The Intown group was in the real estate industry operating group of companies . She owned or managed several larger, mostly commercial properties in Germany. The individual properties were largely owned by subsidiaries founded for this purpose, but management was taken over by the parent company Intown Property Management GmbH . As of June 2017 , the Intown Group owned or managed around 150 individual properties with around 2.2 million square meters of rental space in Germany. At the beginning of 2019, the business activities of the Intown Group were taken over by the newly founded Lianeo Real Estate GmbH . In 2019 "more than 130 companies" were registered under this company name, "as a rule, they each own one large property or several smaller ones."

The group also became known nationwide because in 2017 two of its properties with a total of more than 820 residents were forcibly evacuated within two and a half months. Your skyscraper in Wuppertal with 72 residents was vacated by the authorities in June 2017 due to insufficient fire protection. Almost two months later, their “ Hannibal ” residential complex in the Dorstfeld district of Dortmund was also forcibly evacuated on September 16, 2017. More than 750 residents had to leave their homes and move immediately because fire protection requirements had not been met.

According to the company's own statement, the company's strategy was to acquire properties in well-located locations that showed good prospects for rental price developments, but were usually in poor condition when they were taken over.

History and structure

Intown is or has been active in Germany since 2005. Co-shareholders of the individual subsidiaries were mostly companies in Cyprus , the entrepreneur Amir Dayan from Israel was often named as the partner behind them . Ms. Efrat Abuav was the managing director of Intown Property Management GmbH . This was followed by Mirko Schwerdtner, Christian Gau, Sven Scharke and Sascha Hettrich. Intown's successor company Lianeo Real Estate GmbH was entered in the commercial register on January 17, 2019.

According to Hettrich, the Intown Group has been investing in real estate in Germany since 2005 and has never sold a building from its portfolio (as of 6/2017). The subsidiaries belonging to the group of companies employed around 170 people in Berlin and around 300 in Europe.

Eviction of the skyscraper on the Hilgershöhe in Wuppertal 2017

In 2013 the Intown Group took over a high-rise in Wuppertal. After the catastrophic high-rise fire in London , in which 79 people died at the beginning of July 2017, the fire departments throughout Germany reassessed the fire protection of large residential complexes, especially the possible dangers of external cladding.

The outer cladding of the Wuppertal skyscraper was made of plastic and a substructure made of wood. Escape routes led along the facade, there was no fire alarm system. The authorities had already found serious defects in the property during a fire show in 2010, but the owner changed several times and the requirements were not met until the end. On June 27, 2017, the city of Wuppertal had the entire building vacated due to the acute defects, sealed it and moved the residents to other apartments. It was the first case in the Federal Republic that this measure was used.

The Intown group announced that they would quickly eliminate the security deficiencies and expressed their incomprehension about the sudden eviction. You denied statements of the city reports. Around a month later, the facade was partially removed by the Intown Group and other defects were removed so that the residents could move back in. The building was then extensively renovated.

Eviction of the "Hannibal II" residential complex in 2017

After the operating company went bankrupt, the Hannibal high-rise residential complex in Dortmund-Dorstfeld was under forced administration for several years. In 2011 the company Lütticher 49 Properties GmbH bought the facility from the foreclosure auction for 7 million euros. The large complex was considered to be in need of renovation. The company is based in Cyprus and is believed by observers to be affiliated with the Intown Group. Efrat Abuav is registered as managing director of both companies. There are around 420 apartments in the residential complex. During an inspection in the summer of 2017, it was discovered by chance that the entire system had dozens of ducts for ventilation and cable routing, which were open at the top and bottom and would therefore conduct smoke into large parts of the building in the event of a fire. The city then evicted the entire facility on September 21, 2017.

On the day of the eviction, Intown criticized that it was illegal and inappropriate. She was only informed about the "detailed fire protection concerns" (Sascha Hettrich) after the evacuation. Ultimately, the company argued that the deficiencies mentioned could have been responded to with less serious measures. Intown filed a lawsuit against the measure with the Gelsenkirchen Administrative Court.

  • Aachen Arkaden (shopping center): The center, which opened in 2008 and has a total area of ​​27,000 m², was taken over by Intown in April 2017. According to the company, they want to develop the center into a "local supply center" and make investments. In June 2018 vacancies were reported. Dortmund

  • Westfalenforum (shopping center): The Westfalenforum in Dortmund city center, which was acquired in autumn 2013, was stated in a newspaper report as belonging to Aroundtown SA .
  • Alte Post (office and hotel building) on ​​Königswall in the center of Dortmund . This property was mentioned both on the Intown website (as of April / May 2016) and in the half-year report for the 1st half of 2016 of Aroundtown SA .
  • Hannibal II residential complex , here the group acts as the “owner representative”. The exact ownership structure is unclear.

Hanover

  • Maritim Grand Hotel: The hotel on Friedrichswall , built in 1965opposite the town hall in Hanover, initially operated as the Hotel Intercontinental and was latertaken overby the Maritim Group . In 2014 it was announced that itwill be taken overby the Intown subsidiary Friedrichswall GmbH with effect from mid-2015. Hotel operations ended at the end of 2015. Currently (December 2016) it is used as refugee accommodation with a capacity for over 500 people.
  • Several buildings in the Pelican district : At least two commercial properties were purchased in the Pelican district through the Aroundtown company , which is registered in Cyprus. According to the Neue Presse , the owners of Aroundtown are "good friends" with Amir Dayan.

Leipzig

  • Hotel Astoria , opened in 1916 and has been vacant since 1996. It was sold to the Intown Group on May 20, 2016.

Schwerin

  • Dreescher Markt (local supply center) with 10,300 m² of space in Schwerin was sold to the Intown Group on September 15, 2016.
  • Mueßer Holz (apartment blocks): As of March 1, 2016, 622 apartments in Mueßer Holz were sold to Intown Wohnen Schwerin GmbH . According to NDR , the electricity and heating failed again and again in several apartments. Even if the dilapidated apartments were not renovated, the local social welfare office and the employment agency refused to let a number of tenants move out. At the beginning of July 2017, the city of Schwerin decided that the job center should quickly help all tenants who lived in an unreasonable apartment with the move. In September 2017, Intown announced that the blocks would be renovated from mid-2018.
