Three apartment buildings in closed development Lipsiusstrasse 35; 37; 39
(map)
1909-1910 (number 35), 1910 (number 37), 1910-1911 (number 39) Plastered facade with sandstone plinth, stucco reliefs and terrazzo in the entrance area, front doors with colored glazing, in the reform style, important from an architectural point of view

The architect Friedrich Arthur Finke made drafts for the group of houses on Reudnitzer Flur in 1909/1910, who also took over the construction management, execution and structural calculations. The basis of the planning on road 5 was the local law on the development of Leipzig-Reudnitz-Süd from 1905. Wehlitz master baker Ernst Müller was also able to be won over for the necessary investment, and Finke is also named. First the building at number 35 was built between September 1909 and May 1910, the neighboring house from February to September 1910, the third building from May 1910 to February 1911. A few years after completion, Valentine took over Bernert's married property 35, the two neighboring houses from the merchant Leopold Long leg. All three apartment buildings were designed as couples, with handcarts in the basement and an apartment on the top floor. Each apartment had a room and a chamber facing the street, a second chamber facing the courtyard and a kitchen with an exit and a corridor, the toilets were still outside the apartment door. The very simple, flat plastered facades appear uniform without facade stucco, if the plinth in clinker masonry instead of the more appealing sandstone ashlar at house number 35 would not suggest a staggered construction of the houses. In addition to a few plaster structures, different window formats, mid-houses and the cornice above the ground floor create a rhythm, all three houses have a commercial passage. Inside, the dignified furnishings have largely been preserved. The group of houses, together with the residential complex from the 1920s on Geißlerstrasse opposite, forms a remarkable impression of the Reudnitz district development with regard to the social housing construction of the time; there is an architectural and social historical value. 1888–1889 (tenement house) with house passage and former corner store, plastered facade, effective corner building of historicism with architectural and local historical value

The architect Armand Schulze was signed, and the builders were Eduard Hermann Otto, Johann Friedrich Schäfer and Karl Wilhelm Friedrich. Behind the striking historic facade of the corner house there were four apartments on each of the upper floors, while the ground floor had a restaurant, a shop and the passage. The start of construction was announced on St. Nicholas Day 1888 and completion was announced on June 23 of the following year. A few years later, the shop was to be used as a lounge for the restaurant business and in 1907 the restaurant entrance was to be relocated from the passage directly to the broken corner. From 1920, the tenants were dependent on the courtyard-side entrance with access only via the passage Obere Münsterstrasse 8 (today Albert-Schweitzer-Strasse), the old passage was rebuilt 1953-1954 by master builder Rudolf Müller. At times the first floor was used as an office. Refurbishment around 2012. Fine stucco decor characterizes the sixteen-axis facade, especially on the 3rd floor, which has lost part of its elegant effect due to the last refurbishment work. Behind it, the equipment in the apartment building has largely been preserved. As a document of the urban development in Reudnitz, the house has an architectural significance, and as a corner building that defines the street space, it also has an urban significance. LfD / 2013

1913 (tenement) Plastered facade, with corner shop and formerly a second shop, reform style architecture, scientific, documentary and urban development value

The tenement house was built in a corner location in 1913 by Franz Wilhelm Lange and Karl Richter, owners of a construction business at Robert-Volkmann-Strasse 3. At the corner a small front garden with a preserved enclosure, the corner shop, formerly a butcher's shop with a cold room under the paving of the small courtyard. Other well-known property owners were assembly inspector Johannes Carl Emil Büttner (1920) as well as Paul Stock and his wife Marie Stock b. Judge in Brooklyn NY / USA (1921). In 1922, Hugo Brückner submitted the building application for a second apartment on the top floor. In 1942 state administration of the property, 1956 description of the project for partial repairs with building property by the VEB Haus- und Grundbesitz. Conversion of the second shop into living space probably in 1962 and replacement of the defective courtyard cellar ceiling in 1969. LWB security measures for the later badly neglected property in 1999. The generous-looking corner house is divided into Oststraße by two polygonal bay windows and a four-axis roof house, a third bay window is located on the gable facade of Robert-Volkmann-Straße. Together with Oststraße 74, the building literally braces the small group of tenement houses with clinker brick facades in between. Originally preserved plastered facade with plaster and artificial stone integration as well as some decorative shapes on the bay windows, the technically solid furnishings largely preserved. The interestingly structured corner house on Möbiusstrasse, together with the similarly designed corner building number 76, marks an important urban development situation along Oststrasse and opposite Möbiusplatz; it was built from summer 1912 to February 1913. Building business owners Franz Lange and Karl Richter acted in personal union for design, statics, execution and as clients. They received support from master carpenter Wilhelm Hoh from Reudnitz. They were denied a defeat building in the garden. Already on July 1, 1914 change of ownership to Frieda Minna Schwarze born. Rowing in Apolda, owned by Miss Hertha Barthel from 1.1.1922. In particular, polygonal bay windows, the rounded corner and a moving roof landscape ensure a representative overall appearance of the otherwise simple reform style building with plastered facade. Relief panels made of artificial stone are attached to the bay windows. The mighty roof house dominates the traffic area on Oststrasse. Shop on the ground floor. Inside, the furnishings have been partially preserved (including two tiled stoves and stucco ceilings in some living rooms as well as reliefs and decorative tiles in the entrance area). Three apartments per floor. LfD / 2009

In 1952–1953, a day-care center for the VEB Leipziger Großbuchbinderei (“Palmstrasse day-care center”) was built on the city's own grave land used by allotment gardeners. The VVB industrial design was entrusted with the planning and the execution of the VEB-Bau-Union. The institution was later named Bertha Thiel. The simple plastered building on a T-shaped floor plan corresponds to the architecture of the time and is eloquent testimony to the efforts of social welfare on the part of the second young German state. Despite the scarcity of building materials, a remarkable value was placed on design, even in an area remote from the city center: “For urban planning reasons, the Urban Planning Department of the Leipzig District Council requires a high roof”. Consideration was also largely given to “the existing fruit trees and shrubs”. The spatial conception of the single-storey plastered solid building stipulated that all of the children's common rooms face south / south-west, with the guidelines of the Ministry of Construction being the guideline. The result was a front with generous windows facing the garden and play area, in stark contrast to the row of tall rectangular windows on the darker entrance and utility side. According to "the operational concerns of the investor", 30 children in each of the two age groups 3–6 and 6–14 years should initially be accommodated. A day care center was planned to be set up at a later date. LfD / 2008

Hermann Paul Göpel, owner of the Göpel & Co company, came from Oetzsch as a building contractor, as did Carl Otto Weber, who built a corner residential building designed by the Leipzig architect F. Otto Gerstenberger. The owners of the tenement house on Thonberger Strasse opposite the railway line, built between 1910 and 1911, were private man Wilhelm Paul Dorn (from 1917), Lina Selma vhl. Großmann used w. Dorn (1936), later takeover of the property by VEB KWV Leipzig-Südost. The reform style building with a plastered facade, formerly a shop front on the ground floor, is decorated with two large box oriels and an extremely effective gable facing Papiermühlstrasse. A corner shop and a restaurant or café were housed here, two very spacious apartments with bath and indoor toilet on each of the upper floors and an apartment on the top floor. Quality equipment. The neighboring house, which was destroyed in the war, made it necessary to plaster the free-standing gable, which was requested for 1967. Wash house in the courtyard designed to be free-standing and probably demolished around 2005. An effective corner building in terms of urban planning, also of interest in terms of building history and local development. LfD / 2012

1894 (tenement house) Clinker brick facade, stucco and wood paneling in the entrance area, effective historicism building opposite the former site of the Eilenburg train station, of architectural significance

In April 1894 the municipality sold the property to the master mason August Stamm, who sold half of it to his brother, the mason Johann Gottfried Stamm. The plans were drawn up by the architect Emil Appenfelder, the execution was carried out by August Stamm himself, and the construction foreman Ernst Ehregott Zimmermann is on record. The final revision took place on September 13th. A facade renovation applied for and approved in 1938, in which the removal of the plaster consoles and other plaster elements was planned, was not carried out. Gypsum decor still characterizes the richly structured ground floor with a central entrance and the dark-colored clinker brick surfaces of the four upper floors in a historicist manner. The facade is constructed axially symmetrically, has a single-axis central projection, a protruding profiled eaves and looks less like a tenement for a price-conscious workforce who is interested in housing. The framing of the house entrance door is richly designed, strong plaster keystones are placed in the lintels on the ground floor. Two apartments were planned on each floor, three of them on the top floor (all with an outside toilet). Renovation with loft conversion for two rental units, new construction of the balcony system and installation of a passenger elevator take place in 1999/2000. Parts of the lavish furnishings have been preserved. A historicism building is effectively presented opposite the site of the former Eilenburger - it represents home-style living for rent towards the end of the 19th century and has a historical value. 1888–1889 (tenement house) Plastered facade, significant in terms of building history and district development history

The building application for a residential building along with a wash house and stable building was issued on January 25, 1888 by the client Johann Friedrich Dittrich, who, as a master mason based in Liebertwolkwitz, also took on the execution. Architect Richard Hagemann provided the drafts for the three-in-hand car. On the ground floor the house had two apartments and a shop, the construction time was between September 1888 and June 1889. The house with a plastered facade, artificial stone integration and historical stucco decor is opposite the generously designed Nexö retirement home at the intersection of Riebeckstrasse. In 1984 a consultation room was set up on the 4th floor for the district hygiene inspection located in the building; in the 1990s, the veterinary and food inspection office was housed here. Significant in terms of urban planning and building history. LfD / 2013

As early as 1900, the Meyer Bibliographical Institute in Leipzig was one of the best-known and most renowned publishers in Germany, best known for Meyer's Lexicon, Brehm's Animal Life and a wide range of classic editions. There were already impressive printing and publishing buildings between Perthesstrasse andgerichtsweg - in mid-April 1911, an application was made for another building on Täubchenweg. The four-storey wing, known as the so-called central building, closed an ensemble that already consisted of three U-shaped buildings. In addition, the attic was to be expanded and the cellar continued under the courtyard. Design, construction management and the static calculations were provided by building officer Max Pommer, one of the most important architects of the time and a pioneer of concrete construction known throughout Germany. In addition to the Max Pommer company, the Heilmann brothers and Ernst Viereckel were also entrusted with the execution. Revised facade plans were submitted in September by Dipl.-Ing. R. Schneider, and the final examination of the factory expansion took place a good year later, at the end of April 1912. The entire basement was used for storage, but also rooms on each floor and under the roof. The main entrance to the facility was on the ground floor, as well as a bicycle storage room and quarters for the caretaker, and a passage with scales provided access to the courtyard. Book printing machines were on the 1st floor while the binding and cutting rooms were on the 3rd floor. Factor and corrector were on the second floor. This compactness in the printing industry was made possible by the new type of building construction made of reinforced concrete, which made it possible to carry greater loads on the individual floors. The show facade bears traits of the reform style and clearly turns away from the lush, decorative show value of the historicism and art nouveau facades of factory buildings in Germany that are only a few years older. Yellow facing bricks characterize the areas, strictly rhythmic with window axes, pilaster strips and a distinctive five-axis central projection with three-axis round arches in the upper window field. The more richly designed brick facade of the former courtyard front made stronger reference to the existing factory buildings in the side wings. Important reinforced concrete construction of an internationally renowned company, therefore significant in terms of building history, architectural history and personal history. LfD / 2017

1889–1890 (tenement house) Formerly with a shop, plastered facade, etched staircase windows, an interesting apartment building in terms of local history in a closed ensemble

Master carpenter Heinrich Heyne acted as entrepreneur for the five-story apartment building, which was built within a year from September 1889. Other known owners are Franzisca Rosalie verw. Germann (from 1901) and Gertrud Augusta Fanny Kietz (1909). The first facade design with opulent historicist decoration submitted in September 1889 was replaced by a new drawing in December 1889. The center of the strictly axially symmetrical structure is emphasized - today the facade has been smoothed, the left-hand shop bricked up and the building was renovated in 2011. For a long time the building was empty and the danger of demolition was imminent. With the preservation of the house, it was possible to completely preserve a closed row of tenement houses in an area subject to strong transformation processes and to largely preserve the original dignified furnishings including the representative house entrance door. Interesting local building history in a closed ensemble. LfD / 2012
