The Kölbl Kruse GmbH is an established in 1999 real estate developer based in the North Rhine-Westphalian food . The company is a builder and dealer of real estate for capital investments, such as those used in real estate funds. In this role, Kölbl Kruse are considered a pioneer in the Ruhr area and were significantly involved in the development of the Dortmund U and the Duisburg inner harbor .

history

On October 18, 1999, Consil Management GmbH was registered at the Essen District Court under HRB 13868. From 2005 this company was the Kölbl Kruse Facility Management GmbH led by Stephan Kölbl and Marcus Kruse. Kölbl Kruse implemented its first projects in Essen and Bochum by 2007 and as part of the implementation of the overall concept developed by Norman Foster for the Duisburg inner harbor. The company was seen as a pioneer and, with five completed projects, was instrumental in the successful implementation.

In the spring of 2007, Kölbl Kruse bought land in Duisburg's inner harbor for around 4.5 million euros through a subsidiary, on which the new state archive of North Rhine-Westphalia Rhineland Department was to be built, and signed a lease with the state's own construction and property company in North Rhine-Westphalia (BLB). In the summer of 2008, these properties were sold on to BLB and the lease was replaced. Kölbl Kruse received a total of around 30 million euros for this. In connection with allegations against the then Lord Mayor Adolf Sauerland and the so-called BLB affair, this process was the subject of investigations by the State Audit Office , the public prosecutor's office and a parliamentary investigative committee of the NRW state parliament . Allegations of bribery or insider tips because of party donations made to the local CDU were rejected by Kölbl Kruse. Investigations against the company have been discontinued.

At the end of 2007, Kölbl Kruse and the City of Duisburg presented their Living Bridge project at the Expo Real in Munich . The much-noticed concept with designs by the Hamburg architect Hadi Teherani described a 230-meter-long, habitable bridge over the Ruhr Canal at Duisburg's inner harbor. Between 2007 and 2010, Kölbl Kruse carried out various construction projects in Essen and Cologne . Including the Cäcilium during the excavation of the extensive foundations of a Roman thermal baths that were discovered during an excavation by archaeologists from the Roman-Germanic Museum in 2007.

From 2007, Kölbl Kruse were involved in the development of the site of the former Dortmunder Union brewery around and around the Dortmunder U. In addition to the building for the Bundesinnungskrankenkasse Gesundheit , they built one of the largest schools in Germany for the city of Dortmund from 2013 to 2015 in a joint venture with Hochtief Solutions and Hochtief Projektentwicklung. In this project, too, accusations of bribery were raised against Kölbl Kruse. This time in connection with the mayor of Dortmund Ullrich Sierau and donations to the local SPD group. The public prosecutor saw no reason to investigate.

With the presentation of their plans for the Eurogate Duisburg , a 35,000 m² office and conference complex, Foster and Partners finished their work on the conversion of the Duisburg inner harbor in March 2006 . After an international investor competition, Kölbl Kruse was awarded the contract for the realization in the summer of 2010 and subsequently acquired the land from the inner city development company (IDE).

In 2012, Kölbl Kruse left the Eurogate project after the agreed pre-letting rate could not be achieved. The contracts were reversed in agreement with the IDE and the project was reassigned by the IDE. As a result, there were again investigations and house searches by the public prosecutor. The accusation was Kölbl Kruse had waived claims and in return had other lucrative projects in prospect. In the same year, the company started construction work on its first residential project, Living One. and built the first new building for RAG Montan Immobilien on the site of a UNESCO World Heritage Site .

After completion of the RÜ 62 , Kölbl Kruse moved its headquarters in 2013 from the sold Weststadt-Carree to Rüttenscheider Str. 62 in Essen- Rüttenscheid . Between March 2013 and July 2014 the company was restructured in several steps. Various subsidiaries were merged to form Kölbl Kruse GmbH and individual business areas were outsourced to new companies.

On August 2, 2013, Kölbl Kruse and RAG Montan Immobilien GmbH founded the Welterbe Entwicklungsgesellschaft mbH & Co. KG. (HRA 10026) The company's purpose was the development of real estate on the Zollverein World Heritage Site. With this project company, they took over properties on the Zeche Zollverein site from the RAG Foundation at the end of September 2014 and developed three construction projects for the Folkwang University of the Arts , the joint administration of the RAG Foundation and RAG AG, and a hotel.

Between 2013 and 2017, Kölbl Kruse set up various corporate headquarters in Essen and Duisburg for Ista , Schenker , Targobank and the Funke media group .

In May 2017, the foundation stone was laid for the Lister Dreieck project in Hanover , which Kölbl Kruse had been working on since 2009. An architectural ideas competition was held in 2015. The company built the new regional headquarters of Deutsche Bahn AG here on the site of the former central bus station in Hanover . The opening was celebrated in May 2019.

Since 2016, Kölbl Kruse has been negotiating the takeover of the RWE high-rise buildings on Essen's Kruppstrasse / Huyssenallee with RWE and has participated in the investor competition for the new RWE campus on Altenessener Strasse. In March 2017, Kölbl Kruse took over the RWE high-rises to build the campus of the RWE subsidiary Innogy by 2024 . In July 2018, Köbl Kruse withdrew from the contract with Innogy due to the contractual right of withdrawal; in view of the long planning and construction time, Köbl Kruse fears for the profitability of the project.

In 2017 the foundation stone was laid for the office building The Summit , a high-tech center in Siegen , and at the beginning of 2018 for an office building on Moskauer Strasse in Düsseldorf for the Unfallkasse NRW. Both buildings will be completed in 2019.

At the end of 2018, the new media house of the Funke Mediengruppe was completed and construction began on the hotel on Zollverein, which can be opened in mid-2019 thanks to its fast modular construction.
