The Maintal (place name: im Maintal ) is a district of the independent city ​​of Schweinfurt in Lower Franconia . It is listed in the statistics of the city of Schweinfurt as district 53 and 54.

The Main Valley in the narrower sense (District 54) is an almost uninhabited industrial and commercial area and one of the largest newly developed business parks in Germany. The Maintal is the youngest independent district of Schweinfurt and the only area of ​​the city that has been enlarged as a result of the Bavarian regional reform , but without increasing the population.

The Main Valley is located in the extreme south of the urban area and is the only district of Schweinfurt completely south of the A 70 motorway . The industrial and commercial park has a direct motorway connection to the A 70 (No. 6, Schweinfurt-Hafen ). On the southern edge of the Main Valley lies at 205 m above sea level. Hydrology

The industrial park is protected from flooding by a main dike and has never been flooded before. The 100-year flood was in the north of the industrial park at 206.95 m above sea level and in the south at 206.40 m above sea level. The top of the dike is 1.00 m above these values. The hydrological accumulation is normally 203.0 m above sea level. In addition, the Main Valley was raised by around 1.50 m for hydrographic reasons. The area is now about 207 m above sea level in the north and about 206 m above sea level in the south.

The Main Valley has a relatively balanced climate for the continental Main Franconian conditions . In contrast to the higher north-eastern urban area on the edge of the Schweinfurt Rhön there is a local, relatively mild winter river climate, in which a higher, closed snow cover rarely forms. Due to the open, flat, wide valley floor, with frequent easterly winds in high pressure weather conditions , proximity to the forest and numerous smaller lakes, summer heat is more moderate here in contrast to other Main Franconian areas.

Desolation

To the east of today's Maintal Business Park, on the edge of the Schwebheim Forest , there are two deserted areas . Schmachtenberg was first mentioned in documents in 1425 , not far to the south is the Senftenhof desert .

Idea of ​​a regatta course

Before the 1972 Summer Olympics in Munich, the city ​​of Schweinfurt was considering extending the quarry pond on the eastern edge of what is now the Maintal Business Park for a regatta course for Olympic rowing . However, that did not fit into the concept of the games of short distances , which is why the Oberschleißheim regatta course was created. (see also: Schweinfurt, regatta course )

Incorporations

The northeastern area of ​​today's district (area around Möbelhaus Neubert, allotment gardens Schweinfurter Kreuz , largest part of the Baggersee) belonged to the municipality of Oberndorf , which was incorporated into Schweinfurt on December 1, 1919 and is still part of the Oberndorf district today . In the course of the Bavarian regional reform on May 1, 1978 , the municipality of Grafenrheinfeld had to cede the much larger area of ​​the current district, a previously uninhabited area of ​​2 square kilometers, to the city of Schweinfurt as a space for its industrial development. This area does not form a separate area, but has been redesigned.

In almost all publications it is incorrectly stated that the entire industrial park with its 152 hectares previously belonged to Grafenrheinfeld and the 152 hectares are incorrectly equated with the somewhat larger area of ​​the cession.

Urban development

The business park was made possible by being classified as an urban development measure , which enabled the city to purchase all the land at the price of 7.50 marks per square meter set by it. A profit must not be made. The developed square meter is currently (2018) sold for 36.50 euros. In addition, there is a symbolic euro for the much more expensive ordnance disposal and a further 9.13 euros, provided that the city itself replenishes the area, which is necessary for flood protection . Including the development contribution, this results in around 60 euros per square meter, which is within the usual range in the region. The main valley with its two construction phases cost the city around 50 million euros (purchase of land, development , public green and pumping station with culvert under the Main to the sewage treatment plant ). Revenues of around EUR 43 million are expected. The city also had to bear the costs for the motorway junction itself, as this was subsequently created at its own request. The award was made in order to create an average of at least 70 jobs per hectare.

The business park was laid out on both sides of a new main access road, the two-lane Europa-Allee, which creates a new and direct connection between the A 70 and the Grafenrheinfeld municipal area. Initially, the idea was to extend Europa-Allee to Grafenrheinfeld as an eastern bypass of the village in the direction of Röthlein , which was finally abandoned by the municipality.

Container port project

During the planning and construction of the Maintal industrial and commercial park in the 1990s, a container port in the form of a land and a freight center (GVZ) were provided to the west of Straßburgstrasse . The project was abandoned for cost reasons. The option areas, at least for the port, still exist today. The rail connection along the Maindeich , which is necessary for the container port and GVZ , has been planned and built since 2015 for other reasons, for delivery to industrial properties.

Economy and Infrastructure

By November 2018, over 100 small and medium-sized businesses in the production, service and commercial sectors had settled in the Main Valley. The Maintal had 4,000 jobs - in the final stage it should be 6,500 to 7,000. There is no longer any pure industrial country and is therefore to be developed in the Conn Barracks .

In the north of the Main Valley, not far from the A 70, are u. a. a truck stop , a hotel, two business parks and the Maintal opportunity center operated by the city of Schweinfurt . The large Maintal One office building is due to open at the end of 2021 , with a floor space of over 5,000 square meters.

Buildings

As an industrial monument , an Art Nouveau factory gate (around 1910) from the old SKF Factory 1, 2 km further north, which was demolished in 2007 , was set up at the main entrance from the A 70 to the business park inside the large roundabout . (Photo see beginning of article)

Green spaces and recreation

To the east of the Main Valley at the Schwebheimer Wald there is a 26 hectare bathing lake with a sailing boat harbor , 1 km long grass and sand bathing beach and a large recreational area with a climbing forest , beach volleyball and a beach café. South of the swimming lake is currently (2016) is formed by gravel open pit a second, about as large quarry pond. In the zoning plan of the city of Schweinfurt, a camping site is planned, which was abandoned and realized in a completely different place, on the Hainig .
