Ensemble So-called staff leader settlement

File number: E-1-84-139-2

The so-called Stabssiedlung is a uniformly planned overall complex of architectural and historical importance and because of its residents of outstanding historical importance. Since the mid-1930s, Martin Bormann , Reichsleiter and staff leader in the Hess office, acquired properties up to a size of around 80 hectares in the northern municipality of Pullach. The purchase was made on behalf of the NSDAP and with the financial means of this party for the construction of the planned "settlement of the staff of the deputy of the Führer".

In addition to Martin Bormann, other high-ranking employees of the staff and thus the administration of the Nazi dictatorship lived in the settlement. Under the construction management of the architect Roderich Fick , who was commissioned with the planning in January 1936 at the latest, the settlement could probably be completed by 1940. Even the outbreak of the Second World War did not delay the construction project, which was classified as an important part of the war effort.

The settlement concept follows an orthogonal basic scheme that is strictly related to a longitudinal axis. The staff leader's house, a mighty hipped roof building, located in this central axis, serves as the formal and content-related, ie architectural and power-political center of the housing estate, the residential buildings of which are grouped around the central rectangular square located in the central axis of the complex. Removed from this axis reference and slightly removed from the actual housing estate, farm buildings and staff apartments were built. In 1943, the so-called kindergarten with an air raid shelter was built in the central axis opposite the headquarters building. Green spaces and gardens were part of the overall concept by landscape architect Alwin Seifert .

The plots of land were parceled out along Sonnenweg on both sides of the street, while on Heilmannstrasse only along its west side. On the 27 parcels of roughly the same size, 23 single-family houses and four double houses were built as two-storey hipped roof buildings of the same type. The free-standing houses were connected to one another by walls and pergolas. Garden plots of generous size line the large green area of the rectangular square in the middle. Seifert had this central rectangular square planted with trees on the edges.

The head of staff's building was given an additional urban planning, architectural and artistic enhancement through the sculpture garden adjoining it to the south (on its rear side). The design came from Seifert, with sculptures by Josef Thorak and Fritz Klimsch being displayed in the garden. A walled forecourt, from which an access path led directly into the central space, emphasizes the special position of the building, as does the hook-shaped, lower utility wing on the west side, which in turn broke the strict axis principle.

A large nursery with greenhouses was set up in the immediate vicinity of the chief executive's house, east of the garden, bordered to the south-east by the garden manager's residential building and the building for the gardening equipment. This nursery is particularly important for the concept of the settlement. Seifert planned this out of personal conviction under the aspect of biodynamic cultivation, supported by Rudolf Hess .

Clearly separated from the settlement, however, a separate building complex was built further south along Heilmannstraße, the motor vehicle workshop and hall as well as driver accommodation, and at right angles to this, already located on Margaretenstraße, employee housing. Another three residential buildings for motorists were built east of Heilmannstrasse.

All of the buildings by the architect Roderich Ficks have the following typical features: flat plastered buildings with regular axes, no plinths, hipped roofs that are tightly seated, flush between window and wall, portal-like setting of the entrance through narrow natural stone frames, window sashes that open outwards. The uniform planning and the unity of the architectural language establish the unity of the settlement.

Remarks

  1. This list may not correspond to the current status of the official list of monuments. The latter can be viewed on the Internet as a PDF using the link given under web links and is also mapped in the Bavarian Monument Atlas . Even these representations, although they are updated daily by the Bavarian State Office for Monument Preservation , do not always and everywhere reflect the current status. Therefore, the presence or absence of an object in this list or in the Bavarian Monument Atlas does not guarantee that it is currently a registered monument or not. The Bavarian List of Monuments is also an information directory. The monument property - and thus the legal protection - is defined in Art. 1 of the Bavarian Monument Protection Act (BayDSchG) and does not depend on the mapping in the monument atlas or the entry in the Bavarian monument list. Objects that are not listed in the Bavarian Monument List can also be monuments if they meet the criteria according to Art. 1 BayDSchG. Early involvement of the Bavarian State Office for Monument Preservation according to Art. 6 BayDSchG is therefore necessary in all projects.
