history

In the planning phase of the shopping center, years before the actual opening, a greatly modified concept was envisaged. The rentable sales area should be over 2,200,000 square feet (approx. 200,000 ) and the mall should have a roller coaster , a Regal Cinemas cinema world with 28 screens and over 300 shops. However, this concept was largely discarded after Taubman Centers received ownership in 2000 and produced a new concept. Prior to this, Michael Swerdlow , who works extensively in Florida, had driven the development of the shopping center with his Swerdlow Real Estate Group before a joint venture with Taubman Centers was entered into in 1999 . Plans to build the 1.4 million square foot Dolphin Mall began in 1998 when the groundbreaking ceremony took place on June 28, 1998 . An opening should take place in autumn 1999.

The mall, planned by Beame Architectural Partnership from Miami, was officially opened on March 1, 2001 and was the first of four malls opened by Taubman Centers this year. The other three malls are The Shops at Willow Bend in Plano , Texas , International Plaza and Bay Street in Tampa , Florida, and The Mall at Wellington Green in Wellington , Florida. The Dolphin Mall was built in a similar design to the Mills shopping centers operated by the Simon Property Group (see also Mills Corporation ). One of these Mills malls is Sawgrass Mills in Sunrise , Florida, which is the largest outlet mall in South Florida and also the main competitor of the Dolphin Mall. A mall similar to Dolphin Mall is the Taubman-operated Great Lakes Crossing outlet mall in Auburn Hills , Michigan . In October 2002 Taubman Centers, which until then had owned 50 percent of the mall, bought the remaining 50 percent of Sverdlov for a rumored sum of nearly 97 million US dollars , 94.5 million of which for the mall itself, as well as others 2.3 million for six acres of space around the property. At the time of the takeover, around 80% of the rentable sales area was let. In the course of the deal, two legal disputes between the two investors were also put down.

Expansions and incorporation of the mall

The mall with its two floors is divided into three large sections: Playa (Beach), Ramblas (Boulevards) and Moda (Fashion); these in turn are divided into a total of nine different zones. Over the years the mall has been expanded several times. In 2014 and 2015, around 1,250 new parking spaces and five new restaurants were created. There were also some other smaller extensions. As early as 2010, after years of disputes, a decision on the location problem was made; Since the Dolphin Mall had been on a unincorporated area since it was founded, a specially held election had to decide which city the mall would belong to in the future. Since the mall is located in the area between Sweetwater and Doral , only residents of both cities could participate in this election, which was 68% in favor of Sweetwater.

Anchor tenants

Bass Pro Shops , one of the anchor tenants of the Dolphin Mall since 2005 (2017)
The Cobb Dolphin 19 Cinema is another anchor tenant of the mall. (2017)

Another major anchor tenant is Bass Pro Shops , which signed a 20-year lease in 2005 and received around 100,000 square feet of retail space for its Bass Pro Shops Outdoor World . Shortly afterwards, the construction of a hotel for the Courtyard by Marriott hotel chain was announced. Today (as of March 2019) there are three larger hotel chains in the immediate vicinity of the mall: the Courtyard by Marriott, the Homewood Suites by Hilton and the Hilton Garden Inn .
