The Kurhotel Zippendorf (also: Kurhaus Zippendorf or Kurhaus am Bornberg ) is a listed building erected in 1910 on the south bank of Lake Schwerin in the Mecklenburg city ​​of Schwerin . The former hotel has been empty since 1990 and has changed hands several times.

The spa hotel is located in the Schwerin district of Zippendorf am Bornberg, about ten meters above the water level of Lake Schwerin near the beach. The address of the building is Am Strand 1 . A staircase leads down to the corresponding residential street on the bank. The four-lane federal road 321 ( An der Crivitzer Chaussee ) runs south of the spa hotel .

To promote tourism, the Kurhaus GmbH was founded in 1909 , which wanted to develop Zippendorf into a climatic health resort and, in addition to a beach hotel, until 1910 the not-for-profit Kurhaus with 63 beds, a closed veranda and ladies', social and reading rooms according to plans by Paul Korff had it built. At that time there were disputes with the city, which did not take sufficient care of the development and maintenance of the environment and the infrastructure. For example, walking paths were not maintained, the beach was used by residents to store rubbish, and three earthworks that were built up for the mooring of steamships made it difficult to exchange water in the Bay of Lake Schwerin, which had an impact on water quality.

Before the First World War , Zippendorf was marketed as a "climatic health resort". The Kurhaus praised its 45 rooms "with all modern facilities", almost all of them had a balcony or loggia. When the war broke out, the tourist boom flattened out and Kurhaus GmbH rented rooms to the artillery depot . The tenants changed frequently. In 1919 the spa hotel was finally sold at a loss to a new owner named Schwarz. In the 1920s, operations initially developed positively, especially since Zippendorf was accessible by Schwerin tram from 1921 . In February 1923 Kurt Tucholsky spent a few days' vacation at the Kurhaus with his lover (and later wife) Mary Gerold .

At the end of the 1920s, Friedrich Schwarz owned the Kurhaus as well as the neighboring beach hotel and the Hotel Central on Wismarschen Strasse near the city center. However, due to the global economic crisis , sales fell significantly. In 1931 Schwarz filed for bankruptcy. Selling the house was difficult because of its bad reputation. On January 17, 1933, the house and the 9,452 square meter property were foreclosed. After the foreclosure auction , Max Otto Kirst became the new owner. The city advertised Bad Zippendorf as a location , although this title was never officially awarded to the location and aroused expectations among holidaymakers that could not be met. The hotel was only about 5% occupied under Kirst's leadership.

In 1934 plans were made to accommodate the SA's permanent staff guard in the building. In 1938 Sudeten German refugees came to live here. Because of allegedly bad treatment of the refugees and uncleanliness, Kirst's innkeeping license was revoked in 1939 , which led to a legal dispute with the city of Schwerin. After the hotel was confiscated by the German Air Force in 1944, it was converted into a military hospital . After the war, the house was used as a rest home for former concentration camp inmates. The owner family was expropriated at the beginning of the 1950s. In addition to compensation, Ms. Kirst was granted the right to live in the basement .

Since 1956, SC Traktor Schwerin has used the former spa hotel as a clubhouse and as a dormitory for athletes from the boxing, athletics, sailing and volleyball sections. In 1984 the city sold it to the Schwerin-Süd leather goods combine, which it used as a boarding and advanced training facility. With the declaration of the invalidity of the contracts in 1990, the Kurhaus became the property of the Treuhandanstalt , which provided the roof with a new covering and an overhaul of the electrical lines and the heating system.

Various investors' plans for further use failed, including an Internet university in 2001. With the foreclosure auction in October 2008, Zippendorfer Strand Grundstücksgesellschaft became the owner of the property, which was planning to convert it into a health and training academy with a hotel and catering facility. In the meantime, the building was surrounded with a fence to secure it. According to the local press, September 2010 was the date for the start of renovation work. Accordingly, there were delays due to ongoing negotiations with an investor.

A project development company that acquired the building in 2012 planned to create high-quality condominiums. After the site had already been cleared and the preliminary building request had been approved, the investor announced in May 2013 that it would refrain from the plans. The spa hotel was then up for sale again at a price of € 750,000.

Concepts of the city of Schwerin envisage that the character of Zippendorf and the neighboring district of Mueß to the east should again be geared more towards tourism instead of purely residential use. For example, a pier with bridge building and catering, a place for campers , a water hiker resting place and a marina are being considered for Zippendorf . Therefore, the development of the former Kurhaus is particularly emphasized, whereby non-tourist uses are also conceivable for this.

The former spa hotel was due to be renovated from 2018, and in 2016, corresponding plans were presented by the architects Seidlein Röhrl. Eleven apartments in the Kurhaus and seven apartments in two new buildings on the western side of the property were planned for a total of 3000 m² of living space. Two of the new owners jumped out and the architect Stephan Röhrl from Munich is looking for new partners for the implementation, as the NDR reported in October 2017.
