The urban and rural residential-Gesellschaft mbH (proper spelling: TOWN AND COUNTRY ) is a German housing company based in Berlin . The company, founded in 1924, is one of the six municipal housing associations in the state of Berlin. The municipal company is the parent company of the group , whose main business area is the leasing and management of its own residential and commercial properties with a focus on Neukölln , Treptow-Köpenick , Tempelhof-Schöneberg and Marzahn-Hellersdorf . As of December 31, 2017, the group managed almost 43,800 own apartments, which corresponds to a market share of 2.2% in Berlin.

The company manages 42,300 rental apartments and 700 commercial properties in its own portfolio as well as around 9,000 rental units managed for third parties (as of December 31, 2015). In the Berlin districts of Neukölln , Treptow-Köpenick , Tempelhof-Schöneberg , Steglitz-Zehlendorf , Charlottenburg-Wilmersdorf and Marzahn-Hellersdorf . In addition, housing stocks in Neuenhagen and Fredersdorf in the state of Brandenburg .

In the Hellersdorfer Straße 179 - ground floor right - the city and state maintain a GDR museum apartment , which can be viewed after registration or during the two-hour Sunday opening hours.
history
1924
On July 7, 1924, the predecessor company, the "Märkische Scholle" Siedlungsgesellschaft mbH, was founded. Company objective of the new establishment: "... to create healthy small apartments with permanent gardens at low prices for the less well-off ..." The construction of 29 small houses in the districts of Wittenau and Britz were the first projects.
1924 to 1930
There was a great housing shortage in Berlin in 1924/25 and housing construction for broad sections of the population was promoted by housing associations. During this time the “Märkische Scholle” settlement company built a garden home settlement in Neuenhagen with around 100 apartments, which attracted special attention due to the good quality of living at the time. Within a few years, 2,400 apartments were built in various parts of Greater Berlin . The establishment of children's homes in large buildings and the installation of central laundry rooms for around 500 to 700 tenants in large apartment blocks were groundbreaking.
1931 to 1945
The name was changed to Stadt und Land Wohnbauten-Gesellschaft mbH on May 29, 1931, as there was always confusion with the founding company “Märkische Scholle” non-profit war settlement e. G. mbH came. The most prominent tenant in the 1930s was the writer Hans Fallada . During the Second World War , construction came to a complete standstill and 17% of the residential buildings in the city and countryside were destroyed.
1945 to 1957
After the war, the company's property in Pankow , Treptow and Lichtenberg was almost completely expropriated . The Fallada settlement in Neuenhagen was also expropriated. The city and country in West Berlin became a subsidiary of the GSW Gemeinnützige Siedlungs- und Wohnungsbaugesellschaft Berlin mbH. Of the 2,352 residential units that were formerly almost exclusively located in the eastern part of Berlin , only 13 apartments, two garages and a storage lot remained in the company's possession.
1958
The Stadt und Land Wohnbauten-Gesellschaft mbH is re-established as an independent company with 9,720 apartments and 90 employees from GSW.
1960s and 70s
As part of the numerous redevelopment and new construction projects, some of the largest projects in the city and the country arose: the Rollberge redevelopment area in Neukölln, the new construction of the John Locke housing estate in Berlin-Lichtenrade and the high-deck housing estate on Sonnenallee. In 1967 the city and country had a total of 12,944 rental units.
1980s
Since the new construction of social housing in Berlin was declining, the focus of the housing associations was on the modernization and repair of the house stock. The urban and rural areas of activity included urban renewal, property measures and the improvement of the living environment through extensions and additions, modernization and repairs. With the construction of the Rudow country house settlement, the city and state implemented one of the first building projects in Berlin that was geared towards ecological considerations: the rainwater that accumulated was collected in ponds and used.
1989
After the fall of the Berlin Wall, the city and state provided personal and material support for the municipal housing administrations in Treptow and Lichtenberg. As the first municipal housing association, the company built and operated a dormitory for emigrants with 400 places in Berlin-Buckow.
1990
After the transformation of VEB Kommunale Wohnungsverwaltungen into a GmbH, the city and state took over management in Treptow and Lichtenberg on July 1, 1990 .
1991
As part of an agency agreement with the Treptow housing association, full responsibility for a further 30,000 apartments was transferred to the city and state. The goal was to merge both companies.
1992
On September 24, 1992, the foundation stone for 587 apartments was laid in Altglienicke, Berlin's largest housing project at the time .
1993/94
Stadt und Land was one of the first to apply for funding for prefabricated building renovations and renovated 1,230 apartments in Treptow, for example.
1995
The merger of the city and country with the housing company Treptow on January 1, 1995 led to an expansion of the portfolio to 43,119 apartments.
1999
Acquisition of the majority stake in WoGeHe Wohnungsbaugesellschaft Hellersdorf mbH by the city and state with the aim of being able to react better to the now pronounced demand market in Berlin.
2002
Transfer of the business activities and the staff of WoGeHe Wohnungsbaugesellschaft Hellersdorf mbH to the city and country on October 1st, 2002.
2005
The city and state are the first in Germany to receive the “EMAS” environmental certificate from the European Union , and the fifth in Europe , which is awarded on the basis of a comprehensive certification process.
2007
Establishment of Sophia Berlin GmbH on March 20, 2007 with the aim of coordinating and offering services in the field of social personal care and assistance in old age. Besides Degewo and Sophia Holding GmbH, Stadt und Land is one of the three shareholders.
2012
Stadt und Land is one of the companies that signed the alliance for “social housing policy and affordable rents” with the Berlin Senate . The aim of the alliance is to ensure that the tenants of the six municipal housing companies live well, safely and affordably.
2013
Together with the photovoltaic system operator p-vb and the electricity provider LichtBlick, the city and the state started Germany’s first major commercial home electricity project. In the Yellow Quarter in Berlin-Hellersdorf, the largest photovoltaic system has been installed on German residential buildings since 2012 in 50 tenement houses in which around 3,000 tenants live.
2014
For the first time in around a decade and a half, the city and country have started building new apartments again. The first groundbreaking ceremony took place in May on Sterndamm in the Treptow district of Johannisthal . 31 new apartments were built here. Another symbolic groundbreaking ceremony took place in November in the Treptow district of Niederschöneweide, where a total of 284 new apartments are being built.
2015
For the anniversary campaign “90 years! 90 good deeds ”, at the end of 2015 the city and country received the Human Resources Excellence Award 2015 in the category of employee engagement. Background: In 2014, around 500 employees of the group were called upon to voluntarily do 90 good deeds exactly where the tenants of the municipal company are at home. 385 employees have done more than 1,500 hours of voluntary work in many urban and rural districts and have done well over 90 good deeds.
2016
In the Treptow-Köpenick district, the city and state are planning to build over 1,000 new rental apartments. Of the total of 2,500 new apartments planned for all of Berlin, more than 1,100 are already in the construction phase, the rest are in the concrete preparation phase. In addition, the city and state are continuously reviewing the purchase of additional plots that are suitable for multi-storey residential construction. In total, the city and the country are expected to grow by around 15,000 apartments by 2026 through new construction and purchases. Around 2.3 billion euros are earmarked for investment.
