The Glacis-Galerie is a shopping center in Neu-Ulm .
Overview
Construction began on April 30, 2013, and the opening took place on March 19, 2015.
The project was made possible by Procom and the Neu-Ulm 21 rail project . The Blautal-Center in Ulm currently represents the greatest competition, which was converted in 2015 for around 15 million. The "Green Bridge" (bike and footpath from the Danube bank through the apron to the Wiley ) was built over with the shopping center . Through an urban development contract with the city of Neu-Ulm, a crossing option for pedestrians and bicycles was therefore agreed on weekdays from 5 a.m. to 11 p.m. and on Sundays and public holidays from 10 a.m. to 6 p.m. However, according to the house rules, bicycles may not be driven or pushed, but must be carried through the shopping center. In October 2015, investor Procom sold the Glacis gallery with a profit of around 11.5 percent for 145 million euros to real estate management company CBRE Global Investors.
shops
The largest store and with a total of 4,500 square meters is Media Markt . The electronics giant has thus given up its previous location on Otto-Hahn-Strasse. The grocer Rewe has also moved into the Glacis gallery on 3,300 square meters. There are also many clothing stores, including C&A , Zara , H&M, and New Yorker . In addition, there is the sports outfitter Ochsner Sport , a dm drugstore , three opticians, the Thalia bookstore , several shoe shops and hairdressers as well as an ice cream parlor, the Subway fast food chain and other restaurants. A total of around 100 new shops can be found under the roof of the shopping establishment in the city center of Neu-Ulm. Currently (spring 2017), however, there are also 10 empty retail spaces with a total of 1,600 square meters that have not yet been let since the opening.
location
The shopping center is located right next to the Neu-Ulm train station , which was lowered with the Neu-Ulm 21 railway project and completed at the end of 2007. The bus station called “Central Transfer Point (ZUP)” is also located there. Ulm Central Station is two kilometers further . The city center and Neu-Ulm town hall are only a few steps away. It takes just under ten minutes to cross the Danube and reach the neighboring town of Ulm in Baden-Württemberg.
criticism
In the opinion of retailers in the industrial area on Otto-Hahn-Straße, the Glacis-Galerie will take customers away from existing shops in the city center of Neu-Ulm. It will be particularly difficult for the Mutschler Center, which is currently the largest tenant, Kaufland, and a few other small shops that could be sold to customers. However, this problem could not even arise because the Bopfingen furniture dealer Möbel Mahler has bought the Mutschler Center and wants to use the entire sales area for itself. This means that shops could move from the former Mutschler Center to the Glacis Gallery.
In addition to Media Markt, there is the shoe store Siemes Schuhcenter , McDonald’s , Dehner , the Göbel beverage market in the former Schleckerland and C + C Schaper on and around Otto-Hahn-Straße . These shops in the industrial area are endangered by the Glacis gallery because the customer magnet comes from Media Markt. All customers would then only shop in the Glacis gallery.
In the neighboring city of Ulm, there is the Blautal-Center and the pedestrian zone in the city center, and the Sedelhöfe shopping center is also planned near the city center (opening expected in 2018–2019). There is also a shopping center in the nearby town of Senden . These shopping centers already offer the Glacis Gallery, with Procom representative Samland promising that something unique will find space in the Glacis Gallery.
The residents of Bahnhofstrasse complain about the possible noise and smell of the exhaust air system on the 26-meter-high shopping center. The so-called skyboxes are to be placed three times on the roof, but residents are demanding that they be placed further south. As a result, Procom decided to insulate the exhaust air system. Another obstacle is a yellow house on Bahnhofstrasse, which according to the plan should give way, but the investor Procom could not come to an agreement with the residents and had to change the plan again. The city council decided on the new version on October 10, 2012 and approved it. After other residents of Bahnhofstrasse complained about the possible illnesses caused by the exhaust air system, Procom and the residents agreed on tacit compensation. Due to the delay in negotiations, the start of construction had to be postponed again in 2013.
In the Shopping Center Performance Report survey carried out in 2016 , the Glacis-Galerie achieved the third-last of 269 places with a grade of 4.50. As part of this survey, retailers in large shopping centers across Germany were asked how they assessed their local economic strength. The main point of criticism was the strong competition from the nearby Ulm city center. Although the Glacis Gallery is relatively busy, many visitors only stroll through the center and do not shop. The operator ECE reacted to this result a few weeks before it was published due to the bad mood on site and hired a new center manager, who is now the third since the opening a year and a half earlier. In addition, they want to increase the quality of stay in the center as well as the general attractiveness, create more seating options, replace the manual entrance doors with automatic sliding doors and reduce the vacancy rate. With more money for advertising and campaigns, additional customers should also be attracted in order to better establish the Glacis Gallery in the city.
Most of these projects were implemented by the spring of 2017: a total of 38 new seating options, 80 plant pots were installed and the doors were replaced. In addition, cell phone reception and orientation options in the parking garage are to be improved in order to further increase the quality of stay. In a survey of 525 customers, more than two thirds of those questioned gave the Glacis Gallery a grade of 2 or better. According to the center management, however, the poor performance in the retailer survey from last autumn is currently deterring new tenants, which is why they want to bring the center more into social networks by means of photo motifs on the unlet shop fronts .
Connection
Thanks to the neighboring Neu-Ulm train station and the central transfer point (ZUP), the Glacis-Galerie is optimally connected to public transport . The federal road 10 , which was rebuilt at the Reuttier Strasse intersection to withstand the increased traffic volume, as well as the federal roads 28 , 30 and the more distant motorways 7 and 8 ensure a very good connection to the road network.
Trivia
Since the summer of 2016, the Glacis-Galerie has made 240 parking spaces in its parking garage available for long-term parkers and commuters. This goes back to an agreement between the city of Neu-Ulm and the shopping center, which was made after the neighboring parking garage at Neu-Ulm train station was closed. The Glacis-Galerie has extended the opening times of its parking garage from Monday to Saturday to 6:30 a.m. to 8:30 p.m.
