Kiel city center and the Kiel Fjord . A row of shops along the harbor basin , a restaurant with outdoor seating and an ice cream parlor with a view of the Hörnbrücke should contribute to the revitalization of the new city center. The office space can be flexibly divided and can be used as a single, group, combined or open-plan office.

The corner apartments facing Germaniahafen are designed as maisonettes . The south-west oriented glass bay window is structurally an overriding focus. As a spatial elevation, also for the optical stretching of the building, it was to be given a three-dimensional steel frame corresponding to its base area, the fields of which of the cube-like construction would have been prepared for infilling with textile membranes. The long-distance urban development effect of the high-rise would have been additionally emphasized by this vertical element, corresponding to the height of 3 additional floors. However, this steel frame was not realized by the later owner of the building. At the highest point, the high-rise measures 48 meters instead of 58.5.

The apartments will have a horizontally structured facade with parapet strips made of technical bricks in a reddish color. The facade bands are formed with wood-aluminum windows. The large, glazed oriel elements made of mirrored glass protrude slightly. The multi-layered office facade is designed as a post and rail construction with parapet fields made of glass panels. In front of the inner facade level is a structural profile with a continuous shadow groove, which very subtly thematises the rhythm of the building structure and load transfer . The so-called »Bluebox« forms the defining conclusion at the Wasserplatz. It has an innovative structural glazing facade . Parallel vent windows and vertical slats are provided for natural ventilation. The opening elements give the rather homogeneously designed facade a very lively component.

The subsequent low-rise building forms an urban unit with the high-rise. Both the rear crest development and the for Germaniahafen towards projecting timbered find it logical continuation of urban structure. The five-storey office towers have a view of the bay and enclose a total of three inner courtyards. A residential block comprising a total of 40 residential units is oriented towards the south and ends at the level of the Wasserplatz or Diagonalstrasse. A building-high atrium acts as a representative entrance area and serves to develop the eastern office units. A catering facility is planned for the water area. The meeting rooms above are assigned to the so-called »bluebox«.
