Heerstraße Nord is a district region in the Berlin district of Spandau ( Staaken district ) and at the same time the name of a former development area. The area is characterized by five 22-storey point high-rise buildings and multi-storey building blocks. Almost half of Staaken's residents live in around 8,000 apartments.

The area is on the western edge of Berlin, on both sides of Bundesstraße 5 , which is called Heerstraße here . Most of it lies north of Heerstrasse.

In the east, Wilhelmstadt connects with the site of the former Smuts Barracks . To the north-west follows the Bullengraben green belt and the former village center of Staaken. Directly to the west, behind the green corridor, is the Staakener Felder construction area, in which around 1,000 more apartments have been built since 1995. To the southwest follows the green area on Hahneberg and behind it the state border with Brandenburg . A single-family home area adjoins the Weinmeisterhornweg to the south-east .

In the area of ​​Heerstraße Nord there are two large settlements on approximately 116  hectares : the Obstallee settlement on Blasewitzer Ring , and the Rudolf-Wissell settlement to the west of Magistratsweg .

The areas at the western end of Heerstrasse were originally used for agriculture. From 1962 to the beginning of the 1980s, the Obstallee-Siedlung and the Rudolf-Wissell-Siedlung were built in this area - the latter named after the SPD politician Rudolf Wissell . The distinctive point high-rise buildings in the center of the area were built from 1971 to designs by Klaus Müller-Rehm , together with the Staaken Center shopping center . By the mid-1970s, several day-care centers , three schools and a youth center were built to supply the population . The Protestant Church has maintained a parish hall there since 1971 and has been active in the community center since 1978 . Since 1976 there has also been a Catholic church with an attached community center, St. Maximilian Kolbe .

7,800 apartments in the two large estates were built by the non-profit municipal housing companies as part of social housing . In the 1990s, the loss of jobs in Spandau and a relaxed housing market led to increased relocation. At the same time, comparatively high rents and operating costs (also due to heating with night storage heaters ) acted as an obstacle to renting. After extensive privatization, only the 1850 Gewobag apartments remained in public hands . GSW's 2,750 apartments were sold to international funds and various real estate companies, and Bewoge's 2,200 apartments now belong to Real Investment Fund RIF and FFIRE Immobilienverwaltung GmbH after several sales. Other small owners with a total of around 1000 apartments are TAG Wohnungsgesellschaft Berlin-Brandenburg mbH, Gartenstadt Staaken eG and Hilfswerk-Siedlung GmbH.

In the area of ​​Heerstraße Nord, the district management area of Heerstraße was set up in 2005 due to increasing vacancies and an increase in social benefits . Up until 2007/2008, the vacancy rate was one of the area's biggest problems: with up to 18% vacancy, this was the area with the highest vacancy rates in Berlin. By 2012 the vacancy rate had fallen to around 3%. This was caused by the population growth in Berlin and the increase in rents in the inner city districts. In 2014, the vacancy rate was mainly limited to the apartments for which asbestos removal was still pending. As a result, it is now one of the areas with the lowest average rents in Berlin, comparable to parts of Marzahn-Hellersdorf . The proportion of recipients of social benefits was around 45.5% in 2014.

In July 2013, an eviction in Pillnitzer Weg caused a sensation. In this context, the landlord was accused of displacing long-term tenants and of demanding excessive rents when re-letting, which were calculated in such a way that they would still be taken over by the job center due to the small size of the apartment .

Infrastructure

The Heerstraße Nord area has two primary schools and an integrated secondary school , as well as a branch of the Spandau city library , a youth center and a cultural center.

For private traffic in the direction of City West , the area is mainly accessible via Heerstraße. There are several bus routes available for local public transport (X49, M49, M37). An extension of the U7 underground line into the area is occasionally discussed, but is currently not expected.

Future development

On October 4, 2016, the Spandau District Office decided on an "integrated urban development concept" for the Brunsbütteler Damm / Heerstraße area. In addition to Heerstraße Nord, the concept also includes the Louise Schroeder settlement on Brunsbütteler Damm , which was built around the same time, and the small-scale development in between, and thus affects around two thirds of Staaken's residents. The aim is to use funds from urban redevelopment west to develop the area into a modern, green and socially balanced residential area. District Mayor Helmut Kleebank expects funding of up to 100 million euros.
