Sihlcity is a large development on the site of the former "Zurich paper mill on the Sihl" in Zurich - Wiedikon .

The urban entertainment center created on the site was opened on March 22, 2007 and is the first of its kind in Switzerland. It comprises around 100,000 m² of space with offers such as shops, restaurants, multiplex cinema, cultural center, fitness center, medical center, hotel, library, children's paradise, delivery service, chapel with pastoral care and apartments.

Project and realization

The general contractor Karl Steiner AG developed the Sihlcity project together with the architectural office Theo Hotz and sold it in 2003 to a group of investors - today's Sihlcity co-owners.

From July 1, 2003 until the opening on March 22, 2007, Sihlcity was built, although some construction work could only be completed after the official opening or - as in the case of the Pestalozzi Library - dragged on until July 2007. During the main construction phase, the project claimed to be “the largest private building construction project in Switzerland”.

Four buildings have been preserved from the earlier industrial building complex, reminiscent of Zurich's industrial history. The old chimney of the former paper mill is particularly eye-catching.

Investors

The Sihlcity co-owner association consists of five real estate investment companies owned by the client, Credit Suisse :

  • CSA Real Estate Switzerland (16.5%)
  • Credit Suisse Real Estate Fund Interswiss (12.9%)
  • Credit Suisse Real Estate Fund Siat (11.6%)
  • Credit Suisse Real Estate Fund Property Plus (9.8%)
  • The shares in Swiss Prime Site AG (24.2%) also went to Credit Suisse in a property swap in 2018.

The investment volume is around 600 million Swiss francs . The estimated rental income is around 40 million Swiss francs per year. Sihlcity is managed by the Swiss Prime Site subsidiary Wincasa .

In Sihlcity there are 14 restaurants and 75 shops (mainly from the clothing industry), a Four Points by Sheraton hotel with 132 rooms, a cultural center , a fitness center, a medical center, a library, a cinema with 18 halls, offices and 16 city apartments as well as the ecumenically operated and interreligious open Sihlcity Church with chapel and pastoral care.

The multiplex cinema with eighteen halls and around 2,100 seats is operated by Stöckli Holding . This makes Arena Cinemas the second largest cinema in the city of Zurich.

For Sihlcity - with around 2,300 jobs - around 20,000 visitors per day were originally expected. However, after the opening phase, this number was not reached and many stores are generating less sales than planned. In 2008 the shopping center achieved a turnover of 325 million francs and was thus in 6th place in Switzerland. In 2010, Sihlcity was visited by an average of just over 21,000 visitors per day, generating sales of 372 million francs.

Thanks to the Zurich-Brunau motorway connection ( A3 Basel-Sargans) and the Uetliberg tunnel ( Zurich west bypass ), Sihlcity can be reached directly via the motorway. 850 paid parking spaces are available for motorists. For comparison: the slightly larger Glattzentrum, right on the border with the city of Zurich, has 4,750 free parking spaces.

Due to the expected increase in traffic through the new shopping center, the Swiss Transport Club (VCS) raised an objection to the construction project. However, the client was able to come to an agreement with the VCS, so that it withdrew its objection. Sihlcity is now not allowed to cause more than 8,800 car journeys a day. Otherwise, the operators must take countermeasures (e.g. increase parking fees).

Public transport

The Sihlcity is also easily accessible by public transport . Tram lines 5 (Mon-Fri), 13 and 17 (only HVZ ) and trolleybus line 72 run from the Sihlcity Nord stop . The terminus of the urban bus line 89 is in the Sihlcity underground car park, where four regional bus lines stop in the city center. Out of town, like the Sihl Valley Railway, which connects Sihlcity directly to Zurich's main train station , they stop at the nearby Saalsporthalle stop .
