Dellis Cay is a small island in the British overseas territory of the Turks and Caicos Islands . The approximately 210 hectare (520 acre ) island is located in the northern part of the Caicos Islands between Parrot Cay in the northeast and Pine Cay and a few other smaller islets in the southwest. Like the neighboring islands, Dellis Cay is a flat sand island without much vegetation.

For a long time, Dellis Cay was undeveloped. In 2005, however, the island was bought by the Vienna- based company O Property Collection owned by the Austrian Cem Kinay . In addition to a luxury hotel from the Mandarin Oriental Group, a wellness center and a marina, numerous luxury villas by well-known architects (including David Chipperfield , Zaha Hadid , Kengo Kuma and Piero Lissoni ) are to be built on the island ( The Residences at Mandarin Oriental Dellis Cay ). Construction began on June 20, 2008, the first phase was scheduled to be completed in 2009 and opened in mid-2010. In early 2010, the company filed for bankruptcy and construction was halted. At the beginning of 2011 the project was canceled due to financial problems.
