Nakheel Tower (former project names The Pinnacle , Al Burj and Tall Tower ) was a skyscraper project in the emirate of Dubai with a planned height of over 1000 meters.

The tower was planned by the state-owned real estate company Nakheel Properties and was part of the project planned under the name Nakheel Harbor & Tower on the coast of Dubai. It was originally planned to be built from 2010 at the mouth of the Arabian Canal near the Jumeirah Islands . The Nakheel Tower was to become the tallest structure in the world and, when planned for completion in 2020, would form a vertical city within the center of Dubai. On January 14th, 2009 it was announced that the realization would be suspended for at least one year due to the financial crisis . In December 2009, according to some unconfirmed statements, the entire construction project was abandoned. However, there is still no official confirmation from Nakheel Properties that the construction project has been canceled. However, the realization (at least in the foreseeable future) seems hardly conceivable.

Building history

The Pinnacle

Originally, the Nakheel Tower project was to be built under the name The Pinnacle in the center of the artificial palm island Jumeirah with a height of around 750 meters. The Pinnacle was to have 120 floors and exclusively contain extremely luxurious apartments, a large fitness center and an observation deck and should be completed in 2009. The Pinnacle should consist of four closely spaced, semicircular towers, which should be connected to each other via different connecting bridges. The Palm Trump International Hotel & Tower project was later planned on the site of The Pinnacle . The Pinnacle was then moved from the Palm Jumeirah to the Palm Jebel Ali.

Al Burj

In January 2005 The Pinnacle became a new major project called Al Burj ("The Tower"). According to new speculations about the changed plans of Nakheel, the skyscraper should now be up to 1,600 meters high. This should make Al-Burj about twice as high as the currently tallest building in the world, the 828-meter-high Burj Khalifa of the competing Dubai real estate company Emaar . Instead of the artificial island of Palm Jumeirah, the property was now to be built on the world's largest planned artificial bank, the Dubai Waterfront , near the palm island of Jebel Ali . Nakheel has already negotiated with contractors for the construction of Al-Burj, including the South Korean Samsung Corporation , the Japanese Shimizu Corporation and the Australian construction company Grocon . The design drafts of the Al-Burj were created by the American architectural offices Pei Partnership Architects (PPA) and Axis Design Group (ADG).

Tall Tower

For a few months between 2007 and 2008 the building was named Tall Tower , while real estate company Nakheel was looking for a new location and did not want to commit to a final name.

The Nakheel Tower

Al Burj officially became the Nakheel Tower on October 5, 2008 . The building, which is over 1000 meters high, was to be built on the mainland and was part of the major Nakheel Harbor & Tower project, which was to include an artificial inner-city harbor. The project was no longer part of a plan for a large, artificial planned city called the Dubai Waterfront. A model of the construction project was exhibited to the public during the ' Cityscape Global Dubai 2008' real estate fair from October 6th to 9th, 2008 and presented by Sultan Ahmed bin Sulayem , Chairman of Dubai World . Guests at a VIP presentation at the Atlantis Dubai Hotel were the ruler of the Emirate of Dubai Muhammad bin Raschid Al Maktum and the actors Michael Douglas and Catherine Zeta Jones . ConstructionWeek magazine and Middle East Economic Digest (MEED) had reported on Nakheel's new plans months earlier.

To compete for the construction of the Nakheel Tower, in October 2008, Nakheel Properties had the Dubai-based / Australian company Al-Habtoor Leighton , the local / British Al Naboodah Laing O'Rourke , the South African Murray & Roberts , the South Korean Samsung Corporation , the Japanese Taisei Corporation and French Vinci Construction Grand Projets Gesellschaft were invited. Since December 4, 2008, Nakheel decided the competition between the following three project groups, which had applied for the construction of the Nakheel Tower: a joint venture of Al-Habtoor Leighton, Murray & Roberts and the Takenaka Corporation; a joint venture between Laing O'Rourke and Taisei Corporation and Samsung Corporation. (The Samsung Corporation is already part of a joint venture in the construction of the Burj Chalifa together with the companies Bel Hasa Six Construct and Arabtec Construction ).

Nakheel was advised by the English company WSP Group , the Australian company Van Der Meer Consulting (VDM) and the American company Leslie E Robertson Associates (LERA). LERA are responsible for the 492 m high Shanghai World Financial Center . The design of the Nakheel Tower comes from the Australian architect Woods Bagot . According to Manal Shaheen, Marketing Director of Nakheel, the company had been preparing the major project for six years.

Financial crisis

After the demand for real estate in Dubai practically collapsed at the end of 2008 in the wake of the international financial crisis , the state project developer Nakheel announced that it would respond by temporarily suspending work on the outstanding prestige structure Nakheel Tower. The construction of the Nakheel Tower was originally supposed to start in October 2010, initially with preparatory work by the French company Solétanche Bachy , which has already worked on the 452 m high skyscraper duo Petronas Towers and specializes in foundation engineering. At times, Nakheel assumed a moratorium of only one year, which would only slightly postpone the completion of the supertower. Due to ongoing financial problems, it is uncertain whether and when the work will be continued.

Construction site

The Nakheel Tower project was to form the central part of the Nakheel Harbor & Tower concept . The investors stated that exactly this area would one day be the geographical center of Dubai, i.e. the tower, the most important landmark. Nakheel Harbor & Tower was to be in the canal area of the Arabian Canal hydraulic engineering project at the intersection with Sheikh Zayed Road , off the coast of Dubai's Jumeirah district , near the Jumeirah Gardens and Dubai Marina district projects , at the western end of Jumeirah Beach, and not far from the man-made Jumeirah islands Islands and the high-rise areas of the Jumeirah Lake Towers , in close proximity to the Ibn Battuta Mall .

It was emphasized that, contrary to the many car-friendly districts that have already been implemented, a concept of the pedestrian city in the old Arabic tradition is being pursued here.

Construction height

Officially, the Nakheel Tower should be at least 1000 meters high. The exact height of the Nakheel Tower was kept secret. According to unconfirmed information, the presumed construction height of the Nakheel Tower project fluctuated in media reports between about 1200 meters and 1400 meters. The Emporis GmbH gave up their Internet presence at a structural height of 1050 meters.

Construction features

The design of the Nakheel Tower (which was created by the architecture office Woods Bagot) should, according to Nakheel's own representation, various elements from famous Islamic architecture, such as the 33-arch bridge in Isfahan (Iran), the Alhambra in Granada , the port of Alexandria included in Egypt and the promenade of Tangier in Morocco . The building was supposed to be the largest building in the world and would also have been the largest concrete building structure ever built. The base of the Nakheel Tower should be surrounded by a crescent-shaped tower base with tetrahedral elements, which should optically compensate for the special height of the building.

Under the shell, the planned architecture of the Nakheel Tower essentially consisted of four individual towers with gaps in between to allow strong winds to pass through. The four core towers were to be structurally connected by four-story sky bridges after every 25 floors. The viewing platform, which is around 700 meters high, should be accessible by elevators within four minutes. The one-kilometer-high skyscraper would have been so high that the sunset could have been seen twice with the help of fast elevators, once on the ground floor and then again at the top of the tower. The tall building would have had five different microclimates with a temperature difference of up to 10 Kelvin . The planned 200-story tower was to be equipped with 150 elevators.

The Nakheel Tower with its surrounding buildings, in particular an inner-city harbor, could have taken up an area of more than 270 hectares and, according to Nakheel, represented a district of its own. The Nakheel Harbor & Tower building complex was intended to provide living space for more than 55,000 People become. In addition, commercially usable office space was to be offered for up to 45,000 people. The property should also create 250,000 square meters of space for restaurants and 100,000 square meters for retail. A hotel was planned for the upper floors of the tower. Sultan Ahmed bin Sulayem, Chairman of Dubai World, described the Nakheel Tower as a "place to live, work, relax and entertain, for art and culture". All of this should be concentrated in one area. The aim was to make Nakheel Harbor & Tower one of Dubai's most important tourist attractions.

Mortgage lending

According to Nakheel Properties CEO Chris O'Donnell, the total construction project was $ 38.12 billion. The investors wanted to absorb their capital outlay by selling land around the skyscraper. The first phase of project implementation, in which Nakheel was advised on engineering issues by the WSP Group, is said to have cost Nakheel US $ 1.36 billion, according to a report. In addition, the principle of section-by-section use should have applied to this tower: the lower areas could already have been occupied while further construction was still going on.
