action
Ray and Maggie lost their child in an accident. Longing for a fresh start, they buy a motel from Ben in a small town somewhere in the California desert on the way to Las Vegas . Hours after their arrival, Ben Ray calls briefly and shortly thereafter suddenly disconnects. Because of Ben's strange behavior, Ray becomes suspicious and, while exploring the motel, discovers a secret underground passage that leads to a small room with a one-way mirror that makes it possible to secretly observe the number 10 motel room. A young woman named Jessica booked a room in the motel shortly before the actual opening. Ray and Maggie also get to know Tommy, a truck driver who regularly visits room 10 accompanied by a prostitute. Howard, the local deputy sheriff, shows up at the motel every few days to have a coffee and to see if everything is going well, he says. There is a gas station across from the motel. The owner is extremely friendly towards Ray and offers him and his guys, the mechanics, to take care of problems on site should Ray need support.
Ray feels increasingly uncomfortable about the strange behavior of Howard and the gas station staff. He notices that Howard keeps asking about Ben's whereabouts. Jessica also has a different blonde woman visiting every evening. Ray then begins to secretly observe what is going on in room number 10 through the one-way mirror. He sees Jessica having BDSM sex with the blonde . Later that night, after the blonde woman has left the motel and Ray has finished his observation, Jessica is strangled to death by a masked assailant unnoticed by everyone and the body is abducted.
One evening, Ray and Maggie go on a trip to a casino. When they get back to the motel, they find the slashed carcass of a pig in the pool. While recovering the carcass, Ray finds a note in the pig's belly containing a photo of a young girl and the word "Crissy". Ray then drives into the desert and burns the carcass. When he comes back, he meets Tommy the truck driver and tells him about the pig and the note. Tommy reports that a young woman named Crissy committed suicide in the pool by cutting open her stomach.
The next morning, Howard appears again and is suspicious of Ray because he did not alert the police about the pig in the pool. He begins interrogating him, revealing that Crissy was actually murdered the night after Ray and Maggie first visited the motel before buying it. The murderer has not yet been caught. He also reveals that he spoke to the gas station staff who had been keeping an eye on Ray since that visit. After Howard repeatedly asked Ray if he murdered Crissy, and Ray nervously denied this repeatedly, Howard begins to laugh and seems to believe him. Soon the blonde woman moves into the motel again and insists on getting room number 10. However, Ray suggests another room, which she vehemently denies. Later that night, Ray again observes her and another woman having sex, but then notices a man who is sitting in a corner of the room that cannot be seen and is also watching what is happening.
The news reports on Jessica, who was found in the desert and apparently murdered. When the blonde woman leaves the motel, Ray follows her car to a bar and questions her about Jessica's death since she was with her the night she died, but the blonde woman doesn't answer his questions and tells him that she is using the one-way mirror Knows. A man suddenly attacks Ray, but Ray pulls out a revolver and knocks him unconscious. He tells the blonde woman to stay away from his motel.
When he gets back to the motel, he sees a man running away and notices red paint, apparently blood, over one of his windows. Angry, he goes to the gas station manager and accuses him of being involved, but the manager denies everything and says he has seen nothing. When he goes back, Maggie is furious and reveals that Howard interrogated her about him. The blonde woman had also advised her to keep an eye on Ray. They have an argument, but Ray manages to calm Maggie down and shows her the one-way mirror, where he admits he has watched other people having sex.
Ray is convinced that something happened in motel room 10. He decides to find Ben to speak to. After calling some of Ben's acquaintances and asking them to send Ben a message, Ben finally calls and agrees to meet Ray in the desert. When they meet, Ben seems confused and paranoid. Ray reveals to Ben that he found the one-way mirror and calls him a pervert, but Ben explains that he studied human sociology. He offers Ray to repay him fifty percent of the purchase price and advises him to leave town immediately. Suddenly, a shot hits Ben's chest and kills him. Ray only sees a car racing away in the distance.
Realizing he is in danger, he calls Maggie and asks her to pack up her things so they can leave immediately. When he arrives at the motel, he notices Howard's police car in the parking lot and finds signs of a fight in the apartment. While looking for his wife, he notices that room no.10 is apparently occupied. He suspects the sheriff to be there and first decides to look through the one-way mirror. He sees that Maggie is gagged and held to the bed and that Howard is waiting for him. Howard tells Maggie that he is planning on killing her and Ray so it looks like Ray killed her and then committed suicide. Ray lures Howard to the mirror, breaks through him and attacks him, causing Howard's gun to fly into the corner of the room. Howard says he now understands how Ben knew what he was doing and reveals why he was so anxious to find him. In the ensuing fight, Ray is able to grab the pistol before Howard can reach his spare pistol in the hallway and kills him. He frees Maggie and they both head towards the car. On the way to the car, Tommy arrives in his truck and asks Ray whether room 10 is free. Ray quietly continues to the car with Maggie and drives away. As they drive away, the gas station manager and his mechanics look after both of them.
