Trias (also: Trias Towers Berlin ) is a three-part building complex on the north bank of the Spree in the Berlin district of Mitte of the district of the same name , located between Michaelbrücke and Jannowitzbrücke . It was designed by architects Lucia Beringer and Gunther Wawrik from 1992 to 1996 as a symbolic gateway to the east for downtown Berlin and financed by a private real estate company.

history

The Munich architects Lucia Beringer and Gunther Wawrik had won a competition put out to tender by the real estate company DG-Anlagen GmbH from Frankfurt am Main . They provided plans for a commercial building in the modern style with a curved steel and glass facade and based on the traditional Berlin eaves height (22 m). The architecture blends in with the existing nearby residential development and the course of the route of the railway systems and at the same time sets structural accents with the three towers protruding from a base. The owner won several thousand small investors to co-finance the construction. Bauwert GmbH acted as builder and client .

The concrete structural implementation was carried out by several large companies and subcontracting for the craftsmen's services. Franz Küng GmbH - architects and general planners refined the architectural drafts and were involved in the implementation (construction supervision) and overall accounting. The engineering company "Prof. Dr.-Ing. H. Müller-Kirchenbauer und Partner GmbH "(MKP) took over the structural preparatory work, subsoil explorations, soil and foundation reports, special civil engineering advice, monitoring of diaphragm wall work, evaluation and assessment of settlement measurements, foundation advice to support the railway viaduct and applied for a permit from the water authority. The Horn Orientierungssysteme company was responsible in particular for the construction management and project control, the corporate design , brand development (triad) and their registration, the advertising and lighting concept as well as the choice of shape, color and material. Subcontractors were u. a. Knauf plaster systems and Berlin test engineers.

The foundation stone was laid on May 4, 1994 in the presence of the then Berlin Senator for Construction, Wolfgang Nagel . The total costs for the Trias building complex completed in 1996 amounted to 57.5 million euros .

Buildings and Architecture

The wing of the building along Holzmarktstrasse shows three distinctive individual buildings arranged in a rounded V shape. These are each 13 stories (44 meters) high and connected to one another by a six-story base. The ground floor zone of the connecting building with an area of ​​33,000 m² is designed as a pedestrian area together with the renovated and expanded S-Bahn arches and offers space for shops and service providers. The roof areas of the base are designed as “green oases” for the users and visitors of the Triassic . The entire building complex has three basement floors.

The floor area of ​​the entire building complex is 3,800 m², the gross floor area is specified as 48,000 m² and the pure rental area is 25,780 m².

Users

View from the east

The office space of the Trias Towers has served as the new headquarters of the Berliner Verkehrsbetriebe (BVG) since August 2008 . BVG had previously sold its old headquarters at Kleistpark in Schöneberg and its Rosa-Luxemburg-Strasse property in Mitte , but it was still using some of the premises in the old headquarters for a longer period of time. Previously, the main tenants were Deutsche Bahn AG and the successor trust company TLG Immobilien .

Likelihood of confusion

Trias - from the Latin trinity or triad - is a frequently used term for companies, buildings or complexes, also in Berlin. The Trias building is not to be confused with trias gGmbH , a non-profit organization for work, health and social affairs in Berlin-Neukölln, and also not with the Trias Foundation , which deals with new housing projects in connection with gifts, donations and bequests. There are other companies active in Berlin on the Internet that have the word Trias in their company name. In 2000, a Trias office building was completed in Berlin-Wilmersdorf . In addition, a building of the auditing and tax consultancy company Röver in Schmargendorf, also built around 2000, is also referred to as the Trias office building .
