The DFH German prefab Holding AG is one of the largest companies in the German prefabricated housing industry and geography. Founded in 2001, DFH is the parent company of the prefabricated house brands Massa Haus , Allkauf , OKAL and other subsidiaries . Judging by the number of homes previously started by the sales divisions in total is the DFH in Germany market leader . The market share is more than 20%. DFH and its subsidiaries are based in Simmern / Hunsrück .

As a holding company, DFH AG is responsible for the strategic direction of the group, offers financial planning security and controls all phases in the project management of the group of companies. Sales and communication with customers take place directly via the sales lines massa haus , allkauf and OKAL , which operate independently on the market. The DFH Haus GmbH is responsible as a central service company of the Group, the production and processing of the commissioned homes.

In 2017 there were more than 120 show house centers / locations. In 2017, the group achieved sales of 542 million euros with around 1,500 employees. There are also around 600 commercial agents working for the three sales lines .

Company history

Until the end of 2003, DFH belonged to the Frankfurt-based collecting company Divaco , in which, in addition to the main shareholder Metro AG (49%), Deutsche Bank (39%) and the insurance group Gerling (12%) also held shares. Since it was founded in 1998, Divaco had held trading activities and holdings that Metro AG wanted to sell because they were not part of the trading group's core business. With retroactive effect to December 31, 2003, Metro AG sold its stake in the heavily indebted Divaco for a symbolic euro to its CFO Siegfried Kaske (sole shareholder and sole director of Divaco). Until this management buy-out , DFH was one of the Divaco holdings that had not yet been realized.

The former Metro subsidiary DFH Eigenheimbank AG , Saarbrücken, which initially handled the financing and insurance services for the four sales lines of the DFH Group, was initially converted to DFH Eigenheimbank GmbH on December 19, 2003 , and then completely by General Motors at the beginning of 2004 - financial services subsidiary GMAC financial Services through its German subsidiary GMAC-RFC Germany GmbH acquired (General Motors Acceptance Corporation Residential Funding Corporation) and GMAC-RFC Bank GmbH renamed (now headquartered in Wiesbaden ).   • OKAL Haus GmbH : Specialized in turnkey buildings. Established in 1928 by O tto K reibaum A us L Auenstein 2000 majority interest by the Divaco acquired. Over 89,000 houses built since 1959. Largest prefabricated house manufacturer in Europe since the early 1970s.
  • massa haus GmbH : former subsidiary of Metro AG, specializing in interior houses (German market leader in this segment). Over 28,000 completed construction projects. The prefabricated houses are manufactured in the former RIWA factory in Simmern / Hunsrück. Previously close cooperation with the Praktiker home improvement stores, in which the Metro Group held a stake until April 2006.
  • allkauf haus GmbH : Specialized in interior houses. On the market since 1984. Almost 14,000 completed construction projects. The 56 sales offices of allkauf-Haus GmbH, including 16 model house locations, which formerly belonged to the allkauf group (merged into the Metro retail chain real ), were sold to massa-Aufbauhaus GmbH in 1998 while retaining the name.

The former sales line Ein SteinHaus GmbH for prefabricated houses in solid construction no longer exists.

Manufacturing company

  • DFH Haus GmbH : founded on January 1, 2006 by renaming massa ausbauhaus GmbH , is on the one hand the contractual partner for the house contracts concluded by the three operating companies massa, allkauf and OKAL. On the other hand, the DFH Haus is also responsible for the commercial and technical processing of all concluded house contracts of the operational companies of the Deutsche Fertighaus Holding AG.

Awards

In 2014 the DFH received the “Grand Prize for Medium-Sized Enterprises” from the Oskar Patzelt Foundation . In 2015, the “CUBITY” student dormitory, jointly designed by TU Darmstadt and DFH, received the “Iconic Award” from the German Design Council .

criticism

In 2020, the WDR published a report on massive construction defects, unfinished houses and payment requests to customers before a service was performed.

Research project with FH Aachen

Together with the Aachen University of Applied Sciences , a joint research project "LoCaL - Low Carbon Lifecycle" has been running since spring 2015, which develops and implements concepts for dealing with existing buildings. The aim of the project is to record the use of resources, energy consumption and environmental pollution in relation to the life cycle of a home. In April 2017, the DFH terminated the research project prematurely.

Trivia

Former DFH chairman Thomas Sapper took part in 2011 as undercover boss in the 4th episode of the 3rd season of the RTL TV series of the same name .
