The Sargfabrik , also known as the Matznergasse dormitory , is the largest self-managed and self- initiated housing project in Austria. Initiated by the Verein für Integrative Lebensgestaltung and planned by the architects BKK-2, it was opened in autumn 1996 at Goldschlagstrasse 169 in Vienna's 14th district . In 2000, the Miss Sargfabrik at Missindorfstrasse 10 was expanded. The project was awarded architectural prizes and is internationally recognized as an exceptional project in terms of innovative living.

History of origin

In autumn 1986, around 30 people came together who were dissatisfied with the housing market, which was too expensive and aimed at small families. In order to realize their ideas of a communal housing association that would offer space for various life models and cultural possibilities, they founded the Association for Integrative Lifestyle - VIL (until April 1988 with the prefix Utopian Center ). The jointly discussed wishes included, for example, common rooms that are actually used for togetherness due to high-quality furnishings, as well as their partial opening for the rest of the population of the district and the city, flexible living units and a mix of residents in every respect (age, culture, Lifestyle etc.), disabled and socially disadvantaged people should also be integrated. A wheelchair-friendly construction and consideration of ecological aspects were also planned from the start. After no suitable developer could be found, the VIL itself took on the role of the client. In this role, the association worked closely with the architects Franz Sumnitsch and Johnny Winter from the architects' office BKK-2 .

The balconies that appear to have been folded out from the flat facade are characteristic of the coffin factory, behind them the chimney of the former coffin factory.

In May 1989 they bought the coffin factory Maschner & Söhne at Goldschlagstrasse 169, which was built at the end of the 19th century and had been falling into disrepair since 1970, for 13 million schillings . It was once the largest coffin joinery in Austria-Hungary , in which the coffins of Empress Elisabeth and Franz Liszt were also made. Until construction began, the old coffin factory was used by an artist group led by Kurt Palm , so Hermes Phettberg had his first role as an actor here in 1991 with the alternative theater group Sparverein “Die Unzertrennlichen” .

The VIL's first plans, according to which the old brick buildings were to be adapted, failed in the building negotiations in 1992 due to an objection from the neighbors, which, however, is seen as a stroke of luck for ecological and financial reasons. When the new building was finally erected on 7750 m², the layout of the old factory building was retained, otherwise only a high chimney in the courtyard and the name are reminiscent of the former coffin factory. With at least three meeting meetings per residential unit, the future residents were able to have a say in all the details. In addition, the former apartment building at Matznergasse 8 adjacent to the property was renovated and included in the project. Construction work began in 1994. In autumn 1996, around 110 adults and 45 children and young people moved into the 73 apartments known as boxes , including a 400 m² shared apartment .

Due to the great demand for free apartments in the Sargfabrik, but not least because of the functioning organization within the project, the architects of BKK-2, now renamed BKK-3, planned an extension of the project by 3000 m² in 1998. Their name, Miss Sargfabrik , is derived from the location at Missindorfstrasse 10. The experiences of previous coffin factory residents flowed into the planning and were analyzed especially for this purpose. Construction work began in May 1999, and in September 2000 the 39 residential units of the Miss Sargfabrik were ready for occupancy. The architecture office also opened its new headquarters here.

The Sargfabrik and the Miss Sargfabrik are located in a classic residential area in the west of Vienna, characterized by backyard trades and small industries, with densely built perimeter blocks . They are located in a traffic-calmed zone (Tempo 30) and are well connected to public transport. Both buildings are low-energy houses , and the communal facilities are supplied with green electricity . They meet the criteria for multi-generation houses as well as traffic-calmed city quarters .

Coffin factory

The size of the property is 0.47 hectares. The size of the coffin factory cannot be seen from the outside, only narrow, orange colored fronts stand out from the Wilhelminian style houses and community buildings on Goldschlagstrasse and Matznergasse. On the left side of the street in Goldschlagstraße there is the staircase leading to the cultural center, next to it the large glazed restaurant, the children's house and the seminar house form a passage into the interior of the coffin factory. The offices of the VIL are also located in the street-side building. Then a courtyard opens on the left between two of the three wings of the building with a planted pond with seating all around, which is also the roof of the bathhouse below. Behind it the white-painted brick chimney juts out into the air. The apartments in the one to six storey high building sections are accessed through massive open staircases and arcades , on the second floor there is also a bridge between two components to keep the residents' ways to each other short. A striking architectural feature are the balconies with solid concrete parapets tilted forward and glazed side fronts, which stand out from the otherwise calm facades with flush-fitting, narrow aluminum window frames. The addition of these two-dimensional façades, attributed to the international style , with the sculpted, massive components is seen as a characteristic of the project, but is justified by BKK-2 with their sense of space, which would be disturbed by balcony railings. The combination of different room heights represents a reinterpretation of Loos's room plan. Large, mostly courtyard-facing window fronts offer glimpses into the apartments, which are definitely desirable, so that opening up is not a conscious decision, as in conventional, closed residential buildings, but rather Retreat.

Central supply shafts for the installations allow boxes to be merged or separated later . The gallery-like living rooms are partly 4.60 m high, partly two-story, while the side rooms are only 2.26 m high. The bathroom equipment is rather sparse, the in-house bathhouse can be used for baths, and a communal laundry room is available for washing laundry . The coffin factory is heated by means of low-temperature wall heating systems connected to the district heating return . A roof garden, which is divided into relaxation areas, flower beds and an Alpine and Pannonian rock garden and is also covered with trees, is open to all residents. A children's playground has been set up in a green backyard. There is another entrance at Matznergasse 8, at both entrances there are metal gates, which are only closed at night and on weekends, as the area is otherwise open to all visitors.

The Miss Sargfabrik (short: Miss ) was built on a 850 square meter plot of land on the corner of an adjacent to the burial factory building block. Eight floors offer a total living area of ​​2,920 m². The concept of the coffin factory was largely retained, with the incline given particular weight. This can be seen both in the floor plan and in the section, as well as by the kinked ribbon windows on the facade on the front facing Missindorfstrasse. The side of the L-shaped house facing Fenzlgasse appears as if it were striated across through continuous ribbon windows. On the courtyard side, as in the coffin factory, arcades open up to the apartments with large window fronts.

Inside there are, in turn, different room heights, which in the individual apartments are connected by sloping ceilings and floors, designed as ramps or flat stairs. Vertically bent walls lead to different types of apartments: the introverted, with an extended center, and the extroverted, which open towards the facade, whereby none of the 39 residential units are the same as the others. Around half of the apartments are Garçonnièren with around 40 m², next to them there are 70 to 120 m² apartments with two to three floors and galleries. Five maisonettes on the ground floor with direct access to the street have been optimized for combining work and living. The common facilities of the Sargfabrik, which can be used equally for all residents, have been expanded in the Miss to include a club room for young people, a library with PCs and internet access, a communal kitchen with dining area and a laundry room. The library can be accessed from two floors, but if you use the lower entrance, you have to climb it via a winding and extremely steep ramp. In order to get a permit for this from the building authorities, it was dedicated to mountain sculpture as an accessible work of art .

Legal form and its consequences

The coffin factory is legally considered a home (dormitory). Due to this legal trick in the planning, the minimum room height of 2.50 m required by the Viennese building regulations had to be adhered to - which made the sometimes low room height of only 2.26 m possible. In addition, grants for the numerous community facilities could be used. The lower parking space key that applies to homes (only one parking space per ten residential units) made it possible to dispense with the construction of an underground car park and to build the bathhouse in its place. The seven required parking spaces of the Sargfabrik, which are designated in a backyard, are not used as such, according to an agreement of the residents, but serve as a play area, the three parking spaces required in the Miss were planned as car sharing spaces.

The Union

The non-profit association for integrative lifestyle - VIL is the owner and operator of the coffin factory. Association members are the residents who regulate their rights and duties in an internal contract. Important decisions, such as the allocation of apartments or the annual work program, are made at the twice-yearly general meeting. In addition to professional management, the association employs around 25 people. There are also volunteer helpers who take care of parts of community life in groups and initiatives, for example the bathhouse, the playground and the community library. For conflicts among the residents there is an arbitration tribunal, which is composed of people outside the house.

The members of the association must take over a share of the basic and own funds when moving in, which is repaid in a secured manner when moving out. They also cover the current installments of the home loan and the operating costs on a pro rata basis. Temporary emergencies of individual members or a loss of support such as housing allowance caused by the legal form are compensated by the residents with a regular solidarity contribution.

All communal facilities can be reached barrier-free. The housing project also includes seven individual residential units and a shared flat for mentally and physically disabled people, as well as a socio-educational shared flat run by the Office for Youth and Family of the City of Vienna. For people with short-term housing needs, seven residential units are available with temporary leases, two of which are used for young refugees. A total of 15 percent of the apartments will be given specifically to the groups mentioned and to old people. This is not the only reason why the coffin factory counts as an exemplary model for intergenerational living , the community facilities are also an important factor for the assessment.

The issue of work was one of the association's original wishes for integration , but initially this goal did not seem feasible due to its status as a home. Thanks to medical practices and self-employed people, teleworking and large apartments designed for home working in the Miss, and not least due to the fact that half of the association's employees live in the coffin factory, work could also be integrated.

Community facilities

The communal facilities in the Sargfabrik take up a total area of ​​around 2,000 m², plus 325 m² in the Miss. The bathhouse, the restaurant, the culture house, the seminar house and the kindergarten are partially open to outsiders. In addition, there is a communal kitchen with dining area, a library with reading and media room, laundry room, bicycle storage room, a workshop and a club room, which is primarily intended for young people and also as a rehearsal room for young people existing big band , the Crazy Coffins , led by Georg "Schurli" Graf .

During the planning phase, interested club members dealt intensively with the topic of bathing culture . In doing so, they worked together with the Viennese artist and architect Gustav Deutsch , who in spring 1991 organized several events with them under the title Washing and Bathing - Actions + Talks by + with Gustav Deutsch . For example, an octagonal room made of wood and plastic was built in the machine hall of the old coffin factory, where feet were washed and conversations took place. A Viennese drip bath , the Lukács bath and the pump room in Budapest were destinations for excursions and finally a sweat lodge with a fireplace was built and tried out in the Irene Valley . The artistic-physical examination was followed by the economic-calculatory and finally the determination of one of two calculated variants, which by and large already corresponded to today's bathroom with its semi-public use.

The bath house is located in the basement of the Sargfabrik and consists of a whirlpool , a swimming pool with countercurrent system, a Finnish sauna with a cold plunge pool, a Roman tepidarium , three basins for baths, relaxation areas, cloakrooms, showers and toilets and a small one on an area of ​​350 m² Outdoor area. In addition, a 70 m² basement area was connected as a club room. The water is heated by a solar system on the roof. It is up to the users whether they want to bathe naked or in swimwear .

Types of use

  • Bathing club: The baths were opened to outsiders in the autumn of 1997. At that time, there were initially 20 bathhouse keys for external users, but now up to 450 bathing club members have been accepted. With the exception of a few events, they have access to the bathroom 24 hours a day with their own key, just like the residents. In order to become a bathing club member, a two-hour training course must be completed, during which the technical operation and administrative processes are explained, but also the spirit of the coffin factory and the individual and shared responsibility of the club members with regard to the facility and social climate. At the end of the school enrollment there is a kind of admission ritual : by taking the so-called bathing oath and letting a totem shell into the water , the new club members are accepted as bathers. In addition to a club fee and a key deposit , a usage-based fee must also be paid.
  • Events: Bathing events are organized regularly, which can be attended by outsiders even without club membership. Public Friday takes place once a month, during which training sessions for club members are also held, provided there are vacancies. On Wednesdays you can bathe to classical music in the public bath house . Venus in the bath is a “feel-good afternoon for women” that also offers massages and foot care, and the oriental bathing evening for women is all about relaxation and care with candlelight, music and various scents. A relaxed atmosphere is also the name of the game for gay men , who have established themselves from an insider tip to a fixed point in the Viennese gay community.
  • Rental: The bathhouse can also be rented for private events.
  • Baby swimming : In cooperation with a swimming school, baby swimming courses are held in small groups of up to five babies between the ages of eight weeks and two and a half years.

Children's home

When the Sargfabrik opened as a small group of children, the children's house, which is run in a reform pedagogical way with a montessoric concept and materials, is now also open to children from outside as a kindergarten or after-school care center. Around 60 children between the ages of two and ten are looked after by six teachers and three helpers. Children whose mother tongue is not German will find contact persons in their mother tongue in the multilingual care team. The premises are divided into two apartments of 180 and 60 m², with each group also having its own area for preschool children . They use the playground and the roof garden of the Sargfabrik, a separate sand area and a small terrace landscape, in addition, there is a weekly forest day. The bathhouse is also regularly visited, the seminar room serves as a gymnasium and children's theater performances are attended in the cultural center. In addition to celebrations and excursions, a toy - free kindergarten for up to three months and a forest week are fixed points in the course of the year.

Seminar house

The bright seminar room with parquet floor is 104 m² in size and can be divided into two rooms by a flexible wall in the middle. In front of it is a 20 m² foyer. The seminar room is suitable for seminars, meetings and workshops with up to 80 participants, but is also used for exercise and therapy events as well as body-oriented workshops. It is used both for in-house events and rented out to outsiders. In addition to the usual technical equipment for seminars and conferences, such as overhead projectors, flipcharts, pin boards and whiteboards, video projectors, DVD recorders and TV sets, some of which are included in the rental price, some of which are rented for a surcharge, there are also exercise mats for physical activities and gallery rails available for exhibitions. The participants can be supplied via the Sargfabrik's café-restaurant opposite, or they can be organized themselves, for which a tea kitchen is also available.

Right from the start, the restaurant was leased to external operators for tax reasons. Since July 2015 it has been operated as Kant_ine Vier Ten by the socio-economic employment project “Die Kümmerei” of Job-TransFair GmbH , which supports people who are disadvantaged in the labor market with their new start in their careers . Therefore, all 15 workplaces in the Vier Ten canteen are occupied by people over 50. The restaurant manager is Manon Neuer, who has experience in the upscale hotel business , attaches importance to regionally and seasonally available organic food and does without flavor enhancers and convenience products. It is open on weekdays from 9 a.m. to 10 p.m., lunch menus are available with both meat and vegetarian options. In addition, the four ten canteen also provides food for the children in the children's home and for visitors to events in the cultural center.

Culture house

The cultural center consists of a 150 m² event hall for 120 to 300 visitors, a 165 m² foyer with a bar and an artist's cloakroom. Like the rest of the facilities at the coffin factory, it is wheelchair accessible. Concerts, dance events and children's theater performances organized by the VIL take place there, and it can also be rented for private or company parties.

The Sargfabrik is known in the Viennese cultural scene as an organizer for concerts of the genres jazz , world music , singer-songwriter and folk music from different cultures. Internationally successful musicians appear as well as budding stars, some of whom had their Austrian premieres in the Sargfabrik. Beside the coffin factory own series soundscapes there are also individual from the Kant_ine fourteen- organized concerts in the series Kant_ine plays on . Children's culture

For children, the Sargfabrik offers children's theater performances once a week, mostly on Wednesdays , the target group of which is primarily kindergartens and schools. Various children's theater groups from Vienna and the surrounding area play their pieces on the stage of the Kulturhaus. These include, for example, the butterfly children's theater, which plays stories by Mira Lobe , Christine Nöstlinger and others, the children's theater Lilarum , a puppet theater with hand and stick puppets or the theater in the wing chair , which shows well-known fairy tales and stories in the form of a narrative. and puppet theater.

The Sargfabrik has been featured in domestic and foreign architectural guides as a showcase for innovative residential construction. In addition to the architecture and the integrative components, the participation of the future residents in particular is emphasized as positive as early as the planning phase. She is considered the "mother" of all residential projects in Vienna . Even today, more than 20 years after the opening, experts as well as lay people interested in architecture come to get to know Sargfabrik and Miss during guided tours.
