The Rail City is a new district of Heidelberg on the site of the former freight depot. It is currently (as of 2019) under construction. After its completion, it will be the largest passive house development in the world. The area is primarily a wasteland made up of shunting and freight yard areas that had been abandoned by Deutsche Bahn . Two technical architectural monuments, the water tower on Czernyring and a railway depot with water tower, will be preserved on the outskirts of Bahnstadt.

Location, planned size

The area of ​​the Bahnstadt is 108.6 hectares and extends southwest of the main station. The official district, newly created in 2011, was formed from parts of the districts of Weststadt , Pfaffengrund and Wieblingen and also borders the districts of Bergheim and Kirchheim .

According to the current concept, the Bahnstadt district will be able to accommodate between 5,000 and 6,000 residents, and around 7,000 new jobs are to be created through the settlement of commercial and service companies. The development of the Bahnstadt is intended to meet the enormous demand for living space of local and new residents, which is a major problem in Heidelberg's municipal policy .

The move in of the first residents of Bahnstadt was originally planned for the turn of the year 2006/2007. Because of fundamental differences between the city and the largest property owner - the railway real estate company Aurelis - the project was initially delayed. In January 2008, the Heidelberg Development Company (EGH) acquired around 60 hectares of the former railway area. The planning provides for 15 hectares of residential area, 15 hectares of commercial area, six hectares of mixed areas and 14 hectares of green and open spaces. The city of Heidelberg acquired another 20 hectares. A total of 40 hectares are still privately owned or used by the American armed forces.

In May 2010 the groundbreaking ceremony took place for the Science Area Campus II , which is funded with 60 million US dollars by the Max Jarecki Foundation. The first residents moved to Bahnstadt in summer 2012.

In 2011, the Heidelberg City Council confirmed Bahnstadt as the 15th Heidelberg district. At the request of the residents and traders there, however, some sections in the east remained with the Weststadt and Kirchheim. In July 2014 the first construction phase of the Bahnstadt was inaugurated. At the moment (January 2019) the construction work of the third construction phase is in progress.

Competitions

An urban planning competition was carried out and a concept adopted by the municipal council based on the ideas developed in the process. In July 2008 an architectural competition for the development of the first building lots was announced.

A second urban planning competition was announced in February 2009; the winners were determined and announced in May 2009. This competition referred to the area named “Campus II”, in which, among other things, the settlement of science and research centers is planned.

Street names

In December 2010 the Heidelberg municipal council decided to name the new streets and squares in the Bahnstadt. In the area of ​​the campus, the streets bear the names of scientists and Nobel Prize winners who worked in the city. In the residential area, reference is mainly made to Heidelberg's twin cities .

Development through local public transport

Bahnstadt is served by lines 22 and 26 of the Heidelberg tram. Both connect the Bahnstadt with the Heidelberg main station (south exit) and the city center ( Bismarckplatz ).
