Due to the shortage of living space in large cities such as Bremen, Frankfurt, Düsseldorf or Hamburg, private room letting is strictly differentiated from commercial letting. Additional services, such as catering and cleaning services as well as service personnel, are generally not allowed to be offered to tenants when renting rooms privately. Renting private rooms is therefore particularly useful for travelers who are self-sufficient or who use external catering and other services. Rental of private rooms for tourists and business travelers

However, some tourists may want to extend their stay because they like the area so much or business travelers have not finished their professional project in the originally planned time. It is therefore important to inquire with the landlord in advance whether and how long it can be extended or to look out for possible accommodation alternatives in advance.

Tax issues

In general, the leasing of immovable property is not a commercial activity ( income from business operations ), but private asset management ( income from renting and leasing ). A room rental is a trade if there are special circumstances which, viewed as a whole, give the rental as a whole the character of an independent, sustainable, profit-driven participation in general economic activity. This is the case if the tenants are provided with essential ancillary services in addition to the use of the premises, such as cleaning the rooms including the sanitary rooms, bed linen and the use of the kitchen and sanitary rooms. These ancillary services, as well as the fact that the premises were typically used by frequently changing people, gives the activity the character of an accommodation business that goes well beyond the usual asset management. Economical meaning

Despite the declining numbers since the 1990s, private letting has a high priority within tourism in Austria . Of the total of 67,200 accommodation establishments (2008/2009), 29,300 were private holiday homes / apartments , 18,000 private accommodation , and only 17,200 were hotels and similar establishments and commercial holiday homes / apartments , i.e. more than a quarter of the private room landlords and three quarters of the private landlords . Even of the guest beds (a total of just over 1 million), 124,000 (about one eighth) were private rooms.

The shrinkage compared to commercial accommodation providers and apartment renters was 3.5% in 2008/2009, compared to 1985 there was an overall decline in private letting to well below half. This development runs parallel to that of the commercial 1 and 2-star quarters, while the 3-star category has increased to 125% and the 4 and 5-star category has doubled over the same period. This illustrates the increased demands of foreign guests, but also the trend of the successful private landlords to expand, which means that they are no longer restricted to private letting, which is limited to the number of beds, and the professionalization of the accommodation market in Austria. The gentle tourism promoted in recent years as well as vacation on the farm (which represents a large part of Austria's private quarters) and other sustainability concepts have not yet shown any effect in this regard.

This development affects both the winter and summer seasons equally. The total number of beds in the 2008/09 winter season was 108,800 and the total for the 2009 summer season was 121,300, which shows the increasing supply in the summer sector: The decline in winter beds in the private room sector was double (3.9%) that of summer beds (1.9%) , this trend has also continued since the 1980s.
