When the landlady Bauer sold her apartment building to a new owner because of her marriage , the tenants were anything but enthusiastic - who knows what kind of person the new landlord is! It quickly becomes apparent that the new Zwicknagel couple are not inclined to maintain peace in the house: They forbid playing football in the courtyard, washing clothes in the in-house laundry room and parking in front of the house. Musician Amadeus Kleinschmidt is no longer allowed to rehearse in his apartment and especially the children of the Kleinschmidts Frank and Franzi feel the strictness of the Zwicknagel couple: soon all of their toys were confiscated by Hugo Zwicknagel.

All kinds of pranks follow: Mathilde Zwicknagel's laundry is dyed blue, smaller explosions cause the landlord's sconces to crash and canned food in Zwicknagel's corner shop and a dog, animated by Franzi, pulls the entire display in front of the shop with it. Without further ado, Zwicknagels set up the notice for the Kleinschmidt family.

The Kleinschmidts' nephew Wolfgang has other problems: He has fallen in love with the landlord's daughter Moni Zwicknagel, who has just returned from a long stay in England. He knows that her parents and his aunt and uncle are arguing with each other and therefore introduces himself as Wolfgang Eisenlohr. That, in turn, is actually the heir of a very wealthy construction company family, and so the Zwicknagels almost press their daughter to marry Wolfgang. However, he always has to be careful not to face the landlords with Moni.

Another unequal couple are Miss Hahnenfuß and Mr Knobloch, who both share an apartment, but live room after room separated from each other and fight each other when possible. Both are in correspondence with each other without being recognized, she under the name Lily of the Valley and he as a delphinium. After the unpleasant meeting as correspondents, both are reconciled and become a couple.

The tide turns for Kleinschmidts too. Lenchen's father, Grandpa Neubauer, who loves to experiment, moves in with them. He allies himself with the children in the fight against the Zwicknagels and finally gets Mathilde Zwicknagel to sell the house to a bank. What she does not know is that the bank received the purchase order from Neubauer, who is now buying up the apartment building and is the new landlord. Eviction due to dismissal has been averted for the Kleinschmidts and Moni is also happy when Wolfgang turns out to be a completely normal person and not a millionaire's son.
