The industrial center of Lower Austria South ( IZ NÖ-Süd for short ) is the largest industrial area in Austria with around 280  hectares . It mainly comprises the site of the former Ostmark aircraft engine works in the municipal areas of Wiener Neudorf , Biedermannsdorf , Guntramsdorf and Laxenburg . The IZ NÖ-Süd is next to the Shopping City Süd one of the largest business locations in the south of Vienna and, like this one, is located in the Mödling district .

The industrial zone is about 18 kilometers south of the center of Vienna, 7 kilometers south of the city limits. It covers an area of ​​around 3  square kilometers (on 2 × 2 km) between the A2  Süd Autobahn in the east, B11  Mödlinger Strasse in the north, B17  Wiener Neustädter Strasse in the west and Neu-Guntramsdorf, a district of the municipality of Guntramsdorf and the IZ NÖ junction South of the A2 in the south.

history

In 1941 the Flugmotorenwerke Ostmark  GesmbH acquired 200 hectares of land in the south of the then large community of Greater Vienna (24th district Mödling, 1938–54), including a section of the Wiener Neustädter Canal to build an aircraft engine factory. A branch of the Mauthausen concentration camp was also set up on the site of the plant ; the concentration camp inmates had to work in the armaments factory. In the last months of the war, the facility suffered severe bomb damage. After the end of the war, the company and the site passed into the possession of the Soviet administration organization USIA as "German property" in 1945 , which dismantled the still usable parts and blown up the rest. According to the State Treaty , the area was taken over by the Republic of Austria in 1959 and transferred to the administration of the State of Lower Austria . The state of Lower Austria liquidated the aircraft engine company after the settlement of creditors and acquired the company shares, already with the intention of founding an industrial center.

The establishment of the industrial center of northeast South Gesellschaft mbH (IZ NE-South) was in 1962, when the first operation, the company moved Isovolta on. The official groundbreaking did not take place until 1968, however. In 1972 the Lower Austrian Spatial Planning, Business Settlement and Structural Improvement Society (NÖRBS) was founded by the state. In 1982 it merged with Iz Nö Süd GmbH to form Eco Plus business settlement and economic development in Niederösterreich Gesellschaft mbH (ecoplus) and took over the management of the business park.

Importance and infrastructure

In 2017, around 370 national and international companies with around 11,100 employees and some well-known company headquarters were based on the site. The location has its own post office, customs office, connecting railway / freight station, two motorway exits, a wayfinding system and various catering facilities. Every fifth job in the Mödling district is in the IZ NÖ-Süd. In October 2004 the Izibizi Kids Corner , a childcare center for employees of the industrial center, was opened. Since May 4, 2016, this has been moved to a modern childcare building.

The industrial park (business park) is almost completely open to biogenic district heating, which is generated in the Mödling biomass heating plant and an EVN biomass heating plant built in 2016 directly in the IZ NÖ-Süd. Most companies use this supply option. There is also a natural gas pipeline system .

Ecoplus is responsible for the construction and management of the rental properties (office space, warehouse) . Companies can either fall back on the existing real estate offer or receive support in the construction of individual rental properties. So far, the number of individual rental properties in IZ NÖ-Süd has been 68.

reachability

The commercial area borders directly on the Süd Autobahn  (A2) with the exits Wiener Neudorf (km / Exit 9) on the north-east edge and IZ NÖ-Süd (km 11) on the south-east edge, the latter being built at the end of 2008 to alleviate the capacity problem. Color coding system explanations are available throughout the IZ NÖ-Süd. There is also a connection to the B 11 at the Wiener Neudorf exit . The industrial area is accessible by public transport with the Wiener Lokalbahn (Badner Bahn) and numerous bus routes (e.g. bus 263) in the direction of Mödling .

Rail connection for goods traffic is provided by two connecting lines: on the one hand the Aspangbahn (Kledering - Traiskirchen - Sollenau) of the ÖBB with connection to Guntramsdorf-Kaiserau station, and on the other hand the Badner Bahn (branching off next to the Neu Guntramsdorf stop).
