The housing association Berlin-Mitte mbH (WBM) is a municipal real estate company in the state of Berlin . It manages residential and commercial properties in various districts of Berlin, especially in Mitte , Friedrichshain-Kreuzberg , Charlottenburg-Wilmersdorf and Spandau .

With around 30,000 apartments and 280,000 m² of commercial space , it is one of the largest real estate providers in downtown Berlin. She plans to add around 10,000 new apartments by 2026 through new construction, acquisitions and inventory optimization.

history

Today's WBM was created on July 1, 1990 from the VEB Kommunale Housing Administration Berlin-Mitte . Through the acquisition of other housing companies such as WBF (Housing Association Friedrichshain ) and Bewoge (Berlin Housing and Business House GmbH), holdings in other, also western districts of Berlin have been added.

The loss-making company has continuously reduced its portfolios in recent years by selling it to external investors and tenants' cooperatives. This focus on good locations in downtown Berlin was a measure to put the housing company on a solid economic foundation. Conflicts often arose with the sales, as the new buyers often pursued other usage concepts, for example planning the demolition and demolition of the houses and then the rebuilding of the land. From formerly over 50,000 properties (2004), the total number of properties managed fell to just under 35,000 (2008). The majority of the sales that were carried out as part of the restructuring program, however, went smoothly. In 2007, WBM finally achieved its goal of successfully offering the package sales of its housing stock up for sale exclusively to a state-owned housing association in Berlin - for example around 1,200 Kreuzberg apartments to Degewo. WBM, once considered the "flagship of municipal housing associations", often generated headlines when, for example, corruption and dubious business connections of the old management in connection with the sale of real estate in early 2000 came up in 2009 and in 2011 about embezzlement of the new management of a WBM- Subsidiary.

Since 2004 the WBM has been led by a new management. The company was able to successfully complete the restructuring it had initiated at the end of 2008 and has been in the black since then. Despite the economic crisis, WBM's core business, property management, is developing positively.

The real estate portfolio of the WBM Group - around 30,000 units - is mostly in attractive locations in downtown Berlin. Especially in the Mitte and Friedrichshain quarters - here the company is the largest urban real estate provider - the residential and commercial markets have continued to develop positively in recent years.

The vacancy rate has accordingly developed positively ; for apartments it was 2.0 percent in 2014 (without vacancies: 0.5%).

In order to achieve stable rents and a low vacancy rate with a differentiated housing stock, WBM relies on sustainable, energetic renovations. An investment of around 292 million euros is planned for this from 2014 to 2018. One focus is on climate protection: through renovation measures in the existing buildings, which largely consist of prefabricated buildings from the 1960s and 1970s, WBM has already been able to save around 50 percent of heating energy and significantly reduce CO 2 emissions, namely to 1 , 14 tons per year. This means that it already achieved its goals for 2020 in 2014, which were agreed as part of the second generation climate protection agreement.

Current living trends are analyzed and increasingly implemented in individual living concepts in the future. In 2009, for example, furnished apartments for business people and visitors to Berlin who want to live in Berlin for a longer period of time were added to the range of services. With the internet portal www.jeder-quadratmeter-du.de the WBM is enhancing the image of the prefabricated apartment buildings and would like to make its stock of many small apartments attractive, especially for young people.

In the 2009 financial year, the project to introduce quality standards for dealing with customers was further developed. This includes topics such as optimization of processing times, availability, complaint management and a friendly, individual approach to customers.

In November 2009, the WBM signed the Diversity Charter together with twelve public companies (including BSR, swimming pools and several other Berlin housing companies) : The initiative is committed to integration and more diversity in society. In addition, the WBM joined the so-called “Alliance for Social Housing Policy and Affordable Rents” (2014).

368 employees work at WBM, and it has been increasing its training quota for years; in 2014, 21 employees were in professional, practical training in the housing industry.

Corporate structure

The companies WBMI Real Estate GmbH, WBF (Housing Association Friedrichshain) and Bewoge (Berlin residential and commercial building) are combined under the umbrella of the WBM Group. The property management company IHZ GmbH was sold to the municipal housing association Stadt und Land in 2014.

Known objects

The two shopping centers, Rathauspassagen and Berlin Carré , located in the immediate vicinity of Alexanderplatz , are managed by WBM, as is the listed Haus des Lehrers , which, with its huge frieze by Walter Womacka, is one of the most famous buildings in Berlin.

Parts of the Nikolaiviertel , the Fischerinsel 2 skyscraper in Berlin, a few houses on Leipziger Strasse and United Nations Square , which strongly shape the cityscape in the respective districts, are also owned by WBM. The International Trade Center (IHZ) in Friedrichstrasse is also one of the WBM properties. The high-rise office building, built by Japanese architects and construction companies in GDR times, is one of the most striking and tallest buildings in Berlin.
