New urban quarters Derendorf is the name of a new district built around the 2010s in the centrally located Düsseldorf districts of Pempelfort and Derendorf . The area of ​​the leveled commercial operations as well as railway and track systems, in particular the Düsseldorf-Derendorf freight station , is gradually being redesigned and redeveloped as part of a reurbanization by urban planners, architects, project developers and real estate investors. The project area comprises a total of approx. 360,000 m² of building land and is divided into six sections (A to F). Of these 36 hectares, around a third, exactly 11.7 hectares, is accounted for by road construction, around 22 percent each (around eight hectares) for residential construction and parking spaces and 16 percent (5.8 hectares) for office buildings and commercial buildings. In the north, at the level of the Düsseldorf-Derendorf stop , the project area borders on the site of the former Schlösser brewery and the former Düsseldorf slaughterhouse , where a new campus of the Düsseldorf University of Applied Sciences has largely been created.

The names of streets, apartment blocks and facilities in the northern and central parts of the site are borrowed from French culture . The area is referred to by the previous owner Aurelis and the city administration as Le Quartier Central (central district), the most important street as Toulouser Allee . The southernmost part is built on with the so-called New York Village , the architecture of which is based on the New York Flatiron Building .

The history of the area on which the new Derendorf districts are being built is closely linked to the Düsseldorf-Derendorf freight yard , which consisted of the freight yard halls, customs and shipping buildings in the southern part of the area (Schirmerstrasse / Schinkelstrasse) and the northern part of the Track systems for assembling and parking the freight trains. In addition, the Düsseldorf-Derendorf S-Bahn station is located in the northern part .

The actual freight yard was gradually shut down from 1990. The signal boxes and track systems were gradually demolished or removed over the years. Large parts of the area lay fallow for years and were partly used by walkers. In the area of ​​the buildings of the former freight station, a new mix of uses developed in 2001 after the previous use by Deutsche Bahn , freight forwarders and customs officials was finally closed .

It began in January 2001 with the opening of the Les Halles flea market in the old freight yard, which was gradually expanded to include a café, club and restaurant. The other buildings were also used by bicycle shops, wine shops, theaters, restaurants, fashion shops, furniture shops, etc. a. A brisk change among users too.

From 2005 onwards, the old buildings, beginning with the freight yard, were gradually demolished. The Café Les Halles moved to another building (near Wehrhahn) on the site.

The master plan for the new Derendorf districts was completed after a two-year planning period and presented and discussed at the meetings of the district council on September 13, 2002 and the planning and urban development committee on September 18, 2002 and October 30, 2002, respectively. The public participation took place at the beginning of 2003.

The framework plan area for the new Derendorf districts consists of 35  hectares , making it one of the largest urban development areas in the city of Düsseldorf.

Residential projects

All previous residential projects have been carried out by the Ratingen company Interboden , while the le flair residential project currently under construction is being implemented by Interboden in cooperation with Hochtief. Further residential construction is planned south of the Franklin Bridge, this area will be realized by Pandion AG.

Quartis Les Halles

In the spring of 2006, the first construction project for the development of the new Derendorf urban quarters began with the construction of Quartis Les Halles - my creative quarter by the Ratingen company Interboden. The section with around 7,000 m² along Schinkelstrasse 37-53 was realized with a total of nine different city houses with variable floor plans and a total of around 100 residential units, planned by the architects Reiner Götzen Creatives Planen GmbH, Prof. Ursula Ringleben and Mark Langenbahn Architekten, Prof. . Niklaus Fritschi , Benedict steel , Günter Baum, Jörg Toepel architect.

A special feature of this property is the establishment of a "Service Point" by Interboden Service Plus GmbH, which offers various services for owners and tenants.

Quartis Les Halles made it into the last three projects at the MIPIM Awards 2009 in Cannes.

Quartis Les Halles 2.0

In the next section, the Quartis Les Halles 2.0 , consisting of 129 rental apartments (one to four rooms), the house at Schinkelstrasse 55 was ready for occupancy on January 1, 2009. The other four houses at Schinkelstrasse 57–63 were ready for occupancy on March 1, 2009 and April 1, 2009.

The houses of the Quartis Les Halles 2.0 also use the same "Service Point" as the Quartis Les Halles .

A special feature is the supply of heat to the five houses by a geothermal system operated by Nahwärme GmbH Düsseldorf, a subsidiary of Stadtwerke Düsseldorf .

ILE

The third project with the name ILE , also with a French reference, was completed in October 2009 with 13 city houses at Schinkelstrasse 11–35. These are rental and condominiums. The core idea behind the residential project and its name is to design the individual buildings as individual islands. This is also reflected in the inhomogeneous and diverse facade appearance. Differentiated facades with projections and recesses and different storey heights together create a varied appearance.

The architecture of ILE is fundamentally modern, but partly broken up by historical elements. The facade features a color palette from classic white, light ocher to dominant red tones - in interaction with stone facades. The Lofthaus 29 stands out most clearly from the rest of personalization starts: Over the four-story brick building is a building attached cap comprising its metallic trim a modern and technical look. It clearly protrudes over the east facade in the direction of the city garden. The brick facade, horizontal window formats and the massive parapets pay homage to the factory buildings of the 19th century.

ILE is the third project in the ensemble, consisting of Quartis Les Halles , Quartis Les Halles 2.0 and ILE , and is also supervised by Interboden.

In the spring of 2010, the next project for a further section under the name le flair - das viertel full live - started as part of a joint venture between Hochtief Projektentwicklung and Interboden. The section lies between the bridge Jülicher Straße and Franklinbrücke and thus parallel to Tußmannstraße.

After construction began, the project was completed over a period of five years. A total of 39 terraced houses and 39 residential buildings with 528 apartments and 688 underground parking spaces were built. In November 2011 230 apartments and 32 terraced houses were nearing completion. A city garden was also created to round off the overall concept. Furthermore, after completion, le flair will have a local supply area and a daycare center.

The topping-out ceremony was held on July 11, 2011 for the apartments created in the first section (construction site 2 and 3, construction site 4, construction site 5). The construction sites were completed in December 2011 (site 2 and 3), in May 2012 (site 4) and in November 2012 (site 5). Construction began on the second construction phase (construction areas 6 and 7) in March 2012 and was completed in September 2013. On October 1, 2012, the joint venture between Interboden and Hochtief broke ground for the third construction phase. Seven townhouses and 72 condominiums had been built on site 8a / b by summer 2014.

The buildings are based on the model of the street fronts of Rue de Rivoli (Paris).

New York Village

The final section in the south, the so-called New York Village , was built on in 2013 and 2014. Due to the tapering terrain between Schirmerstrasse and the ILE complex, the westernmost of a total of five buildings was built as an iron building. In order to take up and continue this element, the architecture of the entire complex is based on that of the Flatiron Building in New York City .

Residential high-rises

In the southern part of the area between Franklinbrücke and Schirmerstrasse (Section B), where office space is to be created, two high-rise apartment buildings with 200 apartments and a further 100 apartments are planned as multi-storey buildings.

In addition to the 1,300 new apartments with 139,000 m² of living space, office blocks with a gross floor area of ​​311,000 m² were originally planned in the southern part. Here, however, apartments are being built by Pandion AG on two of the building plots (with the option of a third building plot). Office properties are also still planned by Pandion AG, but on a smaller scale than originally intended for this area. Another construction site, south of the Pandion construction site, was sold to Hochtief in January 2011, and [obsolete] offices will be built here.

Hochtief Projektentwicklung built the first La Cour office building in Le Quartier Central between 2011 and 2012 . The building is located in the southern part directly on Toulouser Allee and next to today's Café Les Halles .

With the groundbreaking on August 20, 2009, the development measures and the construction of the Derendorf relief road began.

The two city gardens with a total of around 8 hectares of green and open space and both axes of the future city garden avenue will be created. Furthermore, a further disclosure and renaturation of the Düssel in the area of ​​Yorkstrasse in the north of the site is planned. Parallel to the railway line, the construction of a noise protection wall between Wehrhahn and the Zoo S-Bahn station and the construction of a noise protection wall between Franklinstrasse and Jülicher Strasse are planned. The relief road will be built along the railway tracks between Adlerstrasse in the south and Münsterstrasse in the north. For this purpose, spindles are provided for bicycle and footpaths that connect the new city district with Franklinbrücke and Jülicher Strasse.

Ultimately, the construction of the sewer system for the entire area including the construction of a pumping station is planned.

Furthermore, the Stadtwerke Düsseldorf will build a new substation to replace substations and the like. a. build on Ahnfeldstrasse.

The schedule provides for the completion of the entire development work in mid-2013. In October 2010 the residential street was constructed as a construction road with sewerage and the planting of the city garden began. The relief road including the sewer system, the noise protection and ramp structures and the opening of the Düssel with bridge structure were completed in March 2011. The construction of the city garden north of Franklinstrasse was completed in August 2011. The completion of a spindle at the Franklin Bridge (only intended for pedestrian traffic) took place by December 2011. A separate connection of the bicycle traffic with the Jülicher Straße running on the Jülich Bridge is not even planned; this must also use the ramps of the Toulouser Allee, which is largely built without its own bicycle traffic facilities .

Memorial place of remembrance

On April 22, 2012, south of the Jülich Bridge , Mayor Dirk Elbers inaugurated a memorial in memory of the deportations from the Düsseldorf administrative district in the years 1941–1945. This “place of remembrance” commemorates the over 6,000 Jews from the Lower Rhine who were deported to Nazi ghettos and camps via the former Düsseldorf-Derendorf freight yard. Railway sleepers embedded in the ground, rails and a 40-meter-long steel wall bearing the names of the destinations Litzmannstadt, Minsk, Riga, Theresienstadt, Izbica and Auschwitz, as well as an information stele form an ensemble of remembrance at the historically authentic site. The memorial is illuminated in the evening and night. In the area further south on Schinkelstrasse there is another information pillar. The project was carried out by the Düsseldorf Memorial .

criticism

In connection with the increasing housing shortage in Düsseldorf, it is criticized that the residential projects are exclusively in the high-priced segment and could thus contribute to the gentrification of the neighboring quarters.

It was and is also criticized that the Toulouser Allee, which opens up the district, was largely planned without bicycle traffic facilities (see also Toulouser Allee # cycle route ). Although the city of Düsseldorf's bicycle traffic concept now provides for a main connection for bicycle traffic on the Derendorf-Wehrhahn axis, the systems have not yet been adapted. Due to the location at the level of the railroad tracks compared to the higher edge of the surrounding buildings and the planning waiver to connect the existing (subject to use) cycle traffic facilities to the Jülich Bridge and Franklin Bridge, it is very time-consuming for cycle traffic compared to motor vehicle traffic to leave new city quarters in east or west direction. Due to the low utilization of the Toulouser Allee, there is now a requirement to rededicate one lane for cycling.
