The Nassauische homestead is a housing and development company with a majority stake of the country Hessen . It acts as a holding company for the Nassauische Heimstätte / Wohnstadt group of companies . Together with Wohnstadt , the company manages around 59,000 apartments in Hessen, making it the largest Hessian housing company and one of the ten largest housing companies in Germany. As a development and redevelopment agency, it takes on tasks in project and urban development for public and private clients and provides real estate advice.

history

The Nassauische Heimstätte was founded in Wiesbaden in 1922 as one of twelve Prussian housing care associations. The aim of this state intervention in housing construction, which had previously been largely left to self-administration, was to remedy the acute housing shortage, but also to establish a state housing policy with the homesteads as the executive bodies.

Time of the Weimar Republic

When it was founded, Nassauische Heimstätte, which relocated its headquarters to Frankfurt am Main in 1925 , was mainly responsible for building individual houses or small settlements with regional architectural references. At the same time, the architect and Frankfurt city planning officer Ernst May, a representative of New Building was appointed as deputy chairman of the supervisory board of Nassauische Heimstätte. His understanding of an architecture oriented towards functionality and collective unity was reflected in building projects for the Nassauische Heimstätte such as the Frankfurt settlements of Praunheim, Hellerhof and Westhausen. At only these three sites developed in the years 1928-1932 around 5,000 small apartments with strictly typed layout and is oriented towards ergonomic research facilities such as the specially by Margarete Schütte-Lihotzky designed Frankfurt kitchen . With the large-scale residential construction, Nassauische Heimstätte also took on urban planning tasks: from 1928 onwards, it developed development plans for districts that were supposed to ensure a coordinated new building in the service of the state and the municipalities.

Under the National Socialist regime

The assignment of the Nassauische Heimstätte as an organ of the public housing sector remained in place even after the Nazis' seizure of power in 1933. However, following the guidelines for bringing the non-profit housing companies into line, the company experienced a new ideological orientation: Instead of the state-subsidized rental housing construction, the model of the suburban housing estate favored by the National Socialists with private homes and gardens for self-sufficiency, such as the Frankfurt quarter planned by the Nassauische Heimstätte, appeared. Goldstein. In addition, factory settlements such as that of Opel in Rüsselsheim were built for the growing number of industrial workers . With the outbreak of the war, residential construction almost came to a standstill. During this time, the Nassauische Heimstätte concentrated on managing its holdings. This also included the implementation of the ordinance on the control of living space, according to which available apartments were to be allocated to privileged and beneficiary groups. With the bombing of German cities, a new situation arose: From 1943 the Nassauische Heimstätte had standardized emergency shelters built, so-called makeshift homes, using Polish and Russian forced laborers .

reconstruction

The company's activities after the end of the Second World War were characterized by the reconstruction of the destroyed housing stock and settlements as well as the restructuring of the company. It made a significant contribution to the reconstruction of Hessian cities and communities - in addition to Frankfurt also Darmstadt , Gießen , Hanau , Offenbach , Wetzlar and Wiesbaden. In the 1950s, the young Federal Republic created the legal prerequisites for increased social housing construction : the federal states and municipalities provided financial resources and building land, and the public sector granted interest-free or particularly low-cost loans for corresponding construction projects. The Nassauische Heimstätte subsequently built around 87,500 apartments in Frankfurt and the Rhine-Main area. Prominent examples of this period include the Fritz-Kissel-Siedlung and the Nordweststadt in Frankfurt as well as the Limesstadt in Schwalbach and the Wiesbaden-Klarenthal and Wiesbaden-Biebrich-Parkfeld settlements . For the first time, prefabricated components were used in Hessen, which enabled a significant reduction in construction and bridging financing times and thus a reduction in construction and rental costs.

Urban renewal and development

At the end of the 1960s, the company managed a housing stock of more than 35,000 apartments. In many places the infrastructure could not keep up with the rapid development of the population. The Nassauische Heimstätte started planning and building kindergartens, schools and community houses in the early 1970s. An additional field of activity emerged from the Urban Development Promotion Act of 1971: As a recognized redevelopment agency of the State of Hesse, Nassauische Heimstätte was involved in the urban renewal of numerous southern and central Hesse municipalities such as Alsfeld , Butzbach , Herborn , Limburg and Lich . Its resources in the areas of old town renovation, urban development and apartment modernization were consistently expanded in the years that followed and in 1982 were combined in a separate urban development division.

With the repeal of the non-profit housing law in 1990, the tax and legal framework changed for housing companies that were previously recognized as charitable, such as Nassauische Heimstätte. In order to be optimally positioned in the new situation, Nassauische Heimstätte merged in 1991 with the subsidiary Nassauische Heim, which was responsible for the management of the apartments. Its role as an organ of state housing policy was retained. The Nassauische Heimstätte supported the neighboring state of Thuringia immediately after reunification with free training and consulting services for apartment management. The company demonstrated its quality standards with a series of awards it received for innovative living concepts and architectural solutions. The new millennium is characterized by the tight financial situation of the public budgets, but also by social challenges such as an aging society, regional vacancies or the need to integrate different cultures. Nassauische Heimstätte takes an active part in this process as a housing company, but also as a consultant for municipalities in matters of urban development. Under the ProjektStadt brand (before December 2017 NH ProjektStadt), it supports the structural renovation of more than 150 cities and communities in Hesse and Thuringia as part of state funding programs such as urban redevelopment , village renewal and social city .

In 2006 and 2011 there were letters of intent from the Hessian state government to sell the shares held by the state in Nassauische Heimstätte GmbH . In contrast, resistance formed, which also played a role in the 2012 election campaign for the post of Frankfurt Lord Mayor. There was no sale in either case. At the end of 2016, the shareholders of Nassauische Heimstätte decided to raise equity, in which the state made a significant contribution of 200 million euros. These funds are to contribute to the construction of 4,900 apartments in Hesse by the end of 2021, for which a total investment volume of one billion euros is planned.

The subsidiary Bauland-Offensive Hessen GmbH , founded in 2017, supports municipalities on behalf of the state, among other things, with the conversion of military, municipal and industrial fallow land into building land for residential construction projects. The company prepares feasibility reports for the municipalities and, if necessary, also organizes the development of newly created building land and vacant properties.

Business activity

The Nassauische Heimstätte / Wohnstadt group of companies divides its business activities into the areas of rental apartments, real estate sales, project development and acquisition, construction and modernization, urban development, purchasing and contract management, MET Hessen (technical services, energy and multimedia supply), building land offensive Hessen (building land development for Municipalities) as well as Hubitation ( startup accelerator ). The Hubitation brand, created in 2018, is intended to promote business ideas in the housing sector.

Services relating to project and urban development as well as real estate consulting, bundled under the NH ProjektStadt brand since 2006, have been reorganized since 2017: Project development now operates under the umbrella brand Nassauische Heimstätte / Wohnstadt, while the ProjektStadt brand is used for urban development tasks.

When it was founded, the Nassauische Heimstätte was tasked with alleviating the general lack of living space in southern Hesse. The social contract defines the purpose of the company as the secure and socially responsible provision of housing for broad sections of the population, whereby disadvantaged apartment hunters should be taken into account when looking for accommodation on the free market, especially due to personal circumstances or circumstances. Today the company manages and builds not only privately financed but also a significant proportion of publicly funded and rent-regulated rental apartments.

Awards

The construction projects of the Nassauische Heimstätte / Wohnstadt group of companies, which are often publicly funded, require a particularly good balance between cost-efficient and, at the same time, high-quality and sustainable construction. For the development of innovative solutions in residential construction, Nassauische Heimstätte and Wohnstadt have received several awards in architecture competitions such as the Day of Architecture or the now expired aktionhessenhaus. The company's efforts to achieve sustainability have also been recognized with awards from public and private institutions.

Social Commitment

The Nassauische Heimstätte / Wohnstadt group supports university education by regularly awarding sponsorship awards in the fields of architecture, urban development, housing and geography. The Ernst May Prize is awarded every two years to students of the TU Darmstadt in the Department of Architecture. It is intended to promote the technical and political discussion of the challenges of socially oriented housing, settlement and urban development and is endowed with prize money of 5,000 euros. Since 2018, the group of companies has sponsored the Günter Bock Prize of the Städelschule für Baukunst, endowed with 3,000 euros, which is awarded annually to the best first-year students in the master's degree in architecture at the Städelschule in Frankfurt .

In addition, the group supports the DESWOS association (German Development Aid for Social Housing and Settlements), the development aid organization of the German housing industry, with annual donations.

According to its own information, Nassauische Heimstätte / Wohnstadt made 1.2 million euros available in 2017 for social issues in the districts it manages. These funds are used to finance residential service teams that support older tenants in everyday life and offers for children.
