action
Jim and Sara Evers are real estate agents and owners of Evers and Evers Immobilien . The owners of Gracey Manor , New Orleans , contact Sara Evers and say they want to sell the house. Sara and Jim combine - rather involuntarily - a weekend getaway with their children with a tour of the property.
When the family arrives, the butler Ramsley expresses dissatisfaction that Sara did not appear alone. He leads the family to his boss Edward Gracey. An onset of storms flooded the only access road so that the family cannot leave the property. Therefore, the visitors move into rooms for the night.
In the library, Jim later finds a secret passage in which he is locked. A blue ghost ball leads the children to the attic of the house. There they find a painting that depicts a woman who looks like Sara. From the ghosts of the domestic servants, they learn that Gracey is a ghost of the man who was in love with the Elizabeth depicted in the painting and who, against his parents' wishes, planned to marry her.
Jim discovers Madame Leota's head living in a glass ball. The head leads him to his children. Madame Leota tells him that he has to find the key to a chest that can be found in a mausoleum. When Jim and the children get the key, they are attacked by zombies but are able to escape.
In the trunk in the attic, the group find a letter from Elizabeth revealing their love for Edward. Visitors realize that Elizabeth was poisoned by Butler Ramsley out of jealousy and a misunderstanding of traditionalism after he deceived both her and Sir Edward into being abandoned by each other. Suddenly the group is surprised by the ghost of the butler, who locks the children in the chest and throws Jim out of the window.
Ramsley tries to force Sara to marry the ghost of the house owner by threatening that otherwise he will kill her children. Jim frees the children and prevents the wedding, a dragon drags Ramsley into purgatory after Ramsley curses Elizabeth, Edward and everyone present. The homeowner's ghost learns that the bride is not Elizabeth. He is united with the spirit of Elizabeth and in gratitude gives Jim the title deed of the house. The ghosts accompany the united bride and groom to heaven, the Evers family makes their way back and finally goes on their planned weekend vacation.

Reviews
Kevin Thomas wrote in the Los Angeles Times on November 26, 2003 that the film was more "scary" than "terrifying" and was fun for the whole family. He recalled the comedies with Bob Hope from the 1930s and 1940s. Thomas praised the performances - especially those by Eddie Murphy -, the "clever dialogues", the direction, the special effects and the production design.
Criticism of the FILMSTARTS.de editors: “Hardly to be surpassed in terms of lack of ideas, Disney tried to use the supposed successful concept again immediately. With fatal consequences: Ron Minkoff's film adaptation of the Disney attraction “The Haunted Mansion” is as scary as a ride on the ghost train on the Ratzeburg fairground. "Die Geistervilla" is completely uninspired, the plot is as unimportant as the whole film and also not up to date in terms of tricks. "
The lexicon of international films judged: "Soulless industrial product that forms elements of comedy, horror film, love story and family drama into a synthetic genre mix with little entertainment value."
